Southwind Villa Mobile Home Park About
For many Ohioans, finding a place to live that is both affordable and conveniently located, with a sense of established community, is a key consideration. In Columbus, Southwind Villa Mobile Home Park presents an option that aims to meet these needs. Situated in a practical location with various amenities nearby, it offers a different approach to homeownership for those seeking a more accessible housing solution in the state’s capital.
Southwind Villa Mobile Home Park has been a part of the Columbus landscape for some time, providing manufactured housing options to residents. Feedback from individuals who have lived in or visited the area suggests a focus on convenience and accessibility to daily necessities. One former resident highlights the ease of access to local stores, gas stations, and even a university via public transport, noting, "It is a fine place there is a store with 1 dollar bottles of ammonia... I had pizza from beside there on occasion and I only had to be on the bus for a few minutes to get to university... there is a gas station there and a lot of clothing stores." This emphasis on nearby amenities and transit connectivity points to a lifestyle where daily errands and commutes are manageable. The same resident also commented on the physical environment, stating, "the roads were very clean there was really places to park and there was a police station right beside it, along with an ice manufacturing plant, it's right beside another gas station and finally there was a new skatepark added there right after I moved." While acknowledging some personal challenges during their stay, the positive aspects of location and maintenance were clearly remembered.
It's important to consider all perspectives when evaluating a community. Some feedback, however, does raise concerns. One review describes the park as a "money pit" and raises issues regarding management practices and inconsistent utility services, specifically stating, "the so called manager is a thief, always looking for a way to get money from you for the most outrageous things, second, you can't get a straight answer from anyone about anything! Also your water is subject to be cut off any given time of the day without notice, then when you receive your guestimated water bill it's through the roof, if anything the cpd should look into this place for the many goings on there! Stay far away! You have been warned 🧐" Prospective residents are encouraged to conduct thorough due diligence, including direct communication with current management and possibly seeking independent reviews, to ensure their expectations align with the community's offerings and operational standards.
Southwind Villa Mobile Home Park is conveniently situated at 1056 Smith Rd, Columbus, OH 43207, USA. This location places it within the Edgewood neighborhood of Columbus, providing residents with easy access to various parts of the city. The park's position offers a balance between residential living and urban conveniences. It is notably close to significant arterial roads, which facilitate straightforward commutes to downtown Columbus, major employment hubs, and surrounding communities. The former resident's comment about being "on the bus for a few minutes to get to university" underscores the public transport accessibility, making it a practical choice for individuals who rely on or prefer bus travel.
The Edgewood neighborhood itself offers a range of local amenities. Homes.com notes that Southwind Villa Mobile Home Park is "in the center of the neighborhood," implying central access to local facilities. The proximity to everyday necessities like grocery stores, pharmacies, and service providers is a significant advantage. Furthermore, being in Columbus means residents benefit from the extensive infrastructure and diverse opportunities available in Ohio's capital city, from educational institutions to cultural attractions and healthcare facilities. The presence of a "police station right beside it" could also be seen as a factor contributing to a sense of local security for residents.
- Utility Connections: As a mobile home park, Southwind Villa typically offers utility hookups for individual homes, including electricity, water, and sewer. It's crucial for prospective residents to clarify how water billing is managed, given previous concerns about "guestimated water bill" and unannounced cut-offs mentioned in one review.
- Road Maintenance and Parking: A former resident positively noted that "the roads were very clean there was really places to park," suggesting that the park maintains its internal road network and provides adequate parking for residents.
- On-Site Management (to be verified): While a "manager" is mentioned in reviews, the effectiveness and helpfulness of management appear to be a point of contention. Prospective residents should aim to interact directly with the current management team to assess responsiveness and clarity regarding park policies and services.
- Trash Removal: Standard for most mobile home parks, trash collection services are typically provided, contributing to the overall cleanliness and sanitation of the community.
- Community Rules and Regulations: Like all mobile home parks, Southwind Villa operates under a set of rules and regulations designed to maintain community standards, ensure peace, and govern aspects like lot maintenance and pet policies. Understanding these rules before moving in is essential.
- Proximity to Local Amenities: A significant highlight is the immediate access to various local businesses. As one resident observed, "there is a store with 1 dollar bottles of ammonia... I had pizza from beside there on occasion... there is a gas station there and a lot of clothing stores." This dense concentration of everyday necessities within walking or short driving distance is a major convenience.
- Excellent Public Transport Access: The ease of using public transport is a notable feature, with a former resident mentioning being "on the bus for a few minutes to get to university." This connectivity is highly valuable for those without personal vehicles or who prefer sustainable commuting.
- Nearby Recreational Facilities: The addition of a "new skatepark" right after a resident moved out suggests a commitment to local recreational development, providing nearby outdoor activities for residents. Additionally, Homes.com mentions the "Lincoln Swimming Pool" about a mile west, offering a "double water slide, diving boards, a toddler area and competitive lanes for swimming laps," indicating accessible public recreational options.
- Established Edgewood Neighborhood: Southwind Villa is located within the Edgewood neighborhood, which Homes.com describes as having "trendy nearby neighborhoods like Grandview and German Village," but with "lower prices." This suggests residents can enjoy the benefits of proximity to desirable areas without the associated high cost of living, offering a practical balance.
- Sense of Community (Variable): While some reviews indicate challenges with management, the nature of mobile home parks often fosters a close-knit community due to the proximity of homes and shared common areas. This can be a significant draw for individuals seeking a more connected living environment.
- Affordable Housing Option: Mobile home living generally offers a more affordable path to homeownership compared to traditional stick-built houses in Columbus, making it an attractive option for those on a budget or seeking to downsize.
- Presence of Local Services: The mention of a "police station right beside it" and an "ice manufacturing plant" alongside "another gas station" highlights the practical and industrial presence in the immediate vicinity, which can be seen as both a convenience (services) and a characteristic of the locale.
As Southwind Villa Mobile Home Park is a privately owned and managed entity, specific promotions and special offers would be at the discretion of the park management or individual home sellers. There isn't a standardized system for discounts akin to state-run parks. However, prospective residents in Ohio considering Southwind Villa should directly inquire about:
- Current Home Sales or Rentals: Check with the park management or local real estate agents specializing in manufactured homes in the Columbus area for any homes currently for sale or rent within Southwind Villa that might include special pricing or incentives.
- Lot Rent Specials: Occasionally, parks may offer incentives for new residents, such as reduced lot rent for an initial period, or waived application fees. It is always worth asking if any such offers are available.
- Referral Programs: Some communities have resident referral programs where existing residents can receive a bonus if they refer a new resident who moves in. While this might not directly benefit a new resident upfront, it can be an indicator of a stable community.
- Financing Options: Inquire if the park has any preferred lenders for manufactured home financing or if they can offer guidance on financial assistance programs available for mobile home purchases in Ohio.
Given some of the varied feedback, it is particularly important for prospective residents to have direct conversations with the current park management to clarify any potential offers, lot rent details, and utility billing practices.

It is a fine place there is a store with 1 dollar bottles of ammonia that I used to use for cleaning every day, I had pizza from beside there on occasion and I only had to be on the bus for a few minutes to get to university... there is a gas station there and a lot of clothing stores... I would try and move back there if I could find another one... the roads were very clean there was really places to park and there was a police station right beside it, along with an ice manufacturing plant, it's right beside another gas station and finally there was a new skatepark added there right after I moved. I tried finding out about that park when there was a meeting to design it however I didn't find out where it was in time. I'm on low income housing now with neighbors on the other side of all my walls, so I leave my fan on the wall now... leaving the fan on the wall made a large enough difference that I can't complain about moving but I still really would. The managers were helpful when I moved in to the trailer, it had to have repairs done on it and the sink eventually needed replaced when I left. My washer and dryer broke and the replacement I found on a mobile app didn't work well for me and I didn't think of getting a stackable set I have one now but anyway I didn't have a hard time cleaning the place except for when flies came in and I had to spray them with the ammonia. It was only 1 dollar per bottle at the dollar store and on Amazon the same bottle was eight dollars!
If you are wise you would stay away from this money pit! For starters the so called manager is a thief, always looking for a way to get money from you for the most outrageous things, second, you can't get a straight answer from anyone about anything! Also your water is subject to be cut off any given time of the day without notice, then when you receive your guestimated water bill it's through the roof, if anything the cpd should look into this place for the many goings on there! Stay far away! You have been warned 🧐
Went to go buy a trailer cops arresting someone looks like they're trying to clean the place up but overall still the hood I would suggest staying away and it has turned into Little Mexico
It was absolutely wonderful My cheating ex-girlfriend visits her lover there
I used to live there and it was very clean and we'll kept. Now it's overgrown and messy with trash everywhere and broke down mobile homes with broke down cars.
