Completely deplorable management. The water district warned us about a shut-off, but Southern Pointe management promised it wouldn’t happen. Yesterday, our water was cut off anyway, leaving us with a 2-week-old baby and a 3-year-old girl in a dire situation. It wasnt just our family impacted, it was the ENTIRE park, countless families. They collect utility payments from us but clearly didn’t pay the bill, and now they’re ghosting us—no response to calls or messages. This isn’t just negligence; it’s a betrayal of trust and a health risk for our family. Stay far away from this place.

At first we were very happy about our new home things quickly took a turn for the worst. the first day upon move in we had to come back because they needed to clean? we came back an hour later like they asked and the lady still wasn’t there to clean so we ended being in the house while she was cleaning which is how we discovered our water pipes were literally busted. so the cleaning lady had to grab water from the neighbors ( unprofessional). after the lady was done cleaning i went to check behind her and the home was still filthy, i was very disgusted. urine all over the toilet , roach eggs in the cabinet, dust, dirty , you name it. we didn’t have a working oven for the entire duration of our lease (12 months). we’ve communicated multiple times about the stove being broken but we never got a new one even after they promised us more times than i can count. the rent was never the same throughout the ENTIRE duration of our lease, one time we had to come out of pocket of $1,300 no one could tell us what caused our rent to go from $945 to $1,300. the streets lights didn’t work half the time so you had to be really driving through. you also had to be very mindful of the children running around unattended. around winter time we discovered we had a rodent problem. what we thought was one mice ended up being two rats and four mice. the rodents destroyed a few of our belongings that we ended up having to let go. when we addressed the problem with management she rudely told us it doesn’t matter how clean we are they’re going to enter the home anyway. then proceeded to tell us that she couldn’t do anything. no one is ever in the office, our lease ended on a weekend so we didn’t feel completely comfortable leaving the key in the drop box considering how unprofessional these people are. i emailed and called the property manager multiple times about the key but she didn’t reply. $321 was taken out of our account so called/texted the property manager multiple times to see what’s going on but again..no response. so we had to leave the comfort of our new home to rush to southern. when we got there the same property manager we were trying to contact was just sitting at her desk. we give her the keys and address the issue with the money. she proceeds to say why didn’t you guys turn in the key. we explained it was the weekend and the office was closed. she told us we could’ve left it in the drop box not addressing the fact that she ignored our attempts to contact her about the key. we still haven’t gotten the money back but we’re working on it. i could honestly go on and on about the horrors of Southern pointe but im sure you guys get the point, RUN.

this is the worst place I have ever stayed. office staff is very unprofessional. just found out that the $400 deposit is a “home hold fee” that is non refundable. there is a horrible ant problem. they claim they have emergency maintenance & nobody even answers the phone or responds. no wonder they have so many vacant trailers at this place. if I could give them negative stars I would 🙄
