Sheffield Estates About
For many Michigan residents, exploring diverse housing options is a key step in finding the perfect place to call home. Manufactured home communities, often referred to as mobile home parks, can offer a unique blend of affordability and community living, distinct from traditional housing markets. If you're currently looking into residential opportunities in Oakland County, specifically in Auburn Hills, Sheffield Estates is a name that may appear in your search. This article aims to provide a clear, engaging, and informative overview of Sheffield Estates, designed specifically to help local Michigan users understand what this community is all about from their perspective.
The perception of manufactured homes has evolved significantly over the years. Modern manufactured homes are built to federal construction standards, offering a range of designs, energy efficiencies, and comfortable living spaces. Communities like Sheffield Estates aim to provide residents with not just a place to live, but a neighborhood environment. Understanding the specifics of such a community – its location, the services it offers, and general features – is crucial for making an informed decision about your next home in Michigan.
The housing market can be complex, and thorough research is always advisable before committing to a new residence. This guide will delve into the details of Sheffield Estates, covering its strategic location, the types of services and features that may be available, and what considerations prospective residents might want to keep in mind when exploring this community in Auburn Hills, Michigan.
Sheffield Estates is strategically located at 165 S Opdyke Rd, Auburn Hills, MI 48326, USA. Auburn Hills is a dynamic city in Oakland County, Michigan, well-known for its blend of residential areas, business districts, and proximity to major automotive and technology hubs. This location offers residents the advantage of a suburban setting with excellent accessibility to significant commercial, educational, and recreational opportunities in the wider Metro Detroit area.
The community's address on S Opdyke Road places it on a key thoroughfare, ensuring straightforward access to local amenities and transportation networks. Sheffield Estates benefits from its proximity to major freeways, including Interstate 75 and M-59. I-75 provides direct north-south access to downtown Detroit and beyond, while M-59 offers east-west connectivity across Oakland County. This excellent highway access is invaluable for those who commute for work, enjoy traveling, or wish to explore the diverse attractions and opportunities available throughout Southeast Michigan, from the shopping and entertainment venues of Troy and Rochester Hills to the cultural institutions of Detroit.
Beyond its robust transportation links, the location in Auburn Hills provides residents of Sheffield Estates with a wealth of local conveniences. Within a short drive from the community, you'll find numerous shopping centers, including the Great Lakes Crossing Outlets, a wide array of grocery stores, and diverse dining establishments ranging from casual eateries to more upscale options. Essential services such as medical facilities, including those within the expansive Beaumont Health system, are also readily accessible. Auburn Hills is home to several major employers, including Stellantis (Chrysler) and Continental AG, offering significant job opportunities. Furthermore, the city boasts various parks and recreational areas, and it is in close proximity to educational institutions like Oakland University and Oakland Community College. This combination of urban access and suburban living makes Sheffield Estates' location highly practical for many Michigan residents.
Sheffield Estates, as a managed manufactured home community, typically provides a range of services designed to facilitate comfortable living for its residents. While specific details on all services should always be verified directly with the community management, here are the general services often expected in such communities. However, it's critical to note significant negative feedback from customer reviews that impact the perception of these services:
- Lot Rental: Residents lease the individual plot of land where their manufactured home is situated. This monthly fee typically covers the use of the site and access to communal areas within the park. Reviews indicate that rent is considered "absolutely outrageous" and does not include lawn service.
- Community Management/Office Support: A management team is typically responsible for overseeing daily operations, addressing resident inquiries, and enforcing community rules. However, reviews consistently describe the people in the office as "rude" and accuse them of having "lied several times about various things." The park has also experienced "7 park managers in 6 years," suggesting significant turnover and potential instability in management.
- Maintenance (for park infrastructure, not homes): While one resident praised "Dennis from maintenance" in a separate review for another park (Davison East) with the same phone number, it's not explicitly confirmed for Sheffield Estates that this level of in-home maintenance is standard, and general feedback points to broader issues. Issues such as black mold in homes (allegedly painted over), delayed shed provision (as seen in another park managed by the same number), and a lack of speed bumps despite speeding concerns and related accidents suggest a critical shortfall in infrastructure maintenance and safety measures.
- Safety and Security Measures: While communities typically aim for a safe environment, reviews for Sheffield Estates explicitly mention concerns about "kids who wander around late at night looking for unlocked cars to steal from" and children being "attacked twice by other kids who live in here," indicating potential security challenges.
It is paramount for prospective residents to consider the severe negative feedback regarding management's responsiveness, honesty, the lack of included lawn service, and critical safety concerns within the park, as these directly impact the quality of services and overall living experience.
Sheffield Estates, as a manufactured home community, would typically offer certain features common to such residential settings. However, based on the provided customer reviews, it is essential to present these "highlights" alongside significant reported drawbacks:
- Individual Home Sites: The community provides individual lots for manufactured homes, offering residents their own space. However, reviews indicate no included lawn service, leading to potential charges if not maintained.
- Essential Hookups: Manufactured home sites typically come with connections for utilities such as water, sewer, and electricity, necessary for the functionality of the homes.
- Location in Auburn Hills: The community's location offers proximity to major employers, shopping centers (like Great Lakes Crossing Outlets), and educational institutions, which can be a practical feature for residents.
- Night Lighting: One review mentions "enough lighting so you can see around at night," which contributes to basic visibility and a sense of security, although this is contradicted by other pervasive safety concerns.
It is crucial to highlight the significant negative "features" or concerns raised by multiple residents:
- Unresolved Safety Issues: Despite residents' "begged" requests, the park has reportedly failed to install speed bumps, leading to a severe incident where "speeding... demolished both of our vehicles parked in our driveway." This indicates a critical safety hazard due to uncontrolled speeding within the community. There are also reports of kids stealing from unlocked cars and physical attacks on children.
- Poor Home Quality/Maintenance: One review alleges being sold a home "infested with black mold" that was "half painted over" and covered with new flooring, suggesting severe structural and health issues with homes and attempts to conceal them.
- Management Instability & Behavior: The high turnover of "7 park managers in 6 years" and descriptions of office staff as "rude" and "lied several times" are significant red flags regarding the stability and professionalism of management. Accusations of inappropriate behavior from the park manager ("gross and hits on any young woman he meets") are also extremely serious concerns.
- Lack of Amenities/Services for Cost: The "outrageous" rent is not accompanied by basic services like lawn care, forcing residents to manage it or face additional charges, contradicting expectations for high-priced communities.
- Unfulfilled Promises: A six-year wait for a new shed also points to a lack of follow-through on promised amenities or repairs.
These severe negative points from multiple customer reviews strongly suggest that the listed "highlights" are overshadowed by significant management, safety, and property condition issues. Prospective residents should approach this community with extreme caution and conduct extensive due diligence.
Based on the extremely critical customer reviews provided, there is no indication of any positive promotions or special offers at Sheffield Estates. The existing feedback points to a range of severe issues, including "outrageous" rent without basic services, significant safety concerns, and alleged deceit from office staff. In such circumstances, it is highly unlikely that any beneficial promotions would be advertised or would significantly mitigate the widespread dissatisfaction expressed by residents.
Manufactured home communities typically offer promotions to attract new residents, such as reduced lot rent, move-in specials, or financing incentives. However, the provided reviews suggest that any potential "offer" from Sheffield Estates should be viewed with extreme skepticism, and prospective residents should prioritize addressing the serious reported issues over any promotional pricing. Instead of looking for offers, potential residents should be focused on thoroughly investigating the claims of black mold, inadequate safety measures, and management conduct. It is highly advisable to obtain all terms and conditions in writing and consult legal advice if considering a lease or purchase in this community.
For those who wish to contact Sheffield Estates, despite the significant concerns raised in customer reviews, the direct contact information is as follows:
Address: 165 S Opdyke Rd, Auburn Hills, MI 48326, USA
Phone: (248) 332-3400
Mobile Phone: +1 248-332-3400
It is strongly advised to call during business hours to speak with a community representative. If considering this property, it is absolutely crucial to ask very specific and pointed questions about the issues raised in the reviews:
- Inquire about the park's policies and actions regarding speeding within the community, including whether speed bumps have been installed.
- Ask about security measures to prevent car break-ins and ensure children's safety.
- Request information on the history of home maintenance, particularly regarding mold remediation and structural repairs.
- Inquire about current management stability and any changes in office staff.
- Clarify all rent inclusions and exclusions, especially regarding lawn care.
Visiting the community in person is also essential, but potential visitors should exercise caution and be highly observant. Consider bringing a knowledgeable third party, such as a home inspector, if evaluating a specific manufactured home.
Based on the provided customer reviews, it is extremely difficult to present a factual and professional conclusion that genuinely highlights Sheffield Estates as a suitable place for Michigan locals. The overwhelming negative feedback raises severe concerns across multiple critical aspects of community living, making it challenging to recommend this location.
While Auburn Hills itself is a desirable location with good access to jobs, amenities, and major freeways, the internal conditions and management practices described by current and former residents of Sheffield Estates appear to negate these external benefits. The core suitability of a mobile home park for locals typically rests on factors like affordability, a safe and well-maintained environment, and responsive management. However, the reviews explicitly contradict these points:
- Affordability vs. Value: Rent is described as "absolutely outrageous" and does not include basic services like lawn care, suggesting a poor value proposition despite potentially lower initial housing costs.
- Safety and Security: The most alarming concerns revolve around safety. Reports of unchecked speeding leading to vehicle damage, children being attacked, and kids stealing from cars paint a picture of a severely compromised security environment. The management's alleged inaction on speed bumps despite pleas is a critical failure.
- Home Quality and Maintenance: Allegations of homes being sold with "black mold" that was superficially covered up indicate serious health and structural issues, questioning the habitability and integrity of the residences.
- Management and Responsiveness: High manager turnover, rude and dishonest office staff, and the manager's alleged inappropriate behavior severely undermine any trust or confidence in community leadership. The six-year wait for a shed further illustrates a lack of responsiveness.
Given these serious and pervasive issues, a Michigan local considering Sheffield Estates should approach with extreme caution. While it might offer a physical location in Auburn Hills, the reported internal conditions appear to create an environment that is neither safe, affordable for the value offered, nor well-managed. Potential residents should prioritize their safety and well-being and thoroughly investigate all claims made in these reviews before making any commitment. It would be advisable to seek alternative housing options that demonstrably provide a safe, respectful, and well-maintained living environment, which are fundamental expectations for any community.
Customer Reviews
I lived her for about 3 years and had nothing but issues. They sold me a house that was infested with black mold. They half painted over it and tried to cover it with new carpet/flooring. The rent is absouluty outragous and they dont include any lawn service. They threatened to charge us extra because my husband didnt mow the lawn for one week (we just had a baby) The people in the office are rude and have lied several times about various things. The park manager is gross and hits on any young woman he meets. Just stay away from this place all together.
Edited for update: The speeding has finally caused a problem. I have called and begged them to put speed bumps in, or make the speed limit signs bigger... someone was speeding and demolished both of our vehicles parked in our driveway. Now we can't get my partner to his oncologist on our own. Their reason for no speedbumps? It'll ruin peoples' cars. Well, not if people go slow!!! Thanks for nothing. We have been trying to get a new shed for 6 years. Everyone speeds through the neighborhood and we've had 7 park managers in 6 years. This place is over priced, and poorly managed. There are kids who wander around late at night looking for unlocked cars to steal from. My son has been attacked twice by other kids who live in here. Do not recommend.
Still a nice place, but becoming loud, and new people choose to ignore the rules. My neighbors are great. When I brought my concerns to the office, I was told if I was unhappy, I should move out. Far different treatment than when my family moved in over 11 years ago.
Good neighborhood. Clubhouse staff are cool and give out candy to the kids coming out from the bus! Watching the sunset from the lake is a memory that you would most likely never forget 🙂
Used to be a nice park. Management is letting it fall apart. Skirting falling off homes. Standing water unkeeped lawns. Moss on homes and they raise rent every year. Plus charge for pets, water and other fees.been complaining for over 2 months about the junk next door. Office told me to give them time. But they haven't done anything but send me a raise in rent notice.
