A clean, tasteful, quiet mobile home park nestled in small hills in Apopka. It is dead end with all homes on cul-de-sacs. There is a community laundry, clubhouse, and swimming pool. Friendly people and long established. Lots are rented, and residents own their homes.
Nice 55+ community. Has a nice pool with outdoor grill. Great clubhouse with everything you need and radio with speakers outside to listen to while you are enjoying the pool.
The community is definitely in need of clarification on their policies regarding non owners , renters that have been allowed to move families in that have young children & grandchildren residing here & I have found they are irresponsible, regarding not being supervised, with no regard not only for the welfare of their own children, but residents living in the community. It is quite disheartening, as I own here for 6yrs, & have not run across such negligent behavior being allowed to continue after several calls trying address a very bad situation. If your looking to join The Hills Community, do some serious investigating, it is not a True 55 over community.
The residents are great, the manager is good, but he can do only so much. We take our concerns to the HOA board, they take it to the management, the Manager takes it to Sun Properties and our concerns stop there and nothing happens. They show all the amenities we have, some the residents did themselves like the computer center and library in the Clubhouse. The only amenities we have here is a Clubhouse, which holds only 60 people (Max. Standing Capacity) while we have over 100 residents, no safe parking and not enough parking spaces to even accommodate 20-30 vehicles at the Clubhouse, bad lighting within the Clubhouse, with the Pool and Clubhouse closing at dusk, our pool heater hasn’t worked for months, and no lighting for the pool. Several items the residents have asked for and or promised to the residents keep getting put off or delayed. Every year they increase rent, charge property taxes which doubled this year while we don’t own the property! They continue to increase charges on Utilities they control such as our water. They have an old Prospectus that protects them but they have the ability to choose to provide little to no increases to the residents due to the lack of provisions to the residents of the Community, but refuse to. We are told “we are a for profit company” and it is apparent by actions that their profit is valued over resident concerns. They don’t consider that the average age is 80, most on a single income where the cost of living doesn’t go up as much as they increase costs to residents.They don’t offer lawn care or anything to show for these increases. It’s obvious they care for profit over people. The HOA meet with them to try to fight the increases but they don’t even take anything into consideration. We try to get more amenities, sidewalks repaired as well as other items needing to be fixed or repaired They say make a list. Management tells us they can only get limited things done due to limited funds to spend each year. We haven’t seen many things needing to be repaired or fixed, along with items promised to us in years . Maybe we will get lucky one day. It could make it a happier place to live. Many residents retired and on fixed incomes have to make a choice to pay for groceries or rent??? Yikes
Been here for over 15 years, worst place I've ever lived. Have to pay property tax this year $259 for the lot you don't even own, plus Orange County's tax for registration. They buy the water from city then charge you more for it, my water bill never changes more than a $1 or 2 no matter how little or how much I use, had to buy our own water meter, rent went up $33 bucks this year, you get nothing for your money except trash pick up twice a week. If you complain your told if you don't like it move, speed limit, no parking and stop signs are ignored nothing is enforced except paying them money. They give out notices on whats wrong with your lot and home while ignoring the things they are supposed to do. Everything is the tenets responsibility and not theirs, the voluntary HOA makes deals with company without informing tenets even tho they don't have enough people to do it, it doesn't even adhere to the states rules regarding HOA's they make who ever they want the president of HOA without even voting. But hey they do have a nice club house, spent a ton of money on that, can't get a tree removed that's damaging your home, but they do have money to waste on unnecessary things.
