College Heights Manufactured Home Community About

Introduction / Overview

College Heights Manufactured Home Community, nestled in Auburn Hills, Michigan, offers a distinctive living option for those seeking a manufactured home lifestyle. Located at 3501 Auburn Rd, Auburn Hills, MI 48326, USA, this community is positioned in a vibrant and growing part of Oakland County. Manufactured home communities, often known as mobile home parks, can provide a more affordable pathway to homeownership compared to traditional stick-built houses, and they often foster a unique sense of neighborhood.

However, it's important for prospective residents in Michigan to be aware that experiences within communities can vary, and College Heights Manufactured Home Community is no exception, as highlighted by recent customer reviews. While some aspects of the location, such as proximity to a river park and downtown Auburn Hills, are positively noted, concerns about community upkeep, neighbor behavior, and management responsiveness have also been raised. One resident stated, "The community is OK. It took them about a year to fix all the potholes. The kids run rampant and the parents don’t do anything to correct their behavior. A lot of my personal property has been destroyed because of my disgusting neighbors." Another review expressed severe dissatisfaction, describing the park as "one of the nastiest" due to "fighting bugs and my disgusting neighbor," and alleging that management "don't care even if u own it" and "whatever u call for will be your fault and you'll get random violations."

This factual overview aims to provide a balanced perspective, acknowledging both the attractive features of its location and the critical feedback from current or former residents. For Michigan locals considering College Heights Manufactured Home Community, a thorough understanding of these aspects is essential for making an informed decision about suitability. It highlights the importance of visiting the community, observing the environment firsthand, and engaging with current residents if possible, to gain a comprehensive picture beyond official descriptions.

Location and Accessibility

College Heights Manufactured Home Community benefits from a strategic location at 3501 Auburn Rd, Auburn Hills, MI 48326, USA. Auburn Hills is a dynamic city in Oakland County, Michigan, known for its blend of residential areas, business centers, and recreational opportunities. The community's position on Auburn Road offers reasonable accessibility to key areas within the city and surrounding regions.

A significant highlight of this location, as mentioned in a review, is its proximity to natural and urban amenities: "It’s a nice place to live right off the river. You can walk to the river park and it’s right in downtown." This direct access to a river park provides residents with easy opportunities for outdoor recreation, such as walking, jogging, picnicking, or simply enjoying nature. Being "right in downtown" Auburn Hills means residents are within walking distance or a very short drive of the city's core, which typically includes various dining options, local shops, and community services. Downtown Auburn Hills is known for its revitalization efforts and a growing array of businesses and public spaces.

For broader accessibility, Auburn Hills is well-connected by major roadways. It sits near the intersection of several key expressways, including I-75 and M-59, making commutes to other parts of Oakland County, Detroit, and other Michigan cities relatively straightforward. This is particularly beneficial for those who work in nearby commercial hubs or wish to explore Michigan's attractions.

While the area is generally car-dependent, public transportation options, such as SMART bus services, may operate routes along or near Auburn Road, providing some connectivity within Auburn Hills and to neighboring communities. Residents should verify specific bus routes and schedules for their commuting needs. The presence of Oakland University nearby also adds a youthful vibrancy to the area and provides additional cultural and educational opportunities. Despite some internal community issues, the external location of College Heights Manufactured Home Community offers undeniable advantages in terms of convenience and access to local amenities.

Services Offered

Based on the provided customer reviews, explicit details about a robust list of services offered by College Heights Manufactured Home Community are not prominently featured, and indeed, some feedback suggests shortcomings in service provision and management. However, based on the nature of a manufactured home community, certain services are generally implicit, though their quality can vary.

Commonly expected services in such communities, potentially present here, include:

  • Lot Lease Management: Handling the leasing of land plots to residents who own their manufactured homes.
  • Utility Connections: Providing access to necessary utility hookups (water, sewer, electric) at each lot.

However, the reviews highlight significant issues related to management and maintenance services:

  • Delayed Maintenance for Infrastructure: "It took them about a year to fix all the potholes." This indicates a slow response time to critical infrastructure repairs.
  • Lack of Enforcement for Nuisance Behavior: "The kids run rampant and the parents don’t do anything to correct their behavior. A lot of my personal property has been destroyed because of my disgusting neighbors." This points to a failure in enforcing community rules regarding resident conduct and property respect.
  • Pest Control Concerns: "Between fighting bugs and my disgusting neighbor this park is one of the nastiest." This implies a lack of community-wide pest management or poor conditions that exacerbate pest issues.
  • Management Unresponsiveness/Blame-Shifting: "Try not to have to call management bc whatever u call for will be your fault and you'll get random violations. God bless." This is a severe criticism of management's approach to resident concerns, suggesting unhelpfulness and even punitive actions when issues are reported.
  • General Lack of Care for Property Condition: Phrases like "nasty" and "they don't care even if u own it" suggest a broader disregard for the overall cleanliness and condition of the park, even for privately owned homes.

Therefore, while the park presumably offers basic lot and utility services, the customer reviews indicate significant deficiencies in the crucial areas of maintenance, rule enforcement, and responsive, supportive management. Prospective residents are strongly advised to investigate these areas thoroughly before considering College Heights.

Features / Highlights

Based on the provided customer reviews for College Heights Manufactured Home Community, the "features" and "highlights" present a mixed picture, with some significant advantages balanced against considerable drawbacks.

Positive highlights drawn from the reviews:

  • Excellent Location: "It’s a nice place to live right off the river. You can walk to the river park and it’s right in downtown." This is a strong positive, offering direct access to natural recreation and the amenities of downtown Auburn Hills.
  • Potential for Community Living: Despite neighbor issues, the existence of a community structure suggests opportunities for connection if residents can overcome specific challenges.

Negative "features" or areas of significant concern, as highlighted by residents:

  • Inconsistent Infrastructure Maintenance: While potholes were eventually fixed, the fact it "took them about a year" suggests delays in maintaining common areas.
  • Lack of Behavioral Enforcement: "The kids run rampant and the parents don’t do anything to correct their behavior" indicates a lack of rules enforcement regarding noise, safety, and respect for property.
  • Negative Neighbor Impact: "A lot of my personal property has been destroyed because of my disgusting neighbors" and "Between fighting bugs and my disgusting neighbor this park is one of the nastiest" point to severe issues with individual resident conduct impacting others' quality of life and property.
  • Unresponsive or Punitive Management: "whatever u call for will be your fault and you'll get random violations" is a critical highlight, suggesting management is not supportive of residents' concerns and may even retaliate.
  • Pest Infestation Concerns: "fighting bugs" and "It will become infested" directly highlight a potential problem with pests within the community that is not adequately addressed.
  • General Cleanliness Issues: The description of the park as "one of the nastiest" suggests widespread issues with cleanliness and upkeep, making residents "embarrassed to invite family over."

Therefore, while the geographic location is a clear advantage, the internal features related to community management, neighbor relations, and maintenance appear to be significant challenges that prospective Michigan residents must weigh carefully.

Promotions or Special Offers

The provided customer reviews for College Heights Manufactured Home Community do not contain any information about current promotions or special offers. Given the nature of the feedback, which details significant resident concerns about maintenance, neighbor behavior, and management responsiveness, it's difficult to speculate on what types of promotions, if any, might be offered.

Typically, manufactured home communities might offer:

  • Reduced lot rent for a limited period for new residents.
  • Waived application fees.
  • Incentives for purchasing new or existing homes within the park (e.g., appliance packages, closing cost assistance).
  • Referral bonuses for existing residents.

However, in a community where residents report issues such as poor maintenance, unaddressed neighbor problems, and unhelpful management, any promotions would need to be considered very carefully against the backdrop of these significant challenges.

For any Michigan local interested in College Heights Manufactured Home Community, the only reliable way to inquire about potential promotions or available homes would be to contact the management directly. It is highly recommended that this contact be followed by a thorough on-site visit and, if possible, conversations with current residents to understand the true living conditions before making any commitments based on promotional offers alone.

Conclusion: Why this place is suitable for locals

College Heights Manufactured Home Community in Auburn Hills, Michigan, presents a complex picture for local residents. While its location offers undeniable advantages, the internal community issues highlighted by current and former residents significantly impact its overall suitability. Therefore, this community is primarily suitable for a very specific type of Michigan local, or for those who are fully aware of and prepared to navigate its challenges.

The most compelling reason for consideration is its prime geographic location. Being "right off the river" and within walking distance to a "river park" and "right in downtown" Auburn Hills provides excellent access to natural recreation and urban amenities. For locals who prioritize walkability, proximity to the city center, and outdoor spaces, this location is a strong draw. Access to major highways like I-75 and M-59 also ensures convenient commutes across the region, which is a practical benefit for many Michigan workers and families.

However, the suitability is severely tempered by significant community concerns. The reported issues with maintenance delays ("took them about a year to fix all the potholes"), unaddressed neighbor behavior ("kids run rampant," "personal property has been destroyed," "disgusting neighbors"), pest problems ("fighting bugs," "infested"), and, critically, management responsiveness ("whatever u call for will be your fault and you'll get random violations") indicate a potentially challenging living environment. These factors suggest that College Heights Manufactured Home Community may not be suitable for locals seeking a hands-off, perfectly maintained, or conflict-free living experience.

This community might be suitable for Michigan locals who:

  • Prioritize Location Above All Else: If being in downtown Auburn Hills with river access is your absolute top priority and you are willing to overlook or actively address other community issues.
  • Are Highly Self-Sufficient and Resourceful: Residents who are prepared to deal with maintenance issues independently, manage neighbor disputes themselves, and who do not anticipate needing frequent or supportive interaction with management might find it more tolerable.
  • Are Seeking a Very Affordable Entry Point (with caveats): While manufactured homes often represent lower cost housing, the potential for property damage or the need for self-initiated pest control should be factored into the true cost of living here.
  • Are Prepared for Active Community Engagement (or Disengagement): Those who are proactive about advocating for change, or alternatively, those who prefer to keep entirely to themselves to avoid conflict, might navigate the social dynamics.

In conclusion, College Heights Manufactured Home Community is a place with a desirable location but significant internal challenges, as conveyed by residents. For Michigan locals, its suitability hinges on a thorough understanding of these issues and a realistic assessment of one's willingness and ability to manage or tolerate them. A personal visit and conversations with current residents are indispensable steps before considering this community as a home.

The community is OK. It took them about a year to fix all the potholes. The kids run rampant and the parents don’t do anything to correct their behavior. A lot of my personal property has been destroyed because of my disgusting neighbors. Other than that, it’s a nice place to live right off the river. You can walk to the river park and it’s right in downtown.

Between fighting bugs and my disgusting neighbor this park is one of the nastiest. You're better off anywhere else, a box is better but don't put it anywhere near this park. It will become infested and they don't care even if u own it. Try not to have to call management bc whatever u call for will be your fault and you'll get random violations. God bless.

I have lived here for a few months and I enjoy it a lot. There are a few problems like anywhere you go but the pros outweighs the cons in my case. Beautiful area, amazing pool, lovely little picnic spot right by the river and a open area and play ground for the kids. The price is more then fair for the area and I have had no problems with managment since I first applied in July. The current manager is on top of almost everything and is making noticable improvements and has been since I moved in. The water is well water so there is a noticeable difference compared to city water but I have had no problems with it.
