Southwood Village About
Are you a Michigan local seeking an affordable and welcoming place to call home within the vibrant Grand Rapids area? In today's housing landscape, finding a community that offers both value and a comfortable environment is key. Southwood Village, a mobile home park located in Grand Rapids, Michigan, aims to provide just that. This community offers a distinct living experience, often at a more accessible price point than traditional homes or apartments in the city.
Southwood Village is an all-age community designed to provide a "calm, cool, relaxed place to live." While like any community, it has received mixed feedback, particularly regarding persistent issues with standing water in certain areas during heavy rains and occasional noise from neighbors, residents also highlight its quiet periods and spacious environment. The park strives to offer amenities that enhance daily living, including a party room and recreational facilities. This article will provide Michigan residents with an in-depth, factual overview of Southwood Village, helping you understand its offerings and determine if it aligns with your housing needs and preferences.
Southwood Village is strategically located at 440 60th St SE, Grand Rapids, MI 49548, USA. This address places the mobile home park within the broader Grand Rapids metropolitan area, offering residents convenient access to the city's numerous employment opportunities, educational institutions, shopping centers, dining establishments, and entertainment venues. Being situated on 60th Street SE provides easy access to major thoroughfares, including US-131, allowing for straightforward commutes throughout Grand Rapids and surrounding communities in West Michigan.
The location in a residential area means residents can enjoy a sense of community while still being close to urban conveniences. Public transportation options are also accessible from the area, providing an alternative for getting around. Its proximity to essential services ensures that daily errands and recreational activities are easily within reach. This balance of a residential setting with urban accessibility makes Southwood Village a practical choice for Michigan locals seeking affordable living within a dynamic city environment.
As a mobile home park, Southwood Village primarily offers lot rentals for manufactured homes. Residents typically own their homes and lease the land upon which their home is situated. The core services generally include:
- Mobile Home Lot Rental: Providing a designated parcel of land for residents to place their manufactured home.
- Community Infrastructure Maintenance: This typically covers the upkeep of common areas, internal roads, and possibly street lighting within the park. However, it's important to note that some reviews indicate issues with standing water ("lakes") in certain areas during heavy rain, suggesting areas where infrastructure maintenance may require ongoing attention.
- Utility Connections: Providing access points for essential utilities such as water, sewer, and electricity to individual lots. Residents are generally responsible for their individual utility bills.
- On-site Management/Office: The community aims to provide on-site customer service, with an office that residents can contact. However, some reviews indicate challenges with staff responsiveness and communication.
Prospective residents should always inquire directly with Southwood Village management for a comprehensive list of services included in lot rent, any additional fees, and detailed information about utility arrangements.
- All-Age Community: Southwood Village is an all-age mobile home community, meaning it welcomes residents of all life stages, from young families to retirees, fostering a diverse and inclusive environment.
- Quiet and Spacious Environment: Many residents describe the park as a "calm, cool, relaxed place to live" and a "quiet and spacious complex." While some temporary noise issues or specific instances of loud music have been mentioned, the overall sentiment points to periods of peaceful living.
- Community Amenities: The park offers several amenities for residents to enjoy, including:
- Swimming Pool: A designated pool area for relaxation and recreation, particularly appealing during warmer months.
- Two Playgrounds: Providing dedicated spaces for children to play and interact.
- Basketball Court: An area for active recreation and sports.
- Party Room / Clubhouse: A "nice size party room to reserve" for gatherings and events, offering a communal space for residents.
- Pet-Friendly: The community allows pets, accommodating residents with their beloved furry companions (specific pet policies and potential fees should be confirmed directly with management).
- Affordable Living Option: Mobile home communities generally offer a more budget-friendly housing solution compared to traditional stick-built homes in the Grand Rapids area, making homeownership or long-term rental more accessible.
- Convenient Location: Nestled in Grand Rapids, residents have convenient access to public transportation, shopping malls, and a variety of dining options, enhancing daily convenience.
It's important to acknowledge that while these features are highlighted, some reviews indicate ongoing concerns, particularly regarding standing water/drainage issues in certain areas during heavy rains, and past instances of perceived poor customer service or communication from office staff. Prospective residents should keep this varied feedback in mind when considering Southwood Village.
As a mobile home park, Southwood Village typically focuses on lot rental agreements rather than frequent, short-term promotions common in retail. However, potential residents should always inquire directly with the park management about any current incentives or programs. Such offers could include:
- Lease-Up Incentives: Occasionally, parks may offer a discount on the first month's lot rent or waive certain application fees for new residents.
- Referral Programs: Existing residents might receive a benefit for referring new residents who successfully move into the community.
- Financing Options for Homes: While the park primarily offers lot rentals, they may have partnerships or information regarding financing options for purchasing manufactured homes within the community.
Given some of the feedback about communication, it's especially important to use the provided contact information to directly speak with the Southwood Village office about any available specials. It is advisable to clarify all terms and conditions of any offers during your inquiry. Always verify all rates, fees (including application fees, pet fees, and any utility charges), and terms directly with the management.

For Michigan residents, particularly those in the Grand Rapids area, Southwood Village offers a housing solution that can be highly suitable, primarily due to its affordability and its location within a major metropolitan area. In a region where housing costs can be a significant barrier, mobile home communities like Southwood Village provide a more accessible pathway to establishing a home base. This is particularly appealing for young professionals, families, or individuals looking for a budget-conscious living option without sacrificing proximity to urban amenities.
The community's designation as an all-age park means it caters to a diverse demographic, fostering a vibrant mix of residents. While some reviews mention periodic noise and drainage issues, the prevailing sentiment also highlights its ability to be "calm, cool, relaxed," and "quiet" for extended periods. This balance of a residential setting with urban accessibility makes it a practical choice for those who desire the convenience of city living combined with the potential for a more spacious and independent housing style. While transparency and consistent communication from management are areas some residents have highlighted for improvement, the core benefits of affordability, community amenities, and strategic location make Southwood Village a viable and attractive option for many Michigan locals seeking a place to call home.
Customer Reviews
Calm cool relaxed place to live or visit. It's a quiet and spacious complex with a nice size party room to reserve.
My mother in law lives here. It isn't the worst. But it isn't the best either. There is a huge "lake" that forms when it rains hard and a lot, that fills the intersection near the mailboxes that are near the entrance. It has been this way for many years. There are a couple of neighbors who drive in and out blasting music at all hours. Overall, I guess I would say, it isn't horrible. ***03/17/23 I saw a response in my notifications from Southwood Village but I can't find it in the post itself. I will definitely update this post after I see how the "lake" (or lack thereof lol 😊) looks the next time it rains. My mother in law doesn't want to complain about the cars music at this point. She said she doesn't want to start issues with her neighbors. Thank you Southwood Village for responding so quickly and for caring about your residents! ***04/15/23 The "lake" is in fact still there. I happened to be there when it rained very hard recently. But I honestly don't know what you can do, if anything, about it. Mom is planning to move in the next few months anyway. I will say, that the weather has been nice the last few days and mom and her husband have been outside a lot. She has said it has been nice and quiet! Beautiful!!! No loud cars and no loud music. It has been wonderful she said! So I upped the rating from three stars to four. Well done! 2-8-24 The lakes are still in fact there and worse than ever. You should be honest about things if you are having a hard time fixing them. Instead of lying. Worst customer service I have ever had with your office staff as well this past year. Thanks for not calling back like you promised to let us know if you would accept the payment from DHS to get us caught up. You just sent the team to evict us instead. If your office staff is too scared to talk to people, and they are flat out lying to people about fixing the giant lakes that occur every single time it rains hard, maybe you should get new staff. Your whole operation is a joke.
Trashy place. Horrible people. Crime is horrendous. Even worse management. They drive up rent frequently. Vandalism, car theft, general theft, crime crime crime. Do not buy or rent here. Avoid at all costs. WOULD NOT RECOMMEND.
The office secretary was very pleasant and answered all of my questions. This is a beautiful park.
Pathetic management. Sent in an application and was told I’d hear back within 1 day. Called in to office the following day and no update. It has been over 2 weeks and have not heard back since and I have called every few days since then with no answer. The office is even closed during their regular scheduled business hours on two occasions I’ve tried to go in person. And based off these other reviews, I can confirm it’s not the place I want to move to. Trashy community with a pathetic joke of a management team. Don’t even consider going here.
