Sun City Mobile Home RV Park About

For many Floridians, the allure of RV living or residing in a mobile home offers a unique blend of flexibility, community, and often, affordability. If you're considering this lifestyle in the heart of Hillsborough County, you may have come across Sun City Mobile Home RV Park in Wimauma, Florida. This park aims to cater to individuals and families seeking a place to call home, whether temporarily in an RV or on a more permanent basis in a mobile home. As a local looking for a potential new community, understanding the ins and outs of such a park is essential to making an informed decision.

Sun City Mobile Home RV Park is designed to accommodate both recreational vehicles and manufactured homes, providing a diverse living environment. The park's setup suggests a focus on longer-term stays for mobile homes, while also offering spaces for RVs. This mix can create a dynamic atmosphere, potentially fostering a tight-knit community among residents. The concept of an RV park often conjures images of short-term vacationers, but many, like Sun City Mobile Home RV Park, serve as primary residences for a significant number of people who appreciate the unique advantages of this type of living.

When considering any residential option, especially one that involves a community, it's crucial to gather as much information as possible to ensure it aligns with your lifestyle and expectations. This includes understanding the available amenities, the general atmosphere, and any operational aspects that could impact your daily life. For locals in Florida, the appeal of an RV park or mobile home community often lies in the balance between affordability and access to the state's many attractions, coupled with a sense of belonging that a well-managed community can offer.

Location and Accessibility

Sun City Mobile Home RV Park is strategically located at 5116 FL-674, Wimauma, FL 33598, USA. Wimauma is a community situated in Hillsborough County, placing the park within the greater Tampa Bay area. This location offers a blend of rural tranquility and convenient access to urban amenities.

State Road 674, where the park is situated, is a key east-west artery, providing straightforward access to surrounding towns and major highways. To the west, FL-674 connects to Sun City Center, known for its active adult communities, and further on, to US-41 and I-75, opening up routes to Tampa, St. Petersburg, and Sarasota. This makes it an ideal spot for residents who may commute for work, require access to major medical facilities, or wish to explore the numerous cultural and recreational opportunities available in these larger urban centers.

To the east, FL-674 extends towards agricultural areas and more rural landscapes, offering a sense of peaceful detachment from the bustling city life. This dual accessibility allows residents to enjoy the quiet charm of Wimauma while remaining well-connected to the broader Florida landscape. For those with RVs, the direct access to a state road minimizes complex navigation, making arrivals and departures smoother.

The Wimauma area itself is experiencing growth and development, which means that while the park maintains a certain level of seclusion, residents are not far from essential services such as grocery stores, local dining establishments, and other retail options. This balance of convenience and a more relaxed pace of life is often a significant draw for individuals and families considering mobile home or RV park living in Florida.

Public transportation options directly serving the park's immediate vicinity may be limited, common for more rural or semi-rural locations. Therefore, personal vehicle ownership is generally advisable for residents to fully leverage the accessibility to nearby towns and cities. However, the ease of access to major roads significantly mitigates any such limitations for those with their own transport.

Services Offered

Sun City Mobile Home RV Park aims to provide a foundational set of services for both its mobile home residents and RV guests. Understanding these offerings is key to assessing if the park meets your living needs.

  • RV Site Hookups: The park offers spaces designed for recreational vehicles. While specific details on amperage (30/50 amp), water, and sewer hookups are not explicitly detailed in the provided information, a typical RV park of this nature would offer these essential services at each site to facilitate comfortable RV living.
  • Mobile Home Lots: Beyond RV spaces, the park accommodates mobile homes, indicating that it provides designated lots for manufactured housing. This suggests infrastructure for utility connections relevant to mobile homes.
  • Community Living: The park fosters a community environment, given its dual focus on mobile homes and RVs, often leading to a mix of long-term residents and shorter-term visitors. This can create opportunities for social interaction among residents.
  • Utilities: As with any residential park, the provision of basic utilities such as water, electricity, and waste management is implied. However, based on recent customer feedback, there have been significant and ongoing issues reported concerning water quality and availability, including extended periods of no fresh water, E. coli contamination, and boil water notices. It is critical for prospective residents to inquire about the current status and resolution of these documented water issues, as well as the reliability of electricity supply.
  • Pet-Friendly: While not explicitly stated, many RV and mobile home parks in Florida are pet-friendly, usually with specific rules regarding leash laws and waste disposal. Prospective residents with pets should confirm the park's pet policy.
  • Laundry Facilities: Although not confirmed in the provided data, many parks of this type offer communal laundry facilities for the convenience of residents, especially for RVers who may not have their own machines.
  • Mail Services: For long-term residents, access to mail and package delivery services is a common amenity, though the specific setup (individual mailboxes, central mailroom) would need to be verified.

It is important to note that while the typical services listed above are generally expected in an RV and mobile home park, the provided customer reviews highlight serious concerns regarding fundamental services, particularly water and power reliability. Prospective residents are strongly advised to conduct thorough due diligence, including direct inquiries to the park management and consulting current public health reports for the area, to verify the status of these critical services before making any commitments.

Features / Highlights

Sun City Mobile Home RV Park, like many establishments catering to mobile living, likely offers a range of features designed to enhance the resident experience. While specific amenities beyond basic hookups are not extensively detailed in the provided information, we can infer some general characteristics common to such parks in Florida, along with details gleaned from customer feedback.

  • Affordable Living: Often, a key highlight for residents of mobile home and RV parks is the potential for more affordable living costs compared to traditional stick-built homes, especially in a desirable Florida location. This can include lower property taxes (for mobile homes not on owned land) and reduced utility burdens compared to larger properties.
  • Community Atmosphere: Parks of this nature frequently foster a close-knit community. Residents may share common interests in RVing or mobile home living, leading to social interactions, informal gatherings, and a friendly neighborhood feel. The dual nature of the park, accommodating both short-term RVers and long-term mobile home residents, can contribute to a diverse and engaging community dynamic.
  • Access to Major Roadways: Situated on FL-674, the park boasts direct access to a state road, simplifying travel for residents to nearby towns like Sun City Center, Ruskin, and the greater Tampa Bay metropolitan area. This is a practical highlight for those who work, shop, or seek entertainment outside the immediate Wimauma vicinity.
  • Proximity to Local Amenities: Despite its Wimauma address, the park is within a reasonable distance to essential services such as grocery stores, pharmacies, local restaurants, and healthcare facilities, providing convenience for daily needs.
  • Florida Lifestyle: The location in central Florida offers residents the opportunity to embrace the quintessential Florida lifestyle, with easy access to Gulf Coast beaches, natural preserves, golf courses, and various outdoor recreational activities.
  • Potential for Long-Term Stays: For those looking for a more permanent or extended living solution in their RV or mobile home, the park's structure and mobile home accommodation suggest it caters to longer-term residents, which can be a significant highlight for individuals seeking stability in their mobile living arrangements.

It is important to acknowledge, however, that while these are common highlights for such parks, the customer reviews provided indicate significant concerns that could overshadow these potential benefits. Issues such as recurring water contamination, boil water advisories, lack of timely repairs (e.g., power surging), and concerns about property maintenance (unkempt, overgrown, pests) are serious matters that prospective residents should thoroughly investigate before considering a stay at Sun City Mobile Home RV Park. A safe and comfortable living environment is paramount, and these reported issues directly impact the quality of life at the park.

Promotions or Special Offers

Information regarding specific promotions or special offers for Sun City Mobile Home RV Park is not publicly available in the provided data. RV parks and mobile home communities often have varying pricing structures, especially depending on the length of stay (daily, weekly, monthly, seasonal, or annual rates). For mobile home lots, rates are typically monthly and may or may not include utilities.

It is common for RV parks to offer:

  • Long-term stay discounts: Reduced rates for extended stays (e.g., monthly or seasonal residents versus daily or weekly visitors).
  • Off-season rates: Lower prices during less popular travel times, particularly for RV sites.
  • New resident incentives: Sometimes, mobile home parks offer a period of reduced lot rent or other benefits to attract new long-term residents.
  • Referral programs: Discounts for current residents who refer new, paying residents.

However, based on the customer reviews provided, there are significant concerns that prospective residents should prioritize over any potential promotions. Reports of ongoing water contamination issues, including E. coli, extended periods without fresh water, boil water notices, and lack of timely maintenance on utilities (e.g., power surging), suggest that the park may be experiencing operational challenges that could impact resident well-being and satisfaction.

Given these serious issues, any promotional offers would need to be weighed carefully against the reported living conditions. Prospective residents are strongly advised to contact the park directly to inquire about current rates, any available specials, and, critically, to obtain up-to-date information on the status of all essential services and ongoing maintenance efforts. It would also be prudent to speak with current residents if possible, and to consult public health records for the area, to gain a full understanding of the living environment before making any commitments.

Contact Information

For those interested in inquiring further about Sun City Mobile Home RV Park, or for current residents needing to reach management, the following contact details are provided:

  • Address: 5116 FL-674, Wimauma, FL 33598, USA
  • Phone: (813) 340-1222
  • Mobile Phone: +1 813-340-1222

When contacting the park, it is highly recommended to directly ask about the current status of all utilities, particularly water quality and availability, given the significant issues raised in recent customer reviews. Inquire about any ongoing boil water orders, steps being taken to resolve contamination, and the reliability of power supply. Additionally, if considering a long-term stay, request details on lease agreements, background check procedures, and the park's maintenance schedule for common areas and utilities. Transparent and thorough communication from the park management on these critical matters is essential for any prospective resident to make an informed decision.

Conclusion: Why this place is suitable for locals

For many Floridians, the concept of an RV park or mobile home community like Sun City Mobile Home RV Park can offer an attractive alternative to traditional housing, especially for those seeking affordability, flexibility, or a particular lifestyle. When considering whether a place like this is suitable for locals, several factors typically come into play, though it's crucial to acknowledge and address potential drawbacks.

On the surface, the park's location in Wimauma, Hillsborough County, offers a degree of appeal. It places residents in a semi-rural setting, away from the intense hustle of major urban centers, yet still provides relatively easy access to amenities in nearby Sun City Center, Ruskin, and the broader Tampa Bay area via FL-674. This balance can be highly desirable for locals who appreciate a quieter environment while needing to remain connected for work, shopping, or healthcare. For Floridians looking to downsize, travel frequently in their RV, or simply find a more cost-effective living solution, mobile home and RV parks often fill that niche.

The community aspect can also be a significant draw. Many such parks foster a sense of camaraderie among residents, leading to shared experiences, social gatherings, and mutual support. This can be particularly appealing to retirees or individuals seeking a more intimate neighborhood feel than large suburban developments might offer. The ability to easily pack up an RV and explore Florida's numerous attractions, or to enjoy the stability of a mobile home without the full responsibilities of homeownership, aligns well with the lifestyle choices of many local residents.

However, it is imperative for any local considering Sun City Mobile Home RV Park to conduct thorough due diligence, especially in light of the severe concerns raised in recent customer reviews. The reports of persistent water contamination (including E. coli), prolonged periods without fresh water, recurring boil water orders, and issues with power reliability are critical factors that directly impact the habitability and safety of the park. Additionally, concerns about property maintenance, pest infestations, and the management's responsiveness to these issues are serious.

While the ideal RV or mobile home park provides a cost-effective, community-oriented, and convenient living experience, these reported deficiencies would significantly diminish its suitability for most Floridians. A healthy and safe living environment with reliable access to basic utilities is a fundamental expectation. Therefore, while the concept of Sun City Mobile Home RV Park might align with certain local preferences, its current reported operational status presents substantial challenges that prospective residents must thoroughly investigate and ensure have been demonstrably resolved before considering it a suitable place to live. Locals should prioritize their well-being and ensure that any potential home, regardless of its type, meets essential standards for health, safety, and comfort.

10/21/24 We have had e coli free (absent per Health Department) the last couple of tests. The well seemed to miraculously fix itself, for the last couple weeks. We are still under a boil order, and no attempt has been made to hook up to public water and we are nearing the end of a 60 day notice (from Health Department) and still no real action to correct besides the normal steps (disinfection, etc.) and the source was never found. 9/18/24 Day 67 of no fresh water, and I was informed by the Health Department that the owner isn't going to renew well permit, she has "no intention". It turns out that it was renewed. The rezoning of this property has passed and the owner is free to sell the property, but nobody here has received any legal notice, yet. Even when we do, it should be a 6 month notice. People here are having to shower in feces water, myself and others have been violently ill. The owner doesn't care, or we wouldn't be in this situation. I now have access to all well reports. The owner did tell her favorite people (a year ago) that she would be selling the property, and most of those people have moved, a few of them (special people) moved to the other mobile home park that she owns in Ruskin on Route 41. Nothing about this situation is right. Nothing is being done to correct it, to my knowledge, as we are not being informed, besides another boil notice. 9/7/24 Day 56 of no fresh water, and I was notified that the source of contamination was not found and a new well or hooking up to public water are the only options. The owner has 60 more days to decide. 8/26/24 Day 42 of no fresh water. 8/12/24: Day 28 of no fresh water. It has been brought to my attention that the property has been rezoned and will be sold, and those of us complaining are being told to move. 8/10/24: Day 26 of no fresh water, and nothing is being done about it, nobody has been here to work on it, and nothing getting done. 8/7/24: Day 23 of no fresh water. This is ridiculous. Well is still contaminated, and nobody is correcting the source.........???? Update: 8/3/24: Day 19 of contaminated water, and some of us are still sick. Update 8/1/24: We are on Day 17 of contaminated water, still no fresh water. Health Department is working to get it fixed. Myself and others are still very sick from original contamination. Update 7/28/24: We are on day 14 of contaminated well water and the owner has done nothing to find the source. I have been deathly ill from e coli contamination, and I'm not the only tenant. Update: Requested license number from supposed electrician (and owner with rent payment) that FINALLY showed up, and none given. Supposedly works for Stearns Electric, but they don't know him when I called. Irresponsible, ignorant owner, risking the safety of her tenants, just to save a penny (cheap). I have been without power (surging since November 2023) for 5 days with no air, (in a tin can) and she doesn't care, not to mention a fire hazard. Extreme heat is no joke. Cruel and unusual? Not for this owner. She wrote a letter about me and didn't notify me. Look at Winn Dixie (in SCC) reviews to see what kind of garbage (career criminal felon) she protects. If she can't control you, and be taken full advantage of, you will not be welcome (work for her for free) and will be treated horribly. No lease, no background check run, no application fee (BEWARE, she will let pedophiles and criminal felons live here). Owner won't take responsibility for trees on her own property (or anything else), made me pay (health reasons)$600 to trim a tree, I didn't bring, my 3rd day here because HER tree was on my camper. She will tell you whatever you want to hear (lies) and doesn't follow through on anything here. Place is unkempt, overgrown, filthy and overrun with pests. Several abandoned places for years. Have heard that rollercoaster roads "are being worked on" for 2+ years. She always has an excuse. Only does the bare minimum (as required by law) and not always.
