Introduction / Overview

Panama City Mobile Home Park is a residential community located in Panama City, Florida, designed to cater to individuals and families seeking long-term housing solutions in a mobile home setting. Historically, mobile home parks provide an alternative to traditional housing, often offering a more affordable entry point into homeownership or stable rental opportunities.

The core focus of this community is to provide a place for residents to establish roots and enjoy life in the Panama City area. Crucially, the park is reportedly operating under new ownership. This transition is a pivotal point, indicating a potential shift in management philosophy and a renewed commitment to improving the living conditions and resident experience. The feedback noting the "new owner is doing a wonderful job of cleaning this place up" directly reflects this positive change.

Such a change in ownership typically brings with it fresh initiatives for property maintenance, resident relations, and overall community development. While previous issues raised concerns, the emphasis on "cleaning this place up" suggests efforts are being made to address maintenance, pest control, and potentially previous interpersonal conflicts mentioned in older reviews. For prospective residents, understanding that the park is in a state of positive transition is key. It implies that the community is actively working towards creating a more livable and welcoming environment, striving to overcome past challenges and build a better future for its residents.

This address places it within a well-established area of Panama City, a significant city in Florida's Bay County, known for its beautiful coastal environment and active local economy. Its position on East 12th Street offers residents straightforward access to key local roads and the broader city infrastructure.

Living in this part of Panama City means residents benefit from excellent accessibility to a wide range of amenities and services. Within a short driving distance, you can find numerous shopping centers, including major grocery stores, pharmacies, and various retail outlets for everyday needs. Services Offered

As a mobile home park, Panama City Mobile Home Park typically offers essential services designed to facilitate long-term residency. While specific detailed offerings beyond the basic structure may depend on the new management's current initiatives, standard services for communities of this type generally include:

  • Mobile Home Lot Rentals: The primary service involves the leasing of individual lots for manufactured homes. These lots are equipped with the necessary utility connections to support residential living.

  • Utility Connections: Residents can expect access to fundamental utilities at each lot, which typically include connections for water, sewer, and electricity. Details regarding how utilities are billed (e.g., included in lot rent, separately metered) would need to be confirmed directly with the park management.

  • On-Site Management/Oversight: The presence of management, now under "new ownership," implies a team responsible for the overall operation of the park, including lot assignments, lease agreements, and addressing resident concerns. The positive review regarding "cleaning this place up" suggests an active role in property improvement.

  • Lease Agreements: The park operates with formal lease agreements for lot rentals, outlining the terms, conditions, and responsibilities for residents. It's crucial for prospective residents to thoroughly review these.

  • Maintenance of Common Areas: While individual lot upkeep is generally the resident's responsibility, the park management would typically oversee the maintenance of common areas, roads, and shared infrastructure to ensure a habitable environment. The "cleaning up" efforts suggest a focus on this.

Given the past negative review concerning issues like a "power box" and a property owner's responsibility, it is paramount for prospective residents to clarify all maintenance responsibilities, particularly regarding utilities and shared infrastructure, directly with the new management. This proactive approach will ensure a clear understanding of what services are provided and maintained by the park.

Features / Highlights

Panama City Mobile Home Park, now under new ownership, is in a state of transformation, with its current features and highlights evolving. The most significant highlight, directly from recent customer feedback, is the positive impact of the new management:

  • New Ownership and Active Improvements: The paramount feature is the change in management, with the "New owner doing a wonderful job of cleaning this place up!" This indicates a proactive approach to addressing past issues and significantly improving the living environment. This commitment to revitalization is a major positive highlight for the community's future.

  • Potential for a Fresh Start: For residents seeking an affordable home in Panama City, the new ownership represents an opportunity for a fresh beginning within the community, free from previous issues experienced under prior management.

  • Affordable Living Option: Mobile home parks traditionally offer a more budget-friendly housing solution compared to traditional homes or apartments, making this a key feature for those looking for economical living in Panama City.

  • Convenient Panama City Location: Its address on E 12th St places it within Panama City, offering residents good access to local amenities, shopping centers, dining, and employment opportunities within the city.

  • Proximity to Local Attractions: Residents can easily access Panama City's famous beaches, recreational activities, and other regional attractions, enhancing their quality of life.

It is important to acknowledge the severe negative feedback from a past review under prior management, detailing issues with unprofessional behavior, discrimination, and unresolved maintenance problems (specifically a power box). While the "new owner" review suggests these are being addressed, prospective residents should conduct thorough due diligence, including a personal visit and direct communication with the current management, to verify the extent of the improvements and ensure the community's current state aligns with their expectations for a safe and functional living environment.

Promotions or Special Offers

As Panama City Mobile Home Park is under new ownership and actively undergoing a "cleaning up" phase, specific "promotions or special offers" might be focused on attracting new residents and stabilizing the community. While no explicit promotions are publicly available in the provided information, typical incentives for mobile home parks in transition or under new management often include:

  • Flexible Lease Terms: The new management might offer more flexible lease durations (e.g., month-to-month options, or shorter initial lease commitments) to encourage new residents to experience the improved environment.

  • Reduced Move-In Costs: Incentives such as waived or reduced security deposits, or a discount on the first month's lot rent, could be offered to ease the financial burden of moving.

  • Lot Rent Specials: New residents might find special introductory rates for lot rent, particularly for a limited period, as part of an effort to fill vacancies and build a stable resident base.

  • Referral Programs: Some parks introduce referral bonuses for current residents who bring in new, qualified tenants, which helps foster community growth.

  • Home Purchase Assistance: If the park has homes for sale, the new management might work with lenders or offer internal financing options to make homeownership more accessible.

Given the past negative review mentioning a "$550 dollar lot rent" and a "$51 background check," prospective residents should specifically inquire about current pricing, fees, and any available promotions. The new management's focus on "cleaning this place up" could translate into attractive offers to demonstrate their commitment to a positive change. It is highly recommended to directly contact the park for the most accurate and up-to-date information on any available specials or pricing structures.

I have 5 stars so u can see this up close!! DO NOT I REPEAT DO NOT MOBE HERE!!! The lady is prejudice and our power box went out and FPL sed the property owner is responsible AND SHE WON’T fix it!! We’ve been running a generator for lights for weeks!! I’ve reported her, called the cops etc… and still nothing!! She saw we were of color and tried to evict us for no reason. She won’t even take rent saying the park is going in a different direction, what direction is that I asked, and of course no answer. She is a scammer, trying to steal this park from its owner and don’t want to even pay the rest of the money owed. She has had 3 Attorneys and this last one (4) is firing her!! She is the devil!!!
