Services Offered

Based on the provided customer feedback, Sunshine Mobile Home Park appears to offer not just land leases but also potential pathways to homeownership and community management services. While a comprehensive list of all specific services isn't explicitly detailed, we can infer the following:

  • Lot Leasing: As a mobile home park, the primary service is providing land lots for manufactured homes, for which residents pay rent.
  • Potential Rent-to-Own Opportunities: One customer mentioned that "the owner offered us a rent to own" option, suggesting that the park may facilitate pathways for residents to own the mobile home itself.
  • On-site Management: The presence of a "manager" who was "nice and helpful" indicates that the park has dedicated personnel to assist residents with their needs and address community matters.
  • Owner Interaction: While less frequent, direct interaction with the owner suggests an engaged management structure.
  • Community Living: The park provides a setting for a community of residents, fostering a neighborhood environment.
  • Utilities Access: Typically, mobile home parks provide the necessary infrastructure for residents to connect to water, sewer, and electric services, though these accounts are usually managed by the individual homeowner.

It is important to note that the review also points to a "dispute over what taxes renters owed throughout the park" and a lack of "proper contract and lease" in one instance, suggesting that clarification on such matters would be essential for prospective residents.

Features / Highlights

Sunshine Mobile Home Park offers several features and highlights that appeal to its residents, as gleaned from customer feedback. It's important to present these alongside any potential areas for consideration for a balanced view.

  • Potential for Rent-to-Own: A significant highlight is the apparent willingness of the owner to offer "rent to own" agreements, which can be a valuable pathway to homeownership for many Pennsylvanians who might find traditional home purchases challenging.
  • Supportive Management: The "manager was nice and helpful," which contributes significantly to a positive living experience within the community.
  • Long-Term Neighbors: The presence of "a few great long term neighbors" suggests a stable community and the potential for forming lasting bonds within the park.
  • Owner Accessibility: While only meeting one owner, the reviewer found him "nice," indicating a positive aspect of park management and interaction.
  • Community Feel: Despite past challenges, the sentiment of missing the community and wishing to return speaks to a strong sense of attachment and overall positive living experience for some residents.
  • Quiet Rouzerville Location: The park's setting in Rouzerville offers a generally peaceful environment, appealing to those who prefer a less hectic pace of life.

However, it's also crucial to address the "Cons" mentioned in the review to provide a complete picture:

  • Tax Disputes: A past dispute over property taxes for renters, where "the city refusing to let us pay it and the owner telling us we had to," highlights the importance of clarifying all financial obligations with clear contracts.
  • Lack of Clear Contracts/Leases: One reviewer noted never receiving a formal lease or contract, which can lead to misunderstandings and disputes, emphasizing the need for comprehensive documentation.
  • Disposition of Property Improvements: The park owner reportedly has the right "to take patios and sidewalks you leave behind" if you sell your mobile home, which can be a point of contention for outgoing residents and new buyers.
  • Electrical Concerns: Instances of "several electrical fires" are mentioned, attributed to residents' inability to update older electrical systems, raising potential safety concerns for some.
  • Aesthetic Issues: "Permanent abandoned site" and "abandoned campers" were noted as eyesores in some areas, potentially impacting the overall appearance of parts of the park.

Despite these noted concerns, the reviewer's overall sentiment of still liking to drive by and wishing to talk to the owner again, believing issues could be "avoided with proper contracts and leases," suggests that the positive aspects of living there were significant enough to warrant a desire to return.

Pros: We were newer to PA and did not know the laws. After the neighbor burned down our house the owner offered us a rent to own. I loved living here. There were a few great long term neighbors. The manager was nice and helpful. I only met one owner and he was nice. I miss it so bad and wish I could go back, but we had a dispute with the owners of the park about the city telling us we could not pay taxes for the owners land. It became a whole thing and my ex and I moved because of it. I'd be willing to talk to the owner again. If we had a proper contract and lease this would not have been a thing. Cons: There was a dispute over what taxes renters owed throughout the park. We had the city refusing to let us pay it and the owner telling us we had to. If you sell your mobile home the owner (since they own the land) has the right and been known to take patios and sidewalks you leave behind. So the new people are always wondering where the things that attracted them to it the most went. In this park I saw several electrical fires, because people who bought couldn't afford to update the electric. I never got the lease or contract for the mobile home. If he sees this I would love to talk to him again. Really this stuff is minor and with proper contracts and leases can be avoided. I still like to drive by the park and would love to talk it out with the owner and possibly buy another home there this time knowing all the rules of PA, lol
