Frostproof Mobile Village serves as a base for residents to enjoy the local attractions and the tranquil environment that defines this part of the state. While the concept of mobile home living often emphasizes community and convenience, it's important for prospective residents to understand the realities of any park, including direct feedback from those who live there. Recent resident reviews highlight some significant concerns regarding property management, lot assignments, and maintenance, particularly concerning drainage and amenity upkeep. These insights are crucial for anyone evaluating the suitability of Frostproof Mobile Village for their needs.
Despite these reported challenges, the inherent appeal of Frostproof itself – with its abundant lakes and small-town charm – continues to attract those seeking a more laid-back Florida lifestyle. This article aims to provide a balanced and factual overview of Frostproof Mobile Village, drawing from publicly available information and resident experiences, to help local Floridians make an informed decision about this community.

This address places it squarely within the scenic and relatively quiet environment of Polk County, in the heart of Central Florida. Frostproof is a small, historic town renowned for its numerous freshwater lakes and vast citrus groves, offering a distinctively natural and unhurried pace of life compared to Florida’s more bustling metropolitan or coastal areas.

The town itself maintains a friendly, community-oriented atmosphere, characteristic of many smaller Central Florida towns.
For broader accessibility, Frostproof is well-connected to major roadways, including US-27, which serves as a significant north-south highway through the center of Florida. This connectivity allows residents of Frostproof Mobile Village to easily reach larger urban centers and popular attractions. Furthermore, Central Florida's world-famous theme parks, including Walt Disney World, Universal Orlando Resort, and SeaWorld, are accessible for day trips, typically within an hour and a half to two hours' drive. Natural attractions, such as various state parks, hiking trails, and the broader Chain of Lakes, are also readily available for outdoor enthusiasts. Promotions or Special Offers
Based on the publicly available information, Frostproof Mobile Village does not publicly advertise traditional "promotions" or "special offers" in the way a retail business might. Like many mobile home and RV parks, its pricing structure primarily involves monthly lot rent for mobile homes and RV spaces.
However, it's crucial for prospective residents to pay close attention to the feedback provided by current and past residents. Reviews indicate significant issues related to communication regarding lot assignments, unexpected relocation demands, and inconsistent maintenance, particularly with drainage and the community pool's functionality. One resident mentioned being approved for an RV and shed placement, only to be told later they needed to relocate to a smaller, unsuitable lot. Another highlighted prolonged issues with clogged drains leading to flooding and a non-functional, unheated pool.
Therefore, while the park might offer what appear to be standard rental rates, the most important "special offer" or rather, "special consideration," for potential residents is the need for extreme diligence. It is highly recommended to:
- Request All Terms in Writing: Ensure any agreement regarding lot size, location, and allowed structures (like sheds or screen rooms) is explicitly documented and signed before any commitments are made.
- Clarify All Included Services: Get a clear, written list of all services included in the lot rent (e.g., water, sewer, trash, lawn care, pool access) and confirm if the pool is indeed heated and consistently open.
- Inquire About Maintenance Schedules: Ask specific questions about flood prevention measures, drainage maintenance, and general upkeep of common areas.
- Visit in Person and Speak to Residents: If possible, visit the park multiple times, ideally during or after heavy rain, and engage with current residents to get their candid perspective on ongoing issues.
- Understand Relocation Policies: If you are placing an RV or mobile home, confirm the park's policy on lot changes or relocations and ensure it's clearly stated in your agreement.
The "offer" of Frostproof Mobile Village, therefore, lies in its base location within Central Florida. However, any perceived value must be carefully weighed against the reported operational challenges and the potential for unexpected changes to your living arrangements.

Conclusion: Why this place is suitable for locals
For Floridians, Frostproof Mobile Village presents a potential living option within the tranquil confines of Central Florida, appealing to those who value a laid-back lifestyle away from the state's more congested areas. Its suitability for locals hinges primarily on its location and the inherent appeal of mobile home living within a community setting, provided certain reported challenges are carefully considered.
The park's location in Frostproof is a key advantage for locals seeking a peaceful environment. This charming town, surrounded by lakes and natural beauty, offers a quintessential Central Florida experience. Residents can enjoy a slower pace of life, access to freshwater fishing and boating, and a genuine small-town feel that contrasts with the hustle of larger cities. For Floridians looking to downsize, find an affordable home base, or simply enjoy a quiet retirement immersed in nature, Frostproof provides an attractive backdrop.
However, it is paramount for prospective local residents to approach Frostproof Mobile Village with a thorough understanding of current resident experiences. The repeated concerns regarding park management, particularly issues with lot assignments, communication, and persistent maintenance problems (such as drainage and an unreliable pool), indicate that due diligence is not just recommended, but essential. For a local Floridian, understanding that "the property is literally falling apart" in some areas and that "the pool is closed for 1 reasons or another and it’s definitely not heated" would significantly impact their decision.
Therefore, while the core offering of affordable mobile home living in a desirable Central Florida location remains, its suitability for locals will largely depend on whether these reported issues have been addressed or if a potential resident is prepared to navigate them. It is crucial for Floridians considering this park to visit in person, speak with current residents, and obtain all agreements in writing, ensuring clarity on lot specifics, maintenance commitments, and all associated costs. If these steps are taken, and the current state aligns with their expectations, Frostproof Mobile Village could still offer a pathway to the Central Florida lifestyle many desire.
Customer Reviews
I have been here for 2 months and I need some assistance from Corporate. I have a huge issue that needs to remedied ASAP. I am being told after 2 months of putting my RV and shed on the property. Yes, both were approved before being placed on property.....I have to relocate to another lot that is much smaller and no room to add a screenroom. This is unacceptable and I am trying not to leave a negative review but as of now it looks as if my hands may be tied. I hope that this gets resolved.
My mom and I have lived here for over 8 years. For the last few years our place has been flooded due to the drains on lake side not being cleaned out. We have asked management several times to clean them and they always tell us that they put in a work order for it. Well here we in hurricane season and nothing is still done. The road isn’t even drivable due to how much rain gathers there. Every summer the is closed for 1 reasons or another and it’s definitely not heated. Hasn’t been since we have lived here.
I have lived here for 8 years. And for the last 4 years I have flooded. They keep saying they’re going to clean the drains out on the lake side. They haven’t yet and probably won’t either. Now we are in the process of having 2 hurricanes coming at us and they’re still not cleaned out. I know I’m going to flood again. They’re packed with dirt, grass and sand. It’s like they don’t even care. They never even came down to check on us after the last flood. We had fish swimming in our living room. No cared. No helped. No one checked on us.
I have live at Frostproof Mobile village the pool heater has been on or for 2 years. The part needs to be reordered. The residents deserve what is advertised on the website . Heated Pool this is a contradiction. This pool is not heated. The staff Angel and John are doing a terrific job. They are doing the best they can under the circumstances. John continues to keep the pool clean and does a wonderful job keeping the grounds well maintained.
I have lived here for 7 yrs and have never seen these parks look so good I really appreciate the friendliness and the hard work that Angel and John has done so far with all the parks I Have friends also at hickory lake estates and they say the same everything is being taken care of like it should of been years ago Regards, Shaun Nicholson
