This article aims to provide a clear and factual overview of Sherman Pines Mobile Home Park, drawing directly from recent public commentary to help local users make informed decisions.

Panama City, like many areas in Florida, has experienced rapid growth and significant changes, particularly following natural events such as Hurricane Michael. These events can profoundly impact housing availability, property conditions, and the dynamics of community management. Mobile home parks, while often offering a more accessible entry point into housing, are especially susceptible to these shifts, and the quality of living can be heavily influenced by current management practices and post-disaster recovery efforts.

Recent resident reviews concerning Sherman Pines Mobile Home Park paint a challenging picture, contrasting sharply with past perceptions. One long-term resident noted, "The place is going downhill, I remember just a couple of years ago the place was top notch." This sentiment of decline is echoed in further comments that specifically address maintenance issues, alleged problems with appliances in purchased homes, and serious concerns about safety and drug activity within the park. The reviews directly identify Shirley Scott as the current owner and attribute many of these issues to her management style, alleging a focus on monetary gain over resident well-being.

Given these strong and concerning statements, this article will delve into the specifics of Sherman Pines Mobile Home Park, providing a factual account based on the provided public reviews. The 32405 zip code generally provides residents with:

  • Healthcare Facilities: Panama City hosts several medical facilities, clinics, and pharmacies, ensuring residents have access to necessary healthcare services.
  • Employment Opportunities: The city's diverse economy, including sectors related to tourism, local services, and its proximity to major employers like Tyndall Air Force Base, offers various job prospects for residents.
  • Schools and Education: The general area around Sherman Pines Mobile Home Park, within Panama City, would offer access to public schools, making it a consideration for families.

Services Offered

Based on the provided customer reviews for Sherman Pines Mobile Home Park, the services offered, and importantly, the quality of those services, appear to be a major point of contention for residents. While the fundamental service of a mobile home park is to provide lots for residents, the reviews indicate significant issues with supporting services and management's responsiveness. The primary services, as inferred from the feedback, include:

  • Mobile Home Lot Leasing: The core function of the park is to provide lots where residents can place their mobile homes. This involves collecting lot rent for the use of the space.
  • Management and Rule Enforcement: The park has an owner, Shirley Scott, who is responsible for overall management, setting rules, and theoretically maintaining community standards. However, reviews suggest a lack of effective rule enforcement, with "a bunch of stuff just sitting in people's yard" and a general decline in appearance.
  • Property Maintenance (Questionable): Residents directly cite issues with "maintenance upkeep on the vacant yards are not kept up" and "The trash dumpster area is nasty." This indicates that general property maintenance, which should be a standard service in a mobile home park, is severely lacking.
  • Home Sales/Provision (Questionable): One review mentions being sold a home where "appliances don't work" with promises of repair that were not fulfilled, leading to an "as is" stance after money was received. This suggests the park or its owner may be involved in the sale or rental of mobile homes within the park, with questionable after-sale support.

Based on these reviews, while the park theoretically offers these services, the actual execution and quality are described as significantly deficient, leading to resident dissatisfaction.

Features / Highlights

Based on the provided customer reviews, the "features" and "highlights" of Sherman Pines Mobile Home Park largely reflect significant areas of concern for residents rather than positive attributes. It's important to present these factually as reported by customers:

  • Declining Upkeep and Appearance: A prominent feature, consistently highlighted, is the perceived deterioration of the park's condition. Residents note that the place is "going downhill" and that there's "a bunch of stuff just sitting in people's yard." There are still "places that need to be demoed from The Storm" (Hurricane Michael), indicating incomplete recovery and ongoing structural issues.
  • Poor Maintenance of Common Areas: Specific concerns include a "nasty" trash dumpster area and unkempt "vacant yards," suggesting a significant lack of general maintenance throughout the park.
  • Questionable Appliance Functionality in Sales: For residents who purchased homes within the park, a critical highlight is the alleged issue of "appliances don't work" and unfulfilled promises of repair, with management stating "it was as is" after payment. This points to potential issues with property condition and integrity in sales.
  • Allegations of Drug Activity and Safety Concerns: This is a very serious reported feature. Reviews explicitly mention "lots of drug activity in this park," a "drug bust last week," and even a "shooting 3 years ago by the mailboxes." This highlights significant safety and security concerns within the community.
  • Perceived Lack of Management Care: The owner, Shirley Scott, is specifically named and accused of "turn a blind eye to it" (drug activity) and being a "slum lord" who "does not care about the people in the park," only wanting "money." This direct criticism of management's perceived indifference is a critical feature of the current resident experience.

It is evident that the "features" of Sherman Pines Mobile Home Park, as described by recent customers, are predominantly negative and raise serious questions about the living environment and management accountability.

Conclusion: Why This Place Is Suitable for Locals

For Floridians seeking a mobile home living experience in Panama City, Sherman Pines Mobile Home Park, based on recent public reviews, presents significant challenges that severely impact its suitability. While mobile home parks often offer an affordable housing alternative, the severe negative feedback from residents concerning this particular community warrants extreme caution.

Historically, a few years ago, the park was remembered as "top notch." This suggests that at one point, it might have offered a desirable living environment. Its Panama City location on Sherman Avenue provides geographical convenience, offering access to the city's amenities, including shopping, dining, healthcare, and employment opportunities. For locals needing to be centrally located, this might appear to be an initial draw.

However, the overwhelmingly negative and serious concerns raised by current residents fundamentally undermine any perceived suitability. The repeated complaints about the park "going downhill," poor maintenance (nasty trash area, unkempt vacant yards), and unresolved issues with properties (e.g., appliances not working) paint a picture of neglected living conditions. For locals, these issues directly impact daily comfort, hygiene, and the long-term value of their living situation.

More critically, the allegations of significant drug activity, past violence (shooting by mailboxes), and recent drug busts raise profound safety and security concerns. No housing option, regardless of affordability or location, can be deemed suitable if residents do not feel safe in their own community. The direct accusation that the owner, Shirley Scott, "turns a blind eye to it" and "does not care about the people in the park" transforms a potential management issue into a fundamental question of resident well-being and responsible oversight.

Given these grave concerns, it is challenging to recommend Sherman Pines Mobile Home Park as a suitable living option for locals based on the available public data. While it occupies a location within Panama City, the reported deterioration, lack of maintenance, and severe safety issues as described by residents suggest that the current living environment is far from ideal. For any Floridian considering this park, thorough, independent investigation and extreme caution are not just advisable, but absolutely essential to verify the actual conditions and management practices before making any commitments.

The trash dumpster area is nasty. The maintenance up keep on the vacant yards are not kept up. They sell you a home that appliance don't work and tell you they will fix them then when they get your money they tell you it was as is. Shirley Scott is the owner now of the park. Her husband would not stand for all the drug active going on in the park and she turns a blind eye to it. Had a drug bust last week. She don't care. Had a shooting 3 years ago by the mail boxes. Lots of drug active in this park. She has turned into a slum lord. All she wants is money, she does not care about the people in the park. I would not reccomand living there. It is a awful place to live.

The only reason why I give his place at 3 is because I am not a low-income person. But if this is all you can afford then it is a nice quiet neighborhood

This place is absolutely disgusting. I can't believe the city allows this place to look like this. Garbage every where and elderly people with mental disorders just walking around threatening to kill random children. This whole trailer park should be condemned..
