Sturbridge Village About
For many Virginians seeking an alternative to traditional homeownership, the idea of mobile home park living offers a unique blend of affordability and community. In the bustling Hampton Roads region, specifically in Chesapeake, Sturbridge Village stands as one such mobile home park that warrants a closer look. Understanding the nuances of this type of living is essential, and Sturbridge Village, like any community, presents a distinct set of characteristics for potential residents to consider.
The appeal of mobile home parks in Virginia often lies in their potential for lower entry costs compared to site-built homes, offering a pathway to homeownership for various budgets. Chesapeake, a vibrant city within the Hampton Roads metropolitan area, provides a strategic location for residents, offering proximity to employment centers, military bases, recreational opportunities, and essential services. Sturbridge Village aims to capitalize on this, presenting itself as a residential option within this dynamic region.
However, it's important to approach any community with a balanced perspective, considering both positive aspects and potential challenges. Reviews of Sturbridge Village offer a mixed picture. While one visitor described it as an "outstanding community, with houses in order and the place was clean, just seemed like a good atmosphere," noting it felt "a lot different then the mobile home courts I've seen growing up ...just looked and felt like a good place," another resident expressed concerns regarding lot rent, rules, and amenities. This article aims to provide a factual and comprehensive overview of Sturbridge Village, drawing from available public information and resident feedback, to help local Virginians make an informed decision about whether this mobile home park aligns with their housing needs and lifestyle preferences. We will delve into its location, typical services, reported features, and contact information.

This address places the mobile home park squarely within Chesapeake, a prominent city in the Hampton Roads metropolitan area of Virginia. Chesapeake is known for its diverse landscapes, ranging from urban centers to rural farmlands and the vast Great Dismal Swamp.
The park's location in Chesapeake offers significant advantages for local Virginians. It provides convenient access to a wide array of amenities and services essential for daily living. Shopping centers, grocery stores, pharmacies, and various dining establishments are typically within a short driving distance, making errands and leisure activities easily manageable. The area also boasts numerous parks, recreational facilities, and community centers, contributing to a well-rounded lifestyle for residents.
Furthermore, Chesapeake's strategic position within Hampton Roads means excellent accessibility to major employment hubs, including military bases (such as Naval Station Norfolk and Naval Air Station Oceana), ports, and commercial districts across Norfolk, Virginia Beach, and Portsmouth. Major roadways like Interstate 64, Interstate 464, and US-17 are readily accessible, facilitating commutes and travel throughout the region. While a specific description of the immediate surroundings of Spoonbill Ct isn't provided, its location within Chesapeake suggests a suburban setting that balances residential tranquility with urban convenience. The positive review mentioning "his house was towards the back so I went in pretty far" and finding an "outstanding community, with houses in order and the place was clean," indicates that the internal layout and maintenance of the park contribute to its appealing atmosphere. This combination of a well-kept internal environment and external accessibility makes Sturbridge Village a practical option for those seeking mobile home living in the heart of southeastern Virginia.
As a mobile home park, Sturbridge Village primarily offers lots for manufactured homes where residents own their homes but lease the land they occupy. Based on the provided review, there are some clear indications of what services are (and are not) included, from the perspective of a current resident.
- Lot Lease: This is the fundamental service, providing residents with a designated plot of land for their mobile home. The lot rent is a significant aspect, noted as "nearly 800 a month."
- Property Maintenance (External Common Areas): The positive review mentions "the place was clean," suggesting that the park management is responsible for the general cleanliness and orderliness of common areas and perhaps external landscaping that isn't on individual lots. One resident notes, "They cut the grass every week," which while possibly referring to common areas, could also be a service offered for individual lots depending on the park's specific rules. However, another resident states, "You have to maintain your own property," indicating that individual lot upkeep is the tenant's responsibility.
- Waste Management: While not explicitly stated, mobile home parks universally provide access to waste disposal facilities, typically dumpsters, for residents.
- Management Contact: The review states, "The management of the park is the only contact available at all times," indicating that there is a responsive management team for resident inquiries and issues.
- Rules and Regulations Enforcement: The park management actively "force the rules," as per one resident's feedback, which contributes to the "houses in order" appearance and overall "clean" atmosphere noted by another visitor.
It is crucial to note what is explicitly stated as not offered:
- Included Utilities: A resident explicitly states, "They don't pay for anything," implying that utilities such as water, sewer, and electricity are the responsibility of the tenant, separate from the lot rent.
- Community Amenities: The resident highlights the absence of "no pool or club house or a community area to have a gathering at no basketball courts," indicating a lack of shared recreational facilities.
Prospective residents should confirm all specifics regarding what the lot rent covers, which utilities are separate, and the precise responsibilities for property maintenance directly with Sturbridge Village management.
Sturbridge Village, as a mobile home park in Chesapeake, presents a set of characteristics that define its living environment. Based on the provided customer reviews, here are its key features and highlights:
- Clean and Orderly Appearance: One of the most positive aspects highlighted by a visitor is that the "place was clean" and had "houses in order." This suggests a well-maintained visual standard for the community, contributing to a "good atmosphere."
- Positive First Impression: A visitor noted that the community "looked and felt like a good place" and was "a lot different then the mobile home courts I've seen growing up," indicating a higher standard of appearance and atmosphere than some might expect from a mobile home park.
- Established Community: The nature of a mobile home park suggests a residential community, where neighbors reside on a long-term basis, potentially fostering a familiar environment.
- Responsive Management (for rules enforcement): While some residents may find the rules strict, the consistent enforcement of rules by management contributes to the overall orderliness and cleanliness that visitors appreciate.
- Individual Property Maintenance: Residents are responsible for maintaining their own property, which, when adhered to, contributes to the overall neatness of the community.
It is important to acknowledge that some reviews also highlight the absence of certain features common in other modern communities:
- Lack of Shared Amenities: A significant point of contention for one resident is the absence of a "pool or club house or a community area to have a gathering at no basketball courts," which are often expected features in communities with comparable lot rents.
- Strict Property Modification Rules: While tenants maintain their property, there are limitations on what they "aren't able to do much to the property," suggesting strict architectural or aesthetic guidelines.
These points of feedback provide a balanced view of Sturbridge Village's features, emphasizing its well-kept appearance and orderly environment, while also noting the absence of certain communal amenities.
Based on the provided customer reviews, there is no public information or indication of "promotions" or "special offers" being provided by Sturbridge Village Mobile Home Park. The reviews primarily discuss the established lot rent structure and management practices.
One resident explicitly states, "They don't pay for anything and provide nothing for their tenants except a bunch of rules," and notes, "They raise the rent every year if not twice a year." This feedback suggests that the park's operational model does not typically include incentives or discounts for prospective or current tenants.
In the context of mobile home parks, "promotions" often come in the form of:
- Reduced first month's lot rent for new residents.
- Waiver of certain application or background check fees.
- Incentives if the park is selling new or pre-owned mobile homes directly.
However, with the provided information, it appears Sturbridge Village's focus is on lot leasing with a consistent rent structure, and there are no details suggesting any promotional activities. Potential residents should anticipate the standard lot rent and associated fees without expectation of special offers. Any inquiries regarding current rates, available lots, or specific terms should be directed to the park management.

Customer Reviews
This mobile home park gives nothing for having lot rents at nearly 800 a month. They don't pay for anything and provide nothing for their tenants except a bunch of rules and they only force the rules on you if you are an American. They provide no information about the owner of the property. The management of the park is the only contact available at all times. They raise the rent every year if not twice a year. You have to maintain your own property but really aren't able to do much to the property. They acted like the place is a high society community. It's one thing to enforce keeping the place looking nice but not allowing people to do things to their lots that they are paying almost a mortgage on is crazy. There is no pool or club house or a community area to have a gathering at no basketball courts. They are collecting a high lot rent to benefit themselves is all they are doing.
Just visited to pick up a friend of mine and his house was towards the back so I went in pretty far. And it was an outstanding community, with houses in order and the place was clean, just seemed like a good atmosphere, .. If I we're to be in an instance in which I was to own a mobile home and live there . It was a lot different then the mobile home courts I've seen growing up ...just looked and felt like a good place .. 🙏🏻🙋🏻
No pool, no basketball, no tennis , so many rules but not everyone follows them. All that trash around the rental office is disgusting . You think we are living in the white house neighborhood area,
hate the fact that you can’t do anything to your lot even though we pay rent. You can’t have this or that, I understand the trash part. But everything else I should be able to do if it’s not damaging the lot. if I pay rent I should be able to do what I want with my lot if it’s not affecting anything or anyone.
I've never been happier than I am in Sturbridge Village. The neighborhood is friendly and quiet. The nicest most hard working people live here. And they really watch out for each other. The management is very nice and stern with the rules. The upkeep is impeccable. I have to leave soon due to circumstances out of my control. But I will miss it terribly. I am disabled but find joy in waking up early to the sounds of birds singing & children playing. If you're thinking of moving here you're making a good decision.
