Manufactured home communities typically provide a core set of services related to the lot lease and common area maintenance. These generally include:
- Land Lease: Residents lease the specific plot of land for their manufactured home.
- Utility Hookups: Access to essential utility connections such as water, sewer, and electricity. (While not directly a primary complaint, issues with payment processing could indirectly impact utility access if accounts are not in good standing.)
- Maintenance of Common Areas: Upkeep of shared spaces like roads and communal grounds. (Reviews do not explicitly detail the quality of physical maintenance, but focus more on administrative issues.)
- On-site Office/Management: Presence of an administrative office for resident inquiries and community management. (However, resident feedback is highly negative regarding management responsiveness and problem-solving, with reports of being told to "call corporate" and "incompetent representatives.")
- Payment Processing: Facilitation of lot rent payments. (This is a major point of contention, with residents reporting early withdrawals causing overdrafts, and unexpected fees for cashier's checks.)
For precise details on which utilities are included in the lot rent and the specific terms of payment and fees, prospective residents must seek direct and verified information from Shelby West management, acknowledging the reported challenges in obtaining clear and accurate responses.
Shelby West, based on resident feedback, presents a complex picture of features and highlights, with initial positive aspects being significantly overshadowed by serious concerns regarding administrative and financial practices.
Initial positive features or impressions include:
- Helpful Realtors (Initial Stage): "Realtors were amazing and helpful," suggesting that the initial engagement with the sales or leasing staff can be a positive and supportive experience. This indicates a strong upfront presence in facilitating move-ins.
- Community Location: Situated in Shelby Township, a desirable area in Michigan known for its quality of life, schools, and amenities.
However, it's crucial to acknowledge the significant reported concerns from residents that impact the overall living experience:
- Misinformation Regarding Lenders: A major complaint involved being told they accept loans through 21st Mortgage, only for the lender to state otherwise after application fees were paid, leading to financial loss and frustration.
- Unresponsive and Unhelpful Office Staff: Residents report being redirected to corporate (which itself seems unhelpful), and describe representatives as "incompetent" when trying to resolve issues.
- Unexpected Lot Rent Increases: A resident reported their lot rent changing from "$611 to $650" without clear justification or notice.
- "Lucrative Business Methods": This phrase, used by a resident, points to a perceived unfair or opportunistic approach to financial charges.
- Issues with Payment Processing: Specific complaints include the website pulling money early, causing overdrafts, and the imposition of a "$10 per cashier's check" fee without prior notification.
- Unexplained Double Late Fees: A "double late fee for a total of $80" was charged, further indicating a lack of transparency and potentially punitive financial practices.
While specific, current promotions or special offers for Shelby West are not publicly detailed, manufactured home communities may sometimes offer incentives to attract new residents. These can include:
- Reduced security deposits or waived application fees.
- Limited-time discounts on lot rent for new leases.
- Special financing options for new manufactured home purchases within the community.
However, given the substantial negative feedback from current residents, particularly concerning financial transparency, unexpected fees, and management communication, any promotions offered should be thoroughly scrutinized. Prospective residents are highly advised to contact Shelby West directly to inquire about any current offers. More importantly, they should use this opportunity to ask detailed questions about:
- The exact and guaranteed lot rent for the lease term.
- All potential fees (late fees, payment processing fees, etc.) and their explicit conditions, ensuring these are clearly outlined in the lease.
- The official list of approved lenders and the process for loan applications.
- The policy and process for addressing and resolving resident complaints or discrepancies.
Obtaining all information in writing and seeking independent verification is crucial before committing to any financial agreement.

Given the resident feedback about unhelpful representatives and being redirected to corporate, it is advisable to approach communication with persistence, document all interactions, and potentially follow up with written communications to ensure clarity and accountability.
For Michigan residents considering a manufactured home community in Shelby Township, Shelby West presents a complex and, at present, highly challenging housing option. While the initial interactions with realtors might be positive and the location in desirable Shelby Township offers inherent advantages (good schools, parks, amenities), the pervasive and severe issues reported by numerous current residents indicate significant concerns regarding financial transparency, administrative competence, and overall resident satisfaction.
A truly suitable housing option for locals in Michigan should offer financial predictability, clear communication, reliable administrative support, and a fair and transparent approach to fees. The widespread reports of misinformation regarding lenders, unexpected and uncommunicated lot rent increases, unannounced fees for payment methods, and double late fees directly contradict these essential criteria. The frustration expressed by residents about dealing with "incompetent representatives" and being forced to take "time to deal with a situation that these incompetent representatives made" highlights a severe breakdown in resident relations and trust.
Therefore, while the community exists as a housing option, potential residents must proceed with extreme caution and thorough investigation. It is absolutely crucial to:
- Obtain all financial terms, including lot rent, all potential fees (late, payment processing), and policies for increases, in writing and verify them.
- Confirm approved lenders directly with those lenders, not solely through the park's staff, before paying any application fees.
- Thoroughly scrutinize all lease agreements for clauses related to rent, fees, payment methods, and dispute resolution.
- Be prepared for potential administrative hurdles and unclear communication, and maintain detailed records of all interactions and payments.
- Understand your rights as a manufactured home park resident under Michigan law (Michigan Mobile Home Commission Act), which provides protections related to tenancy, park rules, and financial practices. Contacting the Michigan Bureau of Construction Codes Building Division (517-241-9317) can provide valuable information on manufactured home park regulations and avenues for complaint resolution.
In conclusion, despite its appealing location, the significant and widespread issues reported by residents regarding financial practices and management competence at Shelby West suggest that it may not be suitable for locals seeking a consistently fair, transparent, and problem-free living environment without a very cautious and extensive personal investigation into its current operational realities and a high tolerance for potential ongoing administrative and financial challenges.
Customer Reviews
My husband and I applied to this neighborhood after being told they accept loans through 21st mortgage. After paying the application fee to live in their neighborhood, 21st informs us that they do not work with this neighborhood. I call the office to request a refund due to their staff not knowing which lenders they work with, and they tell me to call corporate. Now I have to take the time to deal with a situation that these incompetent representatives made. Thanks alot.
Realtors were amazing and helpful. However, once you get into the sunrise home communities they change your lot rent. Went from $611 to $650. Their website pulled money early from my account which caused an overdraft, where I got penalized and Forced to pay via cashier's check. Cashier's check isn't an issue until 2 months ago they randomly started charging me $10 per cashier's check. Definitely don't appreciate the lucrative business methods, especially in today's economy. Update: Charged a double late fee for a total of $80. Terrible business.
Got nothing but attitude as soon as we walked in. Had all paperwork and deposit money ready. Was even ready to put money down to save the home we wanted. Was lied to about the home we were interested in. Had to fish to know if there were other homes available. Absolutely disgusted and disappointed with the treatment from desk workers.
Been here since beginning. Gone downhill since Sun Communities took over. No major improvements done, except rent goes up every freaking year. And not small amount increases either. Sorry I stayed as long as I have. Would not recommend moving here. Before you can do repairs on your home you must get permission to do so. My home is paid for by me, not them. How can they dictate what I can do as long as it is tastefully done. They want to control my repairs/improvement, Sun can hand over the money. They don’t enforce their own rules either. No enforcement on snow removal, grass cutting, garbage & junk all over certain driveways, they scrimp on the salt put on roads when icy, plow the streets like they don’t care how 1/2 a$$ it is done. Residents are told they are doing the best they can with all the traffic. Complete joke. Want to see lawyer about putting my rent in an escrow account so Sun can’t get their money until things start to get done. This community is a joke.
Driving through the community several times I noticed very clean and well cared for homes and lots. I like that there is no parking in the streets. The people in the office have always been very friendly and helpful with me. Pam was patient and kind when she was showing me homes, answering my many questions , and offering suggestions. I really like the clubhouse and the lake surrounded by the woods. It looks very peaceful. Shelby West looks like a really nice and well run community. I like the fact that it is an owners only community. I look forward to being a resident there.
