Located directly on the shores of Reedy Lake, this RV and mobile home park promises breathtaking views, abundant wildlife, and a peaceful environment that defines Central Florida living. While recent resident experiences highlight some challenges with park management and maintenance, the undeniable charm of its natural surroundings remains a significant draw for those looking to connect with Florida's outdoors.
Sunrise Trailer Park Inc has historically been a destination for both seasonal "snowbirds" and year-round residents, drawn by the allure of lakeside living. Imagine waking up to the sight of an eagles' nest, feeding sandhill cranes, or watching otters swim playfully in the lake. The park’s strong connection to nature is consistently praised, offering exceptional opportunities for fishing and wildlife observation right from your doorstep. This natural haven provides a tranquil backdrop for those looking to unwind and enjoy the simpler pleasures of life.
However, it is important for prospective residents to be aware of feedback concerning the park's management and infrastructure. Recent reviews indicate a decline in park maintenance and communication issues with management, suggesting that potential residents should conduct thorough due diligence. Despite these operational concerns, the inherent beauty of Reedy Lake and the surrounding environment continues to make this location a potentially appealing spot for those whose priorities align with a deep appreciation for nature and the local Central Florida community.
Location and Accessibility
Sunrise Trailer Park Inc boasts a truly remarkable location at 20 Graner Dr, Frostproof, FL 33843, USA. For Floridians, especially those passionate about fishing, boating, or simply enjoying scenic waterfront views, this lakeside position is a major draw. Reedy Lake is known for its excellent fishing, and the presence of diverse wildlife, including eagles, sandhill cranes, and otters, adds to the natural appeal of the area.

Promotions or Special Offers
Based on available public information, Sunrise Trailer Park Inc does not publicly advertise traditional "promotions" or "special offers" in the way a commercial business might. Instead, the park's pricing structure revolves around monthly lot rentals for RVs and mobile homes.
A significant point of contention for past residents has been the changes in pricing and included services. While a previous resident was initially quoted $600 per month for a 4-5 month stay (including rent and electric), there was a subsequent increase to $800 per month with little notice, and the introduction of separate water metering, which was not part of the original agreement. This suggests that any quoted prices should be confirmed in writing, and potential residents should inquire explicitly about all included utilities and any possibility of future rate adjustments.
Therefore, the "offer" here is primarily the opportunity to reside in a beautiful, natural lakeside setting at a specific monthly rate. However, potential residents must be highly diligent in understanding the full cost structure before committing. It is crucial to:
- Verify Current Rates: Always confirm the exact monthly rental cost for your desired length of stay (e.g., daily, weekly, monthly, seasonal).
- Clarify Utility Inclusions: Ask precisely what utilities are included in the stated rent (e.g., electric, water, sewer, trash). Confirm if meters are in place or being installed for any previously included utilities that are now charged separately.
- Understand Rate Change Policies: Inquire about the park's policy on rate changes and the typical notice period provided.
- Review Lease/Contract Thoroughly: Ensure all agreed-upon terms, rates, and inclusions are explicitly stated in any contract or agreement before signing.
Given the feedback about unannounced price hikes and added fees, prospective residents should consider proactive communication and detailed contract review as their primary "special offer" strategy to secure a clear understanding of their financial commitment. While the natural amenities remain constant, the financial aspects require careful attention.

Conclusion: Why this place is suitable for locals
For Floridians who prioritize a deep connection with nature and a tranquil lakeside lifestyle, Sunrise Trailer Park Inc in Frostproof offers a compelling, albeit complex, option. While recent challenges regarding park management and maintenance have been noted, the inherent beauty and natural advantages of its location make it suitable for a specific type of local resident.
The primary suitability for locals lies in its exceptional natural setting. Positioned directly on the beautiful Reedy Lake, the park provides unparalleled access to fishing, stunning water views, and abundant wildlife. For Floridians who cherish observing eagles, sandhill cranes, and otters in their natural habitat, or who enjoy a quiet day of fishing, this park offers an immersive experience. This direct engagement with Central Florida’s unique ecosystem is a significant draw, promising a serene backdrop to daily life that many active Floridians seek.
Furthermore, its location in Frostproof offers a taste of authentic small-town Florida. Away from the high-traffic tourist centers, locals can appreciate the slower pace, community feel, and lower cost of living often associated with Central Florida’s charming towns. The local community in Frostproof is described as "great," suggesting that while the park's internal dynamics may have issues, the surrounding area provides a friendly and welcoming environment for residents.
However, it is crucial for Floridians considering Sunrise Trailer Park Inc to approach it with a clear understanding of recent resident feedback. The concerns about park maintenance, unexpected rate increases, and communication with management highlight the need for extensive due diligence. For locals, this means explicitly confirming all terms, costs, and expectations in writing before committing. If these administrative hurdles can be navigated, and if the primary desire is an affordable lakeside location rich in wildlife and natural beauty, then Sunrise Trailer Park Inc holds the potential to be a suitable, albeit carefully considered, choice for embracing a more nature-centric Florida lifestyle.
Customer Reviews
Rented a lot from 3/2022-11/2022 we parked our camper. We stayed there on weekends since we lived and worked 1 1/2 hrs away. All seemed nice until the park was not maintained by the parks manager. After that hurricane came through the residents cleaned the park up. Was told owner wants to sell the park so he doesn’t care about maintaining it. So true! We paid monthly for the rent & electric. Then they installed some cheap water meters for us to pay water? It wasn’t in our contract. Mostly northern snowbirds were rude and unfriendly. But the best part was the eagles nest, sandhill crane birds that I fed cracked corn (there favorite), fishing was great, local ppl are great, otters swimming, and of course the view right on Reedy Lake was beautiful! After they installed the water meter we left. I miss that place but not the snowbirds!
Contacted management about renting a spot for our RV. I was emailed a list of requirements including rental cost, background check (link) pet fees and restrictions for pets. Income requirements, and move in costs. I informed the Manger I was on my way to see the park and I was two hours away. I was advised his or her assistant would be there to show me around. When I arrived.. No one was there to meet us. I messaged the manager and mentioned we rode our motorcycles and we had arrived. And was waiting for the assistant. I was answered with WE DONT RENT TO LOUD MOTORCYCLES. This, without ever meeting with anyone. Not only that but initially the manager keep repeating this multiple times in Response to my question about someone meeting us. Only after expressing how upset my wife and I were that NOTHING was mentioned about motorcycles restrictions in ALL the info I was sent. Not to mention we saw at least two motorcycles (Harleys) owned by park residents in the park. And that they were aware we rode two hours to get there and meet up and tour the property and no one ever showed. This was extremely unprofessional. After, walking around and talking to a current resident I was flat out told the management there is "HORRIBLE"! property is literly falling apart. The buldhead has a gaping sink hole large enough for my seven year old to completely fall through! The resident informed me the owner lives in Maine and has only been seen 3 times at the property and is under the impression the park is well managed. It is not!
Great place with friendly people!
Love it! The people are so friendly !
