Manufactured home communities like Sunnyside MHC typically do not offer short-term "promotions" or "special offers" in the same vein as retail businesses or even rental apartments with move-in specials. Their business model is based on long-term lot leases for homeowners. However, for prospective residents in Michigan, there are inherent "offers" or value propositions that make Sunnyside MHC appealing:
- Competitive Lot Rent: As highlighted by residents, the lot rent at Sunnyside MHC is often considered less expensive compared to many other manufactured home communities, especially when benchmarked against national averages. This represents a continuous "offer" of affordability for a stable living situation.
- Cost-Effective Homeownership: Manufactured homes often present a more affordable path to homeownership than traditional stick-built homes. Leasing a lot at a community like Sunnyside MHC allows individuals to own their home at a potentially lower entry price point, avoiding the high costs of land purchase.
- Included Community Services (Implicit Offer): While not explicitly itemized as a promotion, the lot rent typically covers the cost of community maintenance, common area upkeep, and access to any shared amenities (like waste management, though with noted areas for improvement). This pooling of resources can be more cost-effective than managing these services individually on a private property.
- Sense of Community: The value of living in a friendly and quiet community with supportive neighbors is a significant, albeit intangible, "offer." This positive social environment contributes greatly to residents' quality of life and is something not always guaranteed in other housing arrangements.
- Stable Living Environment: For those seeking a long-term, stable living situation, a well-established manufactured home community like Sunnyside MHC provides consistency and predictability in housing costs (beyond potential annual rent increases, which are standard in any rental agreement).
Prospective residents interested in Sunnyside MHC should directly contact the management to inquire about current lot availability, specific lot rent figures, any fees, and the terms of the lease agreement. Manufactured home living, as facilitated by communities like Sunnyside MHC, often offers a more accessible path to homeownership compared to the traditional real estate market. Customer Reviews
Expensive lot rent, garbage at the fence line, rude management when it comes to dealing with "neighbors." Dana refuses to allow anyone with an issue to contact the owner. Still some dumpy trailers. The worst one is right near the start of the park and should be condemned
I lived in this community for about 2 years. Compared to many manufactured home communities I've visited, including where I live now, Sunnyside was amazing. The lots are comparatively large, and most of the homes are in good condition. The people who lived on all sides of me were friendly, helpful, and quiet. I've never had a problem with the management and found Dana's direct communication style to be helpful when I had questions or issues. The lot rent is less expensive than most places in the country, and I never had any issues with service. I loved living here and would have remained if not for the long winters. Thank you, Dana and all of my former neighbors, for helping me have a great experience in a home and community I loved.
I lived here most my life and loved it. Not to far from the school. Idk if anything has changed in the course of about 1year and a half. My cat went missing tho. Again this is from about 2020-2021. I moved but I still miss this place The park lady was nice and always let us warm up in the winter by sometimes giving us hit coco when we all waited for the bus.
My daughter used to take dance lessons many years ago in the community room. The park started to go downhill a while ago, but as I've driven through recently, and attended a gathering there, the park is improving under the new management. The office staff works pretty hard and it is obvious they do the best they can to make the park more "community oriented" than it had been. Keep up the excellent work!
The current park manager does a fantastic job at running the place. She does have superiors to report to so she gets a lot of flack for decisions that weren’t hers to make. She tries to have events for the kids and people living at Sunnyside and does a very good job. It is starting to look much neater and newer there! Way to go!
