While staying at Bay Oaks Village in the Callaway Location I can honestly say I had a comfortable experience for the most part there. The park was always maintained with lawn service monthly and was actually comfortable with my kids playing outside. I only moved due to the hurricane damaging my property, but prior to that Mr.Rob and his wife Tammy was always understandable and willing to work with you if you had any unforeseen misfortunes come about.
Was a great place until bedrock/parakeet properties bought the park. They threaten residents and constantly change the rules and then demand that things are done within 7 days or as the acting park supervisor said to me and another resident, you'll do what i say in 7 days or you are out of my park and it's going to cost you a fortune to move your home. They want you to drop everything and do what they want, but when you let them know that there is a safety issue that needs resolved with your lot they don't care. Avoid this place and avoid buying a mobile home from anyone selling one that is there unless you plan to move it.
Lived there 33 yrs before hurricane Michael destroyed my place. Tammy and Rob are good people to rent from. Its really just stay to yourself, don't party out too loud and always mind your own business. Thanks ya'll looking on coming back.

I love the friendliness and the quietness of the park .The Management Rob and Tammy make this park what it is , they will go out of they way to help you in anyway they can .If there is any problems Rob and Tammy are right on it .
