Introduction / Overview

Sunny Acres Mobile Home Park is a manufactured home community located in Dayton, Ohio. Manufactured home parks have evolved significantly over time, becoming an established part of the housing landscape in many areas. In these communities, residents typically own their manufactured home while leasing the specific plot of land it occupies. This model often provides a pathway to homeownership that can be more accessible financially, potentially involving lower upfront costs and more manageable monthly expenses compared to traditional stick-built homes or apartment rentals.

The underlying concept of communities like Sunny Acres is often to foster a neighborhood environment where residents can enjoy their homes. While the experiences of residents in any community can vary, the overall goal is to provide a functional and affordable living space. In Ohio, all manufactured home parks containing three or more homes are required to be licensed by the state and are subject to regulations from the Ohio Department of Commerce. These regulations are designed to ensure certain operational standards are met, addressing aspects such as park conditions and maintenance.

Services Offered

Mobile home parks in Ohio, including Sunny Acres, typically offer a range of services designed to provide residents with a structured and manageable living environment. While specific offerings can vary based on management and community size, common services found in manufactured home communities generally include:

  • Lot Leasing: The primary service involves residents leasing the individual lot where their manufactured home is placed. A monthly lot fee is standard, which contributes to the overall operation and maintenance of the park's infrastructure and common areas.
  • Common Area Maintenance: Park management is generally responsible for the upkeep of shared spaces within the community. This often includes maintaining internal roads, landscaping common green areas, and ensuring the functionality of communal facilities. This helps reduce external maintenance burdens for individual residents.
  • Utility Infrastructure: While residents typically manage their individual accounts for utilities such as electricity, gas, and personal internet/cable, the park provides the necessary infrastructure to connect these services to each home site. In some cases, certain utilities like basic cable and internet, water, sewer, or trash collection might be included as part of the monthly lot rent, simplifying billing. Public data suggests that at Sunny Acres, basic cable and basic internet may be included in the lot rent.
  • Community Management: Many mobile home parks employ on-site or accessible management teams to address resident inquiries, enforce community rules, and oversee the day-to-day operations of the park. This helps in maintaining order and addressing concerns within the community.

This place is a nightmare . They harass my 81 year old mom. They tell her she can't sale her own trailer that she bought straight out. The neighbors park on her property and even after I went to office and had lines put in They still park on her side. 😳 woman next door runs up and down street turning other neighbors against her with false information. Wouldn't let anyone I cared about ever live there.

The people who live here are nice. It is quiet here. They cut down a perfect and healthy tree on our lot for no reason. We did have a tree that was dead and the took care of that. Lot rent has increased significantly every year right around Christmas. Will be looking to sell our trailer and move soon. It is almost the same price as an apartment with more work.

My mother is 79 been here for years then they decided to open it up to public not just seniors . These elderly people have been there since they retired and are on fixed incomes yet every 3 months they keep raising lot fees putting the elderly out because they can no longer afford to be there . I hope this place goes down like Trotwood in the near future for the pain they are causing these people just for more money . They should of been grandfathered in but they don’t care about the residents just another money greedy bunch of owners.
