Services Offered

Silver Springs Mobile Home Park offers essential services common to manufactured home communities, focusing on lot leasing and community management. Based on available public information and resident feedback, here are some aspects of the services:

  • Lot Leasing: The primary service provided is the leasing of individual lots for residents to place their manufactured homes. This forms the basis of residency within the park.
  • Community Management: There is an on-site management presence responsible for overseeing park operations and enforcing community rules. Residents interact with management regarding various aspects of living in the park, including concerns and compliance.
  • Utility Access: Residents typically have access to essential utilities at their lots. While water access is provided, there have been concerns raised by residents regarding infrastructure issues, such as pipes bursting and insufficient resolution of ice on roads due to water leaks.
  • Road Maintenance: The park is responsible for maintaining its internal roads. However, resident feedback indicates concerns regarding snow removal and salting during winter months, particularly beyond the very front of the park, leading to icy conditions.
  • Mail Service: Mail delivery is centralized, with residents needing to access a common mailbox area. Some residents have noted challenges with this setup, including uneven pavement and congestion around the mailboxes.
  • Community Rules Enforcement: Rules are in place to govern various aspects of resident conduct and property appearance (e.g., lot lines, items in yards). The perception of rule enforcement fairness and responsiveness to neighbor-related issues has been a concern for some residents.
  • Rent Payment Policy: The park has a strict policy regarding lot rent payments, with notices for non-payment and potential eviction proceedings initiated very quickly (e.g., within 7 days of being late). It is crucial for residents to be aware of and adhere strictly to these payment terms.

People mind there own business here for the most part. And it's been pretty easy going so far. However I definitely have noticed a few things that aren't the greatest to live with. A: they do not plow or salt roads in the snow except for the very front of the park. It feels like my lot fees shouldn't be $700 for a pile of inconvenience and negligence. They collect like $350k+ per month from everyone living here I'm 99% sure theyre just scamming us all this winter. They never told us that we would have to struggle with this upon moving in. Other parks are cheaper and don't have this problem. (They had a review up here defending themselves saying they do plow and what not but they since took it down i would think because there's a police report, photo evidence plus I called them out for lying to us.. not sure but if I had to guess🤷ya know..) Additionally they weren't honest with us on an issue with a neighbors hose being left on for over 24 hours in below freezing temperatures. Made an obvious excuse saying their pipes bursted the day after but we had the police come out the night prior and do a welfare check on the resident and they ended up shutting the hose off and all was fine after that besides the solid ice road. (Update about that: they still haven't done anything about that besides a bit of salt that didn't do much the day after I posted this. It's still straight ice even 3 weeks later.) Now we all have to drive 100% ice road. Definitely not cool I can barely get around to stopping for stop signs, my driveway and pedestrians right now. B. The mail situation is less than fortunate. For obvious reasons if you live here wish there were mailboxes at the houses so I didnt have to bounce around on all the overly uneven pavement and go around the 4 other cars trying to get their mail too. Also, C the lot lines being against your house so if you have an inconsiderate neighbor like me you have to deal with ripped up siding and nobody will do anything but be rude to you apparently. It's in another comment I read they called someone out for complaining about it saying basically "should have read the rules more closely idiot, suck it up". 🙄 Like damn 2/10 do not recommend that kind of attitude. Also I dropped the rating further because there's dishonesty involved now. Nobody likes that. Probably won't live here for more than a couple years so it is what it is I can deal with it but can yall? Update: if you are 7 days late with lot rent they will send you a notice a couple days prior saying you have to pay by the 7th day or vacate the premises. It's states further that if you don't vacate in 30 days after that 7th day they will get a legal eviction. That's downright messed up. Not only is owning a trailer here $1700 give or take a couple hundred with mortgage payments and utilities but they also only give you 7 days to figure out how to pay them before they kick you out and that's it you're done. My boyfriend literally just forgot to pay while we were on vacation and they already told us to get out in paper form. If you're thinking about living here and haven't pulled the trigger yet, I strongly advise you to consider this. He called them and we worked it out with them told them what happened and paid up the day we found out but holy crap it's that easy to get kicked out of here.

It's a great place to live. The lot rent is a bit high, and there are a lot of stray cats. But other than that, it is quiet.

The yearly price hikes for lot rent is the only downside. Everything else is great from the office staff to the neighbors.
