Terra Siesta Co-Op About
For many Floridians seeking an ideal blend of affordability, community, and active living in their retirement years, mobile home parks offer a compelling solution. Among these, resident-owned cooperative communities stand out, providing a unique sense of stability and collective ownership. In the charming town of Ellenton, Florida, Terra Siesta Co-Op is celebrated as a true "treasure," offering a vibrant 55+ lifestyle that consistently earns glowing reviews from its residents.
Terra Siesta Co-Op is more than just a collection of homes; it's a thriving "little community" where residents genuinely love living. The unique co-op structure, where residents collectively own the land and facilities, fosters a strong sense of pride and shared responsibility. This model, combined with a highly dedicated staff and a multitude of amenities and activities, creates an environment where homes "generally sell quickly," often within days of being listed. This article will explore what makes Terra Siesta Co-Op an exceptional choice for active adults looking for their perfect Florida retirement haven.
Terra Siesta Co-Op is a premier 55+ mobile home park located in Ellenton, Florida, offering a unique and highly desirable living experience. Incorporated in 1991 as a cooperative, non-profit Florida corporation, this community allows residents to collectively own the land and facilities, distinguishing it from traditional land-lease parks. This cooperative model provides shareholders (owners) with a 99-year renewable lease on their lot, along with outright ownership of their dwelling, fostering a greater sense of security and control over their living environment. The primary goal of the co-op is to provide amenities and services to its corporate shareholders.
Spanning 36 beautifully landscaped acres adorned with tropical palms and majestic oaks, Terra Siesta Co-Op exudes a tranquil and picturesque charm. It is designed for active adults, providing a wealth of amenities and a vibrant calendar of year-round activities that encourage social engagement and an active lifestyle. The community prides itself on its friendly residents and dedicated staff, creating a warm and welcoming atmosphere that truly makes it a "wonderful place to call home" for both full-time residents and "snowbirds" enjoying Florida's winters.
Terra Siesta Co-Op boasts an excellent location at 3502 Patricia Pl, Ellenton, FL 34222, USA. This positioning places residents within convenient reach of both everyday necessities and the wider attractions of Southwest Florida. As one resident highlights, the park is "nicely located within 5 minutes of shops, stores, US75, and some waterfront dining."
The immediate accessibility to shops and stores means that grocery runs, retail therapy, and access to various services are incredibly convenient, often just a short drive away. Being so close to US-75 (Interstate 75) is a significant advantage for travelers, enabling easy commutes to larger urban centers. To the south, Bradenton and Sarasota offer extensive dining, cultural venues, and medical facilities. To the north, Tampa provides metropolitan attractions, major airports, and further entertainment options.
Ellenton itself is well-known for the Ellenton Premium Outlets, a major shopping destination that is a big draw for locals and tourists alike, providing a vast array of brands and retail experiences. For dining, the proximity to "waterfront dining" offers opportunities to enjoy meals with scenic views, a quintessential Florida experience. Furthermore, the area surrounding Ellenton provides access to golf courses, parks, and is a manageable drive to the stunning Gulf Coast beaches, including Anna Maria Island and Siesta Key, allowing residents to easily enjoy Florida's natural beauty. This prime location balances the tranquility of a dedicated community with the convenience and excitement of a thriving region, making Terra Siesta Co-Op a highly desirable place to live for active adults in Florida.
Terra Siesta Co-Op, as a resident-owned community, provides a comprehensive array of services and benefits that are included in the monthly assessment fees, contributing to a comfortable and worry-free lifestyle for its shareholders. These services are managed by the cooperative for the collective benefit of residents:
- Professional Management and Staff: The community is managed by a licensed Community Association Manager (like "Jennie in the office," who is described as a "gem") and supported by full-time and part-time office assistants. Additionally, a crew of 3-4 full-time maintenance workers (not contracted outside vendors) handles routine and preventative maintenance.
- Utility Inclusion: The monthly assessment fee (approximately $211) typically covers essential utilities such as water, sewer, trash, and recycling pickup. This simplifies budgeting for residents.
- Maintenance of Common Areas: The assessment fee covers the meticulous upkeep of all common areas, including beautifully landscaped grounds, roads, and recreational facilities, ensuring the park remains pristine.
- Night Roaming Security: For added peace of mind, the community provides night roaming security, enhancing the safety and security of residents and their property.
- Financial Oversight and Governance: As a co-op, residents (shareholders) elect a five-member Board of Directors who govern the association, review budgets, and make decisions, giving residents a voice in park operations.
- Emergency Preparedness: As evidenced by the quick and effective response to Hurricane Milton, the management and community demonstrate a strong commitment to resident safety and post-disaster cleanup.
These services, combined with the co-op ownership model, provide a stable and well-managed environment for residents.
Terra Siesta Co-Op stands out with an impressive array of features and highlights that enhance the active adult living experience in Ellenton, Florida:
- Resident-Owned Cooperative Model: This is a defining feature. Residents purchase a share in the cooperative, which gives them the right to occupy a specific lot. This model means residents collectively own the land and facilities, eliminating lot rent increases imposed by private landlords and fostering greater control and stability.
- Two Heated Swimming Pools: The community boasts not one, but "two heated pools," allowing residents to enjoy swimming and water aerobics year-round, regardless of the season.
- Two Clubhouses (Woods Hall & Terra Siesta Hall): There are two inviting clubhouses. Woods Hall features a large party area with a dance floor, a fully equipped kitchen, bathrooms, a card room, pool table, and table tennis. Terra Siesta Hall offers a smaller space for events, games, and another library. These serve as central hubs for social life.
- Extensive Recreational Courts: For sports enthusiasts, Terra Siesta offers beautifully maintained courts for pickleball, bocce, shuffleboard, and horseshoes, providing diverse options for active play and friendly competition.
- Active Community & Daily Activities: The community is vibrant, with "many fun activities daily" organized by the HOA. This includes a wide range of year-round events such as potlucks, day trips, cards/games, ice cream socials, Sunday shows, annual garage sales, pancake breakfasts, water aerobics, crafting, billiards, and musical jam sessions.
- Friendly and Welcoming Atmosphere: Residents consistently describe the people as "very friendly" and highlight the "heartwarming" community spirit, particularly evident during holiday decorating and collective efforts.
- Dedicated and Professional Staff: The positive reviews specifically name "Jennie in the office" as a "gem" and praise the entire management and maintenance teams (Laura, Christina, Mark, George, Scott) for being professional, kind, down-to-earth, and doing a "fantastic job maintaining the property."
- Beautifully Landscaped Grounds with Fountain: The park is described as "beautiful" with a "Fountain" and "beautifully landscaped grounds filled with tropical palms and majestic oaks," creating a serene and aesthetically pleasing environment.
- Pet-Friendly Policy: The community welcomes pets (subject to size, breed, and quantity restrictions), and even has "several areas for our four legged friends," making it convenient for pet owners.
- Proximity to Amenities and Attractions: Its location offers quick access to shops, stores, US-75, waterfront dining, and popular attractions like the Ellenton Outlet Mall.
- High Demand for Homes: The fact that "Houses here generally sell quickly, often within days of being posted for sale," speaks volumes about the desirability and value of living in Terra Siesta Co-Op.
These comprehensive features create an exceptional and highly sought-after lifestyle for residents of Terra Siesta Co-Op.
Given the nature of Terra Siesta Co-Op as a resident-owned community where individuals purchase a share in the cooperative along with their mobile home, promotions or "special offers" in the traditional rental sense are not typically advertised. Instead, the inherent financial advantages and stability of the co-op model serve as the primary long-term benefits.
As a co-op, residents are not subject to fluctuating lot rents imposed by private landlords. The monthly assessment fee (which was around $211 per month as of recent information) covers a comprehensive range of services and contributes to the collective ownership and maintenance of the park. This fee has historically seen very modest increases, averaging around $6 per year over more than a decade, offering significant stability compared to land-lease communities.
The "reasonable" cost mentioned in reviews refers to the overall value proposition, which includes owning the home and a share in the park, leading to lower monthly outlays compared to many rental parks. The fact that "Houses here generally sell quickly, often within days of being posted for sale," indicates that the market itself views the co-op as a highly desirable and value-driven investment.
For those interested in joining this community, the "promotion" is the benefit of co-op ownership itself: shared control, lower and more stable monthly fees, and a secure, resident-focused environment. To understand the current costs involved in purchasing a home and a share, and to inquire about any specific resale listings or terms, prospective buyers should contact Terra Siesta Co-Op directly or work with a local real estate agent specializing in co-op manufactured homes in Florida.
For those interested in exploring the unique lifestyle and ownership opportunities at Terra Siesta Co-Op, or for any inquiries regarding the community, availability of homes, or the co-op model, you can reach out directly using the following contact details:

- Phone: (941) 723-1260
- Mobile Phone: +1 941-723-1260 (This number appears to be the same central contact, ensuring direct access to their team.)
Reaching out by phone is the most effective way to speak with "Jennie in the office" or other staff members who can provide detailed information about the co-op structure, available properties for sale, the community rules, and the extensive list of amenities and activities. They can guide you through the process of becoming a valued shareholder in this vibrant Ellenton community.
For Floridians, particularly those in or approaching their retirement years, Terra Siesta Co-Op in Ellenton offers an exceptionally suitable and highly desirable living solution. The most significant factor is its unique identity as a resident-owned mobile home park. This co-op model provides unparalleled stability and control, as residents collectively own the land and facilities. This means no unpredictable lot rent increases from private landlords, and instead, a more stable, lower monthly assessment fee that covers essential services and community upkeep. This financial predictability is a considerable advantage for those on fixed incomes.
Beyond the financial benefits, the community itself is a major draw. Consistently described as a "treasure" with "very friendly people" and a "heartwarming" atmosphere, Terra Siesta Co-Op fosters a genuine sense of belonging and camaraderie. The active Homeowners Association ensures "many fun activities daily," from social gatherings to sports like pickleball and shuffleboard, keeping residents engaged and promoting an active, healthy lifestyle. This vibrant social scene is perfect for locals looking to build new friendships and remain active in their golden years.
The park's prime location in Ellenton adds to its appeal. Being just "5 minutes of shops, stores, US75, and some waterfront dining" provides incredible convenience for daily needs and leisure. Easy access to major highways means that popular Florida attractions, world-class beaches, and larger urban centers like Bradenton, Sarasota, and Tampa are all within comfortable reach, offering the best of both quiet community living and broader regional opportunities.
The professionalism and kindness of the management and maintenance teams, as lauded by residents, ensure that the "beautiful" grounds, "sparkling" pools, and overall community facilities are meticulously maintained. This dedication to quality and resident satisfaction makes Terra Siesta Co-Op a truly appealing and suitable home for Floridians seeking a secure, active, and friendly retirement community in the Sunshine State.
Customer Reviews
This mobile home park is a treasure! Nicely located within 5 minutes of shops, stores, US75, and some waterfront dining. Jennie in the office is a gem, and watching several people decorate for Christmas was truly heart warming - they love living here. Of course, being self-managed plus owning the land are also top reasons to love this place. Houses here generally sell quickly, often within days of being posted for sale.
Great place for Retired folks, very friendly people here. I may present my self as "Halfway Gamer 2.5", but I really just go here for vacation with me and my family. Here is a great place to stay when you retire. The park is beautiful with a Fountain, pools, a park, etc.. Plus you have sports and events to offer which I really enjoy. I will include photos that I took on 5/21/2020, stay safe from Covid-19!
My husband and I moved to Terra Siesta in November 2001. This was without a doubt, the best move that we ever could’ve made. We are a co-op and run by the shareholders of the park, of which there are 536 of us. For the most part, everything runs smoothly. Occasionally, like anywhere else you get a few unhappy complainers. That appears to be where we are at this point in time, and some have chosen sides. This is an absolute shame because this is such a wonderful park. I have all the faith in the world that this has happened before, it will happen again, and this will all get ironed out in the wash! I would recommend this park to anyone! We are financially sound, and we have all the amenities that you could wish for. Come check us out, you won’t be sorry.
Love my home, and used to love my community but the current Board of Directors are ridiculous. The manager tries to enforce the rules and regulations per the guidelines but there is a group of residents that hate the rules and therefore hate the manager for enforcing them. They own the Board right now and are making the park miserable to live in. We need to elect better, more unbiased Board of Directors.
57 reviews. One one star and one two star. The one star is a random that does not like HOAs (we are a co-op, which is different from an HOA). The two-srar (Laurie B) is an owner and also an employee. The Board that she criticizes is pretty much the same Board that gave her special dispensation for an owner to be employed by the association. No good deed goes unpunished.
