Nottingham Estates About

Hello, Ohio residents! Are you exploring housing options in the vibrant city of Dayton, and considering a manufactured home community as your next address? Nottingham Estates, located in Dayton, Ohio, offers a distinct approach to living that combines the potential for affordability with a unique community atmosphere. Manufactured home parks, or mobile home communities, have evolved to provide flexible and often more accessible housing solutions for individuals and families across our state. Nottingham Estates aims to be a place where residents can establish a comfortable home.

The housing landscape in Ohio is diverse, and manufactured home communities play an important role in offering a variety of choices. These communities can foster a strong sense of neighborhood, where residents live in their own homes while leasing the land. This model often comes with the benefits of community living, shared responsibilities for common areas, and adherence to park-specific rules designed to maintain a harmonious environment. For many Ohioans, the appeal lies in the ability to own their home at a potentially lower cost than traditional stick-built housing, alongside a sense of community.

However, it is crucial for prospective and current residents to approach any manufactured home community with a comprehensive and balanced understanding of the living experience. While some residents at Nottingham Estates have expressed very positive experiences, highlighting "awesome" management, "great working order and conditions," and "helpful and ON SITE" maintenance that makes a difference in emergencies, other feedback raises significant concerns. These concerns notably involve allegations of questionable staff conduct, difficulties with property access during probate, and issues regarding adherence to park rules.

This divergence in experiences underscores the importance of thorough due diligence. For those considering Nottingham Estates, the positive aspects, such as a "quiet and peaceful" environment and responsive on-site maintenance, are certainly appealing. These features can contribute significantly to a comfortable and secure living situation, especially the presence of maintenance that is "ON SITE," which is a notable advantage in addressing issues promptly.

Conversely, the serious allegations of staff acting "crooked," instances of unauthorized entry into private property, and challenges related to probate processes are critical points of consideration. Ohio law provides specific protections for manufactured home park tenants, particularly regarding access to their homes and property rights. Understanding these rights, as well as the eviction process and rules regarding entry into a manufactured home, is essential for any resident. For example, landlords typically require 24 hours' notice to enter a home, and unauthorized entry can lead to legal action. Probate is a legal process for managing a deceased person's assets, and interference with this process, as alleged in one review, can have serious legal ramifications.

Ultimately, choosing a home is a personal decision that requires careful consideration of all factors. For Ohioans, Nottingham Estates offers the potential for affordable and quiet community living in Dayton. However, it is paramount to be aware of the varied resident experiences and to ensure that all terms and conditions of residency are fully understood and align with your expectations and rights.

Myself I believe that the owners of this trailer park hasn't really checked out people they put in charge of it. Hopefully they will be able to do an uncover boss on them. Someone from corporate needs to send a spy in there with the camera. And act like they wanna get one of them trailers and just see how crooked their staff is. They act like they are helping you but they are out to just line their pockets.05/20/24 went to check on my family's property that I was told to probate if i wanted my family's things, I am but the manager went inside my family's property and I called the sheriff on her. while at Nottingham estates I took pictures of big dogs in people's property. wow. They even took down his mailbox. The officer told me I could sue the manager in civil court and I will for sure. The office manager admitted going into my family's trailer and they supposedly have cameras in the office and on my family's trailer. Probate takes some time!!! They don't know me because I will be persistent. I had to choose 1 star to leave a review. My real review with should be a option--------*

I lived there 2 years. In that time, my home was shot up, my car was stolen, and a stray bullet came in my bedroom ceiling on New Year. The rear of the park is quiet but the front of the park is insane to say the least. I’ll miss my home. I put a lot of money into it. Safer to walk away. The neighbors inside the park are amazing and look out for each other. Management isn’t bad, seems their hands are tied on every issue that arises. If you’re looking to save money in this wild economy give them a call but be prepared to loose some sleep and belongings while you’re there

I swear if the city of Dayton went in there I bet they would shut the hole place down. They are Crooks running it drug addicts and thieves. Karma is not your friend honey and you will get yours soon enough. That's not the treat it's a promise. Karma don't like ugly and that's what you people are. I pray you or your family are treated just like y'all treat people, like trash. I bet none of these beat up Trailers aren't even up to code. I Guarantee you that one. DONT RENT/BUY FROM THESE CROOKS!!!
