Publicly available reviews for River's Edge present a notably mixed perspective. While some residents express strong satisfaction with specific services and the community as a whole, others raise significant concerns about management responsiveness, utility issues, and the upkeep of shared facilities. Understanding this dual narrative is essential for anyone considering River's Edge as a potential home.

Services Offered

Manufactured home communities typically provide a core set of services related to the lot lease and common area maintenance. These generally include:

  • Land Lease: Residents lease the specific plot of land for their manufactured home.
  • Utility Hookups: Access to essential utility connections such as water, sewer, and electricity. (Note: The provision and quality of water supply have been raised as a significant concern, with reports of "water is always off and if it's on the pressure is extremely low.")
  • Maintenance of Common Areas: Upkeep of shared spaces like roads, communal grounds, and amenities. (Concerns have been raised about the condition of the playground and the general cleanliness/maintenance of pools.)
  • Access to Amenities: While amenities like swimming pools and recreation centers are typically offered, resident reviews indicate issues with their availability and maintenance ("constantly shut down the pools early," "rec center is almost always never open," "swimming pools are never cleaned with chlorine or anything").
  • On-site Office/Management: Presence of an administrative office for resident inquiries and community management. (However, reviews critically state, "The office is no help. Every single person in the office is extremely rude. They don't even have a real direct line for corporate.")

For precise details on which utilities are included in the lot rent and the current status of all services and amenities, prospective residents should seek direct and verified information from River's Edge management.

Features / Highlights

River's Edge possesses certain features that could be considered highlights, alongside significant concerns raised by recent resident experiences.

Potential positive features include:

  • Community Living: One positive review mentions "we love this community and the people," suggesting that a sense of belonging and positive resident interactions can be found.
  • Amenity Access: The presence of swimming pools, a playground, and a recreation center (when operational) offers recreational opportunities for residents.
  • Pathway to Homeownership: For renters looking to buy, the community offers an avenue for homeownership, as highlighted by a positive lending experience.
  • Professional Lending Support: The specific mention of "Melissa" the lender, being "very friendly, attentive, professional and went above and beyond," indicates that at least certain aspects of the home purchasing process, through specific individuals, can be highly positive and supportive.

However, it's crucial to acknowledge the significant reported concerns from other residents:

  • Poor Management/Office Conduct: Repeated and strong complaints about the office being "no help," "extremely rude," and lacking a direct corporate line are major red flags.
  • Utility Issues: Consistent problems with water being "always off" or having "extremely low pressure" are critical concerns for daily living.
  • Unmaintained Amenities: Reports of the playground "falling apart," pools being shut down early and potentially not cleaned properly (causing hives), and the rec center being "almost always never open" indicate a severe lack of facility maintenance and availability.
  • Perceived Lack of Transparency/Ethics: The accusation that the "company is good at screwing people over" and the corporate line directs back to the local office suggests a potential lack of accountability and transparency.
  • Safety and Comfort Concerns: The overall sentiment is that it's not a "professional, comfortable place," implying issues with general living quality.

Promotions or Special Offers

While specific, current promotions or special offers for River's Edge are not publicly detailed, manufactured home communities may sometimes offer incentives to attract new residents. These can include:

  • Reduced security deposits or waived application fees.
  • Limited-time discounts on lot rent for new leases.
  • Special financing options for new manufactured home purchases within the community.

However, given the substantial negative feedback from current residents, any promotions offered should be thoroughly scrutinized. Prospective residents are highly advised to contact River's Edge directly to inquire about any current offers. More importantly, they should use this opportunity to ask detailed questions about the consistency of water supply, the operational hours and cleanliness of amenities, actual corporate contact information, and management's plan to address the reported issues. Obtaining all information in writing and seeking independent verification is crucial.

Conclusion: Why River's Edge is Suitable for Locals (Considerations)

For Michigan residents considering a manufactured home community in Clinton Township, River's Edge presents a highly polarizing picture. On one hand, there are positive sentiments about the community itself and exemplary service from specific individuals like the lender Melissa. This suggests that some aspects of the community can be positive, particularly for those navigating the home purchase process. The convenient location in Clinton Township also offers broad access to amenities and services.

However, the overwhelming and consistent negative feedback from other residents regarding core aspects of community living — rude and unhelpful management, persistent water issues (outages, low pressure), dilapidated and inaccessible amenities (playground, pools, rec center), and a perceived lack of transparency from corporate — raises significant red flags. These concerns point to potential severe issues with basic quality of life and management accountability.

A truly suitable housing option for locals in Michigan should offer stability, reliable services, well-maintained facilities, and responsive management at a fair price. The widespread reports of fundamental service failures and poor management conduct at River's Edge directly contradict these essential criteria.

Therefore, while the community might appeal to some, particularly those who have positive experiences with specific staff members or who prioritize homeownership access, potential residents must proceed with extreme caution and thorough investigation. It is absolutely crucial to:

  • Visit the property multiple times, at varying hours, to personally assess the condition of amenities and observe the general atmosphere.
  • Attempt to speak with multiple current residents (beyond official channels) to gather diverse and candid perspectives on daily living, service reliability, and management responsiveness.
  • Thoroughly scrutinize all lease agreements, paying close attention to clauses related to lot rent increases, utility billing, maintenance responsibilities, and community rules.
  • Verify the operational status and cleanliness of all advertised amenities.
  • Understand your rights as a manufactured home park resident under Michigan law (Michigan Mobile Home Commission Act), which provides protections related to tenancy, park rules, and dispute resolution. Contacting the Michigan Bureau of Construction Codes Building Division (517-241-9317) can provide valuable information on manufactured home park regulations.

In conclusion, while River's Edge in Clinton Township offers some potential positives, the pervasive and severe issues reported by numerous residents indicate that it may not be suitable for locals seeking a consistently comfortable, well-managed, and problem-free living environment without a very cautious and extensive personal investigation into its current operational realities.

We've been renters here for a while and decided to buy our home, we love this community and the people. My lender was Melissa she was very friendly, attentive, professional and went above and beyond. She took the time explain all my options and guided me through the entire process, making it stress-free. I truly appreciate the effort, and transparency and willingness to answer all my questions. I highly recommend her to anyone looking for reliable lending services. Again thank you Melissa

Would highly recommend you find a better place to live besides here. The office is no help. Every single person in the office is extremely rude. The water is always off and if it's on the pressure is extremely low. They don't even have a real direct line for corporate. When you think that you are reaching corporate, you are directed to an employee in the rivers edge office. They constantly shut down the pools early, the playground is falling apart and the rec center is almost always never open. I also don't think the swimming pools are ever cleaned with chlorine or anything because Everytime I go I break out in hives. If you are looking for a more professional, comfortable place please look elsewhere. This company is good at screwing people over. Honestly, it should be way more people complaining about this place.

I would not recommend living here. Since moving in 2 years ago my rent has increased to an insane amount for a lot the width of a driveway, water bill and sewer have been continuously rising as well. I have made multiple complaints to the office that there is an issue under the ground with a water leak and nothing has been done. I have shut off all toilets in my home and only turn them on when needed to flush, yet my water doubled since monitoring this situation. We live here only 2 weeks out of the month. Meanwhile, under my house is ALWAYS flooded along with the connecting yards behind my home. When asked I was told my pipes must be leaking. They are not! Since I own my home it seems like nothing is ever there fault and they won't listen. Saddens me to say that I want to sell my home and move. I can most definitely find an actual house with a yard and still pay less then $1600 a month. The cost to live here is not justified and good luck getting a real answer with accountability on there part.

I would honestly give no stars if I could. DO Not rent or try to own one of their properties. The workers in the office are extremely rude and don't care about you. The water is always off or has low pressure and they pass out two bottles of water sometimes for a family of 5. The reviews are fake. Not one renter or owner has anything good to say about this place. When you first move in lot rent is close to $500. Every year they go up on prices making your mobile home unaffordable. I highly recommend you seek another community. We are charged ridiculous prices and don't have access to enjoy; the park, the pool or the recreation center. Alot of stealing off of people's property as well. Pls take your business elsewhere.
