Introduction / Overview
For Vermonters and visitors who value a clean, secure, and conveniently located base for exploring the heart of the state, Smoke Rise Campground in Brandon, VT, offers a dedicated space for RV and tent camping. Located along U.S. Route 7, just a short drive from the charming town of Brandon, this privately owned campground provides essential amenities and a friendly environment for those looking to experience the Green Mountains and nearby lakes. The property is seasonal, typically operating from May 15th to October 15th, aligning perfectly with Vermont’s peak outdoor recreation season.
Guests often remark on the well-maintained nature of the grounds. One positive reviewer, representing a group of three rigs, specifically noted, "The grounds were neat and clean. Very well maintained," and highlighted the easy booking and check-in process. The owner’s personal introduction was also appreciated, contributing to the welcoming atmosphere. With a mix of sites, including many full hookup options, the campground is geared towards comfortable, extended stays, making it an excellent hub for exploring the Rutland and Addison county regions.
However, it is important for prospective guests to be aware of certain operational policies regarding shared facilities. Some guests have expressed strong dissatisfaction with a strict enforcement of guest hours and a fee-based system for the communal restrooms. The use of coin-operated facilities, including the hot showers, and a rigid application of visitor policies—including those concerning facility access after a certain hour—have been cited by some users as being inconvenient and excessively strict. While the management is clearly committed to maintaining a secure and orderly environment, guests should familiarize themselves with these policies upon booking to ensure their stay aligns with their expectations.

The bathrooms have pay showers—and even the toilets feel like pay toilets, since only registered campers or paying visitors are allowed to use them. Here's the kicker: the visitor fee expires at a certain hour. After that, if you’re in the shower or on the toilet when the clock runs out, you could literally get pulled out by staff. Yes, really. It’s hard to believe we’re still doing this. Pay toilets were phased out in most of the U.S. by the early 1980s because people rightly found them dehumanizing—especially for women, who had fewer free options. There was even a national movement (CEPTIA) to abolish them. Yet somehow, this place brings the absurdity back, nickel-and-diming people for basic human needs. As for management, their commitment to enforcing even the most trivial policies is matched only by their unpredictability.
Jul 18, 2025 · D. Perry ContinentalChimneyGreat campground. We stayed for 4 nights. Booking the spots was easy as well as check in. There were 3 rigs in our group. The owner came by and introduced himself. The grounds were neat and clean. Very well maintained. If we are back this way again, we will definitely be staying here.
Jul 25, 2024 · Sheri ThompsonWe have been here 4 days and have loved! We are traveling in a 45 ft class A with a tow vehicle. The park is super clean with large spaces and scattered trees. Fred, the owner, rides around in his golf cart to be sure everyone is pleased. Although we didn't use the pool the ones that did seemed to be enjoying it. We went to Killington Peak, The Champlain Dinner Train and our friends went to Fort Ticonderoga while we were here. The nice little town of Brandon has shops and a few nice restaurants. Our favorite was The River Pub & Grill. We would all definitely recommend this park and would return.
Jul 22, 2024 · Lisa DavisWe stayed at the campground for 1 night. Checkin was easy and the staff were excellent, helping us get settled. The site was perfectly level and had ample room for the coach and our Jeep.the restrooms were clean and the grounds well maintained. There wasn’t a dog park but there was a large open grassy area that our pups enjoyed. We will definitely come back.
