Woodshire Estates Mobile Home Park About
For many Virginians, finding a home that perfectly balances affordability with a desirable living environment can be a challenging endeavor. While traditional houses and apartments are often the first housing options explored, mobile home parks, also known as manufactured home communities, offer a distinct and often more accessible pathway to homeownership or stable long-term residency. These communities typically operate on a model where residents own their manufactured home but lease the individual lot it occupies. This arrangement can significantly reduce upfront costs and potentially lower monthly expenses compared to the combined price of purchasing both a traditional house and its underlying land, making homeownership more attainable for a diverse range of individuals and families across the Commonwealth. Beyond the financial considerations, mobile home parks can foster a unique sense of community, offering a more intimate neighborhood feel.
In the bustling city of Chesapeake, Virginia, Woodshire Estates Mobile Home Park serves as one such community catering to local residents. - Positive Management Relationships: Some residents acknowledge that the "ppl that own it are nice and will work with you," suggesting a potentially helpful and understanding ownership.
- Enforcement of Yard and Trailer Upkeep: A positive aspect highlighted is that "the property owners make sure everyone keeps up with their yard and trailer. Its makes the trailer park look nice." This indicates a focus on maintaining the aesthetic appeal of individual lots, which benefits the overall appearance of the park.
- Challenges with Noise and Disturbances: A significant concern is the presence of "loud music and parties and drama and cops called out I guess for the drunks." This suggests that noise control and community peace can be an issue.
- Safety Concerns Regarding Vehicle Speeding: Residents express fear for their children due to "ppl drive very fast in the neighborhood" and state that the park "does nothing about the speeding!!" This raises significant safety concerns within the community.
- Poor Infrastructure Maintenance (Potholes, Street Lights): Recurring complaints include "Huge pot holes in the streets" and that "the street lights have been out for years," indicating a lack of consistent maintenance of essential infrastructure.
- Inconsistent Rule Enforcement: A major point of dissatisfaction is the perceived inconsistency in applying rules, with one resident stating, "They write me up for having 3 cars... but every other trailer has multiple vehicles all parked in the grass but I get a ticket for it 🙄 the rules do not apply to everyone in the trailer park and it shows !!! They pick and choose who they want to write up!" This highlights a concern about fairness and equitable treatment.
- Issues with Roaming Animals and Waste: There are complaints about "dogs that roam around everywhere taking a crap in ppls yards" and "unhealthy strays cats stinky up the trailer park," along with a lack of enforcement for leash laws and proper pet containment.
- Trash and Cleanliness Issues: Despite some effort to keep individual yards nice, there are reports that "ppl throw trash down in the yards and don't clean it up" and that "the ppl in the back of the trailer park cuz those yards are a complete dump," indicating uneven cleanliness across the park.
- Limited Bus Stops: The comment about "only 2 bus stops in the whole park so you have to drive to hedi to get your kids on and off the bus" points to a potential inconvenience for families relying on public transportation for school.
- Management Accessibility: One review mentions that "property managements customer service needs improvement though. Also it would be nice if they had a office that was closer and not located 30 mins away," suggesting challenges in direct communication and prompt issue resolution.
These highlights provide a candid overview of resident experiences, focusing on both positive and negative aspects, to help prospective residents form a realistic expectation.

Woodshire Estates Mobile Home Park, situated in Chesapeake, Virginia, presents a housing option that local Virginians might consider, particularly those prioritizing affordability in a challenging housing market. Mobile home parks generally offer a more accessible entry point to homeownership or a more budget-friendly long-term living arrangement compared to traditional stick-built homes. For individuals and families in Virginia looking to manage their housing expenses more efficiently, or to own their residence without the substantial financial burden of a conventional house and land purchase, Woodshire Estates could offer a viable solution. Its location within Chesapeake, a major Hampton Roads city, means residents have access to various amenities, including shopping centers, schools, and employment opportunities, which are crucial for daily life.
However, a balanced perspective, drawn from direct resident feedback, is essential for local Virginians considering Woodshire Estates. While some residents appreciate the property owners' willingness to work with them and efforts to maintain individual yard and trailer appearances, significant concerns have been raised. These include persistent issues with loud noise and parties, safety concerns due to speeding vehicles within the park, and a notable lack of maintenance for essential infrastructure such as street lights and roads (evidenced by "huge potholes"). The reported inconsistency in rule enforcement, particularly regarding pet control and vehicle parking, could also be a point of frustration for residents who value fairness and order. The challenges with communication and the remote location of the management office are additional factors to consider when assessing the overall living experience.
Despite these challenges, the fundamental appeal of a mobile home park remains: providing an alternative, often more affordable, housing solution. For Virginians who are actively seeking a lower cost of living and are prepared to engage proactively with park management on existing concerns, or who find the location within Chesapeake particularly convenient for their lifestyle and work, Woodshire Estates might still be an option to explore. Prospective residents are strongly advised to conduct a thorough personal visit, speak with current residents if possible, and engage directly with park management to clarify all rules, current conditions, and management's plans for addressing the highlighted issues. A clear understanding of the expectations and responsibilities on both sides will be critical in determining if Woodshire Estates Mobile Home Park is the right fit for their specific housing needs in Virginia.
Customer Reviews
The ppl that own it are nice and will work with you but tired of the loud music and parties and drama and cops called out I guess for the drunks ....ppl drive very fast in the neighborhood and I'm afraid to get a bike for my kids cuz of the driving is crazy ... especially Devonshire where the park is ...the street lights have been out for years ....there's only 2 bus stops in the whole park so you have to drive to hedi to get your kids on and off the bus ,...there roosters going off all the time ...ppl throw trash down in the yards and don't clean it up....seems cleaning doesn't apply to the ppl in the back of the trailer park cuz those yards are a complete dump...would love to see curbs to keep ppl from driving all over the grass...I'm editing my review because the trailer park does nothing about the speeding !! Does nothing about the dogs that roam around everywhere taking a crap in ppls yards & they don't care about leash laws or ppl keeping the dogs in a fenced in yard! Not to mentionsome of the dogs that roam around run up on you barking and chasing the kids acting like they are gonna bite you!! They write me up for having 3 cars and I had to get rid of 1 of my vehicles but every other trailer has multiple vehicles all parked in the grass but I get a ticket for it 🙄 the rules do not apply to everyone in the trailer park and it shows !!! They pick and choose who they want to write up! They need to set the same rules for everyone or none ! Plus there's a lot of unhealthy strays cats stinky up the trailer park and they need to get help!! Still no street lights!! Huge pot holes in the streets 😳
I like that the property owners make sure everyone keeps up with their yard and trailer. Its makes the trailer park look nice. The property managements customer service needs improvement though. Also it would be nice if they had a office that was closer and not located 30 mins away.
I think this place needs a small play area for kids because there is nothing to entertain toddlers. They need to change the light bulbs on the street poles because some have been off for a long time. Also I think there should be something for kids to stand to wait for the school busses because it brakes my heart how they wait in the inclement weather specially when it gets flooded.
Well... I live here, so.... I think it's pretty cozy, nice neighbors and all that good stuff. There's a bunch of cute, trashy kitties that just roam around, so yeah...
Very clean and maintenance is kept up very well but the only issue that I have is that they don't have a playground for the children and there are quite a bit of children that live in that trailer park would love to see a playground set put up for the children for the mothers who do not have transportation and cannot drive their children to other parks
