Rochester Estates About
For many residents across Michigan, particularly those seeking housing options in the highly desirable and picturesque region of Rochester Hills, mobile home parks offer a distinct pathway to homeownership and community living. These manufactured home communities, like Rochester Estates, represent a unique segment of the housing market, providing an alternative to traditional stick-built homes. In such communities, individuals typically own their manufactured home while leasing the land or lot it occupies. This model can often present a more accessible entry point into homeownership, especially in areas with competitive real estate markets.
Rochester Hills, known for its excellent schools, lush green spaces, and vibrant local amenities, is a prime location for those seeking a high quality of life in Southeast Michigan. The presence of a mobile home park within such a city offers a particular opportunity for residents to enjoy the benefits of the area. However, as with any significant housing decision, a thorough understanding of the community, its management, and the overall living experience is paramount for prospective residents. Michigan residents often prioritize factors such as community atmosphere, the responsiveness and professionalism of management, and the clarity of billing and operational procedures.
Mobile home communities are designed to provide a structured environment, often with shared amenities and a set of community rules intended to ensure a peaceful living space for all. When considering a move to a place like Rochester Estates, local users will want to delve into aspects like the quality of management, the clarity of financial obligations, and how resident concerns are addressed. These elements collectively shape the daily experience of living within such a community.
This article aims to provide a factual and informative overview of Rochester Estates Mobile Home Park, drawing upon available public information and common considerations relevant to manufactured home communities in Michigan. Understanding these facets will assist local users in making well-informed decisions regarding their housing choices.
Rochester Estates Mobile Home Park is conveniently located at 700 Le Grand Blvd, Rochester Hills, MI 48307, USA. This address places it squarely within Rochester Hills, one of Oakland County’s most sought-after communities in Southeast Michigan. Rochester Hills is widely recognized for its high quality of life, excellent public school system, beautiful parks, and a thriving local economy.
The park's location offers residents exceptional accessibility to a wide array of amenities and major transportation routes. Le Grand Boulevard connects easily to key arterial roads in Rochester Hills, which, in turn, provide direct access to major expressways like M-59 and I-75. This connectivity is a significant advantage for residents who commute to various employment hubs throughout the Detroit metropolitan area, including Auburn Hills, Pontiac, and other business districts. The ease of access to these major roads minimizes travel time and enhances daily convenience.
Beyond commuting, the Rochester Hills area provides residents with a wealth of local attractions and services. As a mobile home park, Rochester Estates typically provides a range of foundational services aimed at supporting community living and maintaining the shared infrastructure. While specific, exhaustive details may require direct inquiry with the management, based on common practices within Michigan's manufactured home communities, residents can generally expect:
-
Lot Leasing: The primary service involves leasing individual plots of land where residents can place their manufactured homes. This lease includes access to the common areas and the community's utilities infrastructure.
-
Utility Connections: The park provides the necessary hookups for essential utilities such as water, sewer, and often electrical connections to each homesite. While the infrastructure is provided by the park, residents are usually responsible for their individual consumption charges for these utilities.
-
Common Area Maintenance: Management typically oversees the upkeep of shared spaces within the park, which may include roads, lighting in common areas, community buildings (if any), and general landscaping of shared green spaces. This ensures the park maintains a tidy and presentable appearance.
-
On-Site Management: A management team is generally available to handle day-to-day operations, address resident inquiries, enforce community rules and regulations, and process applications and lease agreements. This provides a direct point of contact for residents regarding their living situation.
-
Community Rules and Regulations: To ensure a consistent and peaceful living environment for all residents, the park establishes and enforces a set of rules and guidelines that residents are expected to adhere to.
It is crucial for prospective residents to thoroughly understand the specifics of what is included in the lot lease, what utilities are billed separately, and the precise nature of all services provided by Rochester Estates Mobile Home Park. Detailed discussions with management about all financial obligations and operational procedures are highly recommended for clarity before committing to a residency.
Rochester Estates Mobile Home Park, located in the desirable area of Rochester Hills, possesses several key features that can appeal to prospective residents in Michigan. However, it's also important to consider the experiences shared by current and former residents to get a comprehensive understanding.
-
Desirable Rochester Hills Location: A major highlight is its address within Rochester Hills, a highly sought-after community in Oakland County. This offers residents access to top-rated schools, extensive parks and recreation, and a vibrant local economy with numerous amenities.
-
Accessibility to Major Roadways: The park's location ensures convenient access to major thoroughfares and expressways (like M-59 and I-75), facilitating commutes and travel throughout Southeast Michigan.
-
Opportunity for Homeownership: For many Michigan residents, a mobile home park provides a more accessible path to homeownership in a generally affluent area, which might otherwise be financially challenging with traditional housing.
However, it is vital to acknowledge and address the significant concerns raised in public reviews, which highlight critical aspects of the living experience:
-
Management Professionalism and Responsiveness: Repeated complaints cite "consistently unprofessional and rude" staff, "lack of compassion and poor customer service skills," and a perceived lack of concern for residents' well-being. There are direct accounts of unhelpful and dismissive responses to inquiries.
-
Arbitrary Charges and Billing Issues: A significant concern involves "arbitrary" charges and unexplained, high utility bills for unoccupied homes, with management reportedly offering "implausible and unhelpful" explanations and refusing adjustments. This points to potential issues with transparent and fair billing practices.
-
Handling of Resident Disputes/Disturbances: One review specifically mentions a "very problematic tenant" whose behavior "disrupts the peace every weekend," with concerns about whether management will "actually do something" about the issue. This raises questions about the effectiveness of community rule enforcement and conflict resolution.
-
Lack of Concern for Residents: The overall sentiment from critical reviews is that management "has no regard for the well-being of the residents" and charges for "even the smallest things."
These points collectively form the picture of Rochester Estates. While the location remains a strong positive, the reported issues regarding management conduct, billing practices, and tenant dispute resolution are significant factors that prospective residents in Michigan should thoroughly investigate and consider before making any commitment.

For Michigan locals seeking housing options, Rochester Estates Mobile Home Park in Rochester Hills presents a complex suitability. On one hand, its location is undeniably a significant advantage. Rochester Hills is consistently ranked among the best places to live in Michigan, offering an exceptional quality of life with its highly-rated public schools, abundant parks and recreational facilities, and a thriving local economy. For individuals and families who desire to live in such a prestigious area, Rochester Estates could potentially offer a more accessible entry point to homeownership than traditional real estate in the city. The easy access to major thoroughfares ensures convenient commutes to employment centers across Southeast Michigan and access to all the amenities the region has to offer.
The concept of a manufactured home community also appeals to a segment of the local population seeking a specific lifestyle. It offers the pride of homeownership without the direct responsibility of land ownership, often resulting in different financial structures that can be appealing. The established community framework may also provide a sense of belonging for those who prefer a neighborhood environment with shared regulations and communal spaces.
However, it is crucial for any Michigan local considering Rochester Estates to thoroughly acknowledge and investigate the serious concerns raised in recent reviews. Reports of consistently unprofessional and rude management, arbitrary billing practices (especially concerning utility bills for vacant homes), and a perceived lack of regard for resident well-being are significant red flags. For Michigan residents, a safe, respectful, and transparent living environment is a fundamental expectation. Issues with resolving tenant disturbances further highlight potential challenges in maintaining peace and order within the community.
Therefore, while the prime Rochester Hills location and the promise of accessible homeownership are attractive features, Rochester Estates Mobile Home Park is suitable for locals who are prepared to navigate these documented challenges. Prospective residents should conduct extensive due diligence, including direct, detailed inquiries about all fees and billing practices, management's approach to resident relations and conflict resolution, and securing all agreements in writing. It is paramount for Michigan locals to ensure that the potential benefits of the location are not outweighed by the documented issues concerning the management and the overall living experience within the park.
Customer Reviews
This is a place* to stay, I wouldn't give it a good rating. This rating specifically will be contingent upon whether or not they actually do something about a very problematic tenant on Reaume st. **Right across from their special new unit @451 Reaume st.** If nothing is done I'm going to post the video. Its a disturbance, the guy is disgraceful and he disrupts the peace every weekend when doing yardwork.
This is my second time because causal they delete my review. Here’s a revised version of the post, written in a more professional tone: I strongly advise avoiding this place at all costs. If I could give it zero stars, I would. After living here for six years, I can confidently say it was the worst experience I’ve had. The staff in the office are consistently unprofessional and rude, showing no concern for the residents in the community. They impose charges arbitrarily, and it’s unclear how some of the staff have been employed for so long despite their lack of compassion and poor customer service skills. My house was listed for sale in February, and we moved out of state in May, leaving the house empty to facilitate showings. Suddenly, we were hit with a water bill of nearly $600 and an additional sewage bill of over $400. This is outrageous, considering the house was unoccupied. When we inquired about the charges, we received an unhelpful and dismissive email, claiming they had called us, even though no such call was received. Upon calling them, I was met with a rude and unsympathetic response. The representative on the phone suggested that someone had turned on the outdoor water faucet and left it running, but this explanation was both implausible and unhelpful. The staff member offered no solutions or adjustments to the charges, leaving us entirely responsible for the bills despite the house being vacant. I cannot recommend this place to anyone. The management charges for even the smallest things and has no regard for the well-being of the residents. Please, avoid this community at all costs.
Me and my family lived here for 10yrs and I have to say it's been peaceful, affordable, and an overall great experience..i see alot of negative reviews here but I'm going to tell you most of them are the people who refuse to play by the rules , keep your grass cut and yard/home looking nice and you will never know they exist lol its funny how the ones who don't do NOTHING to help themselves are the loudest when it's time to leave but hey to each there own but to my own it was and is a great place to live..I will miss Rochester 😊
I didn't want to leave a bad review but when the office is told about a house playing loud music there should be some type of respect for others. I have been talking about the certain corner house on Marquette Ct and the music can still be heard down the street. I had original gave the wrong address, I went and look and it was a number off. the can't miss hearing the loud music. There nothing with playing music within your home, people should not be able to hear it in the next block. It's bad enough it's the corner home that has young people living with their grandmother. I should not have to turn up my TV or my music just to hear what I am playing over their loud music. I'm quite sure I'm not the only one and maybe the past owner probably moved due to the music. It's not warm/hot yet and the music is coming through closed windows and doors. I can only imagine when it get warmer. Hopefully the office staff (s) ride more during after hours when it's warmer. I gues you can't judge a book by the cover, you have to read the chapters to get the FULL view!
I have loved living here ….. Mostly. It’s a clean, cared for community with a friendly staff. The homes are not the best quality. They look beautiful when presented but many deteriorate after inhabited. I’ve been here for 10 years. Most of my experiences have been good except for issues with my home itself.
