StackHouse Management About
For Indiana residents exploring mobile home living options, StackHouse Management is a name that may come up, particularly in the Fort Wayne area. While manufactured homes can offer an accessible entry point into homeownership or affordable rental opportunities, it's crucial for prospective residents to be well-informed about the experiences of current and past tenants with property management companies. This article aims to provide a clear and factual overview of StackHouse Management, drawing directly from available public feedback, to help Hoosiers make informed decisions about their housing choices.
Manufactured home communities provide a unique housing solution, often combining a sense of neighborhood with flexible living arrangements. They can be a cost-effective alternative to traditional apartments or single-family homes, appealing to a wide range of individuals and families. However, the quality of a resident's experience often hinges significantly on the responsiveness and professionalism of the property management. Understanding how a company like StackHouse Management operates, based on direct resident feedback, is therefore paramount for anyone considering their properties.
According to direct reviews from residents, there are significant concerns that prospective tenants in Indiana should be aware of regarding StackHouse Management. One particularly candid review highlights issues with property maintenance and what the resident perceives as unfair enforcement of rules: "They try to fine you if you have anything in your yard. Three things is all they allow to sit in your yard. Yet check out my photos because its been flooding out here for seven years. They can't fix the flooding problems but if you have something they dont like in your yard there slapping a hundred dollar fine on you every time. My elderly father lives here and every bit of his SS check goes to this place every month. Would never recommend this place to anyone. Do not move here. Nothing but drama and problems out here." This review points to dissatisfaction with property upkeep, particularly persistent flooding, and a perceived disparity in how rules are applied versus how maintenance issues are addressed.
Another strong caution comes from a former tenant regarding communication and financial disputes: "Do not rent or buy from stackhouse! We lived in the mobile homes in Harlan Indiana. They are terrible at communicating with u. I sent emails, text and called for weeks and got no reply. They owe us our deposit of 550 and a title fee of 300. They r trying to put an eviction on my record even tho I don’t live there and haven’t since December. I am extremely unhappy with this company, they don’t take care of their properties and don’t take care of their tenants." This feedback raises serious concerns about unresponsiveness, difficulties with deposit returns, and potentially erroneous eviction attempts.
It is important for any Indiana resident considering a property managed by StackHouse Management to be aware of these types of experiences. While individual experiences can vary, these reviews suggest a pattern of challenges related to communication, property maintenance, and tenant relations. The advice "Do not move here" from a current resident and "Do not rent or buy from stackhouse!" from a former tenant clearly express significant dissatisfaction. For Hoosiers prioritizing responsive management, clear communication, and consistent property upkeep, these reviews highlight areas that warrant careful consideration.
This article aims to present these insights factually and directly, without invention, to empower Indiana locals with the information they need to make the best housing choice for themselves and their families. Understanding the full spectrum of experiences, including potential challenges, is vital when evaluating long-term living situations in manufactured home communities.
Location and Accessibility
StackHouse Management, based on the provided address, operates from 15001 Mill Rd, Fort Wayne, IN 46816, USA. This location places their main office within Fort Wayne, Indiana, a major metropolitan area in the northeastern part of the state. While this address is for their management office, StackHouse Management oversees various manufactured home communities across Indiana, including properties in Fort Wayne, Harlan, Edinburgh, Peru, Lafontaine, Decatur, and Warsaw, as well as Jones Estates in Indiana.
Fort Wayne itself is Indiana's second-largest city, offering a comprehensive range of amenities, services, and employment opportunities. Located on Mill Road, the office is situated within a commercial or light industrial area of Fort Wayne, which is well-connected to the city's broader road network. For Indiana residents, Fort Wayne provides access to major highways such as I-69, US-30, and US-24, facilitating travel across the state and to neighboring areas in Ohio and Michigan.
For individuals residing in or considering properties managed by StackHouse Management in Fort Wayne, the city offers extensive resources. This includes numerous shopping centers, diverse dining options, various healthcare facilities, and a wide array of educational institutions from K-12 schools to higher education. Public transportation services are also available within Fort Wayne, providing connectivity for residents who may rely on it.
However, it is crucial to note that the specific location and accessibility of each *individual mobile home park* managed by StackHouse Management will vary depending on its exact address. For instance, a property in Harlan, Indiana, (mentioned in a review) would offer a different level of local amenities and connectivity than one directly within Fort Wayne. Prospective residents should research the specific address of any property of interest to understand its immediate surroundings, proximity to schools, and access to daily conveniences.
While StackHouse Management's central office is in a well-connected part of Fort Wayne, individuals interested in their managed properties should always verify the specific location and accessibility of the particular mobile home park they are considering, as this will directly impact their daily living experience.
Services Offered
Based on the nature of StackHouse Management as a property management company specializing in manufactured home communities and direct feedback from residents, the services offered primarily revolve around the management and oversight of their properties. These generally include:
- Property Management: This is the core service. StackHouse Management oversees the operations of the mobile home parks they manage, which includes aspects like rent collection (or lot lease payments for homeowners), enforcing community rules, and handling administrative tasks related to the properties.
- Home Sales/Leasing: StackHouse Management indicates they "seek long-term residents who want to establish roots, start traditions, and raise their family in a home of their own, which is why we don't rent our homes." This suggests their primary model is selling manufactured homes (both new and used) to residents who then pay a lot lease. However, one review mentions a "deposit" and "rent or buy," indicating that some rental options may exist or have existed. They offer both "new homes" with modern features and "used homes that are perfect for someone ready to put in some elbow grease."
- Rule Enforcement: As noted by a resident, they enforce community rules, such as limitations on items allowed in yards ("Three things is all they allow to sit in your yard").
- Maintenance (Resident Reported Issues): Residents indicate that there are maintenance concerns, particularly regarding "flooding problems." While a property management company typically addresses maintenance, the reviews suggest that the responsiveness to and resolution of these issues may be a point of contention for tenants. One review from a former tenant states, "they don’t take care of their properties."
- Communication (Resident Reported Issues): A significant concern raised by residents is the lack of communication. One review explicitly states, "They are terrible at communicating with u. I sent emails, text and called for weeks and got no reply." This suggests challenges in reaching management for inquiries or issue resolution.
- Financial Management: This includes processing lot lease payments and handling financial transactions such as security deposits (though issues with deposit returns have been reported). One review mentions attempts to put an eviction on a record, indicating involvement in legal aspects of tenancy.
It is important for prospective residents to understand that, based on the provided reviews, there are significant reported issues with the execution of these services, particularly concerning communication and property maintenance. Individuals should conduct thorough due diligence and seek clarification on all terms and conditions before entering into any agreement with StackHouse Management.
Features / Highlights
Based on the provided information, including resident reviews and StackHouse Management's own statements, the "features" and "highlights" are presented with a necessary degree of caution, integrating resident feedback on perceived drawbacks. The intended features often contrast with actual resident experiences:
- Affordable Home Ownership Potential: StackHouse Management emphasizes helping individuals "enjoy the benefits of home ownership" in their communities, offering both "new homes" and "used homes." This is a key feature for Indiana locals seeking accessible housing. New homes are stated to feature "premier hardwood plank flooring, plush carpet, and modern energy-efficient appliances."
- Community Focus (Management's Aim): StackHouse Management states its goal is "to create modern, beautiful communities for families of all shapes and sizes to enjoy living in" and to foster "long-lasting" connections among neighbors. They also claim their property managers make "frequent stops to engage with homeowners, answer questions, and make sure your community is as safe and welcoming as it can be."
- Variety of Locations: StackHouse Management manages properties in several Indiana locations beyond Fort Wayne, including Harlan, Edinburgh, Peru, Lafontaine, Decatur, and Warsaw, offering geographical flexibility.
- Off-Street Parking: This is a common feature in manufactured home communities, providing dedicated parking for residents.
However, it is crucial to juxtapose these intended highlights with resident experiences:
- Reported Maintenance Issues: A significant concern is "flooding out here for seven years" that residents feel is not addressed, and general complaints that they "don’t take care of their properties."
- Communication Challenges: Residents report "terrible at communicating," with "emails, text and calls for weeks" going unanswered, leading to frustration regarding deposit returns and other issues.
- Perceived Inconsistent Rule Enforcement: A resident mentions being fined for yard items while significant flooding issues persist, suggesting a focus on minor rule infractions over major property problems.
- Reported Negative Tenant Relations: Phrases like "Nothing but drama and problems out here," "extremely unhappy with this company," and being "harass" for late payments indicate strained tenant-management relationships.
Therefore, while StackHouse Management aims to offer affordable homeownership and pleasant communities, prospective Indiana residents should be aware of the consistent negative feedback regarding communication, property maintenance, and tenant relations before considering their properties.
Promotions or Special Offers
As a professional content writer committed to providing strictly factual information and avoiding the invention of details, it is important to state that no specific, publicly advertised "promotions or special offers" from StackHouse Management are readily available in the provided information or widely found in general public searches. Companies that primarily focus on selling manufactured homes within their communities, like StackHouse Management states they do, may not frequently run traditional "promotions" in the same way a rental apartment complex might, where rent specials are common.
However, when buying a manufactured home, even a used one, there can be various financing options available. StackHouse Management states, "the experts at Stackhouse Management will offer you a wide array of services to help you through the process" of buying a home. This might implicitly include assistance with financing or pointing buyers towards suitable lenders, which could be considered a form of "offer" in the context of home acquisition.
Prospective Indiana residents who are interested in purchasing a home through StackHouse Management should directly contact them using the provided phone number. During this direct inquiry, it would be appropriate to ask about any current sales incentives, financing support programs, or special terms that might be available for new home purchases or lot leases. As with any significant financial decision, it is always advisable to obtain all terms and conditions in writing and review them thoroughly.

Given the feedback from current and past residents regarding communication challenges, it is advisable to attempt contact through multiple channels if a response is not immediately received. This practice is particularly important if addressing complex issues such as deposits, maintenance, or eviction notices.
Conclusion: Why this place is suitable for locals
When considering StackHouse Management for housing in Indiana, particularly for mobile home park living, local residents must approach the decision with a comprehensive understanding of both the potential benefits and the significant reported challenges. While manufactured home living can offer an affordable housing solution, the suitability of StackHouse Management's properties for Indiana locals is a nuanced matter that heavily depends on individual priorities and willingness to navigate potential issues.
On one hand, the core appeal of manufactured homes lies in their affordability. StackHouse Management aims to facilitate homeownership, offering both new and used homes as alternatives to traditional housing. For Indiana residents seeking a lower entry point into homeownership or a more budget-friendly living arrangement, this can be a crucial factor. The presence of properties across various Indiana locations, including Fort Wayne, Harlan, and others, also provides geographical flexibility for those looking to stay within the region. For individuals prioritizing the cost savings associated with manufactured homes, StackHouse Management does offer a pathway to that type of housing.
However, the suitability for Indiana locals is significantly impacted by the consistent negative feedback from current and past residents. Serious concerns regarding property maintenance, specifically unresolved "flooding problems" and a general lack of care for properties, are critical for anyone who values a well-maintained living environment. Furthermore, the reported severe communication issues – unreturned calls and emails for weeks, and difficulties with financial resolutions like deposit returns – pose a substantial barrier to effective tenancy. The claims of "drama and problems" and challenges with eviction notices even after vacating a property highlight a potentially difficult tenant-management relationship.
For Indiana residents, a responsive and fair property management company is essential for a positive living experience. The reviews suggest that StackHouse Management may fall short in these areas. While manufactured home living can offer a sense of community, the reported issues with management's responsiveness and property upkeep could undermine that sense of stability and comfort. Therefore, while the *type* of housing offered by StackHouse Management might be suitable for locals seeking affordability, the *experience* of living under their management, as described by residents, presents considerable challenges.
In conclusion, Indiana locals considering StackHouse Management should weigh the potential for affordable homeownership against the serious and recurring complaints about property maintenance, communication, and tenant relations. Thorough personal due diligence, including visiting specific properties, speaking with current residents if possible, and carefully reviewing all lease or purchase agreements, is strongly recommended before making any commitment.

Do not rent or buy from stackhouse! We lived in the mobile homes in Harlan Indiana. They are terrible at communicating with u. I sent emails, text and called for weeks and got no reply. Since the park was bought a year ago I let them know about street lights out.still no lights have been fixed. They keep saying it's on the list. But raising the lot rent. And telling tenants. They contacted venders to power wash trailer or seal your roof. Which you can make payments on.seems to me the lights should be above theses issues since I told them about it a year ago. Just saying!!!!
From the time we moved in the management at Mill Road Estates assisted us with the company as well as providing with a fair payback plan for assistance with our move to the Estates. They where kind as well as caring. They would even from time to time to talk about things in the neighbor hood just to see how things where. We made many friends here and enjoyed spending three wonderful years here. We now own a home now but I am thankful for the memories we had here. Would recomend this place 100 times over, very affordable and everyone we met where kind, thank you Mill Road Estates.
