Hidden Oasis Estates Mobile Home Park About

Are you a Floridian seeking a serene, affordable, and improving place to call home in the bustling Panama City area? For individuals and families considering manufactured home living, Hidden Oasis Estates Mobile Home Park offers a unique and evolving opportunity. Situated conveniently in Panama City, this community is currently undergoing substantial changes and improvements under new ownership, aiming to transform into a safer and better environment for its residents.

While changes, especially under new ownership, can bring both excitement and adjustments, Hidden Oasis Estates is actively working towards enhancing the living experience. Recent feedback indicates a mixed perspective from residents, acknowledging the "many improvements" being made, but also expressing concerns about associated cost increases and changes to established services. This article aims to provide a clear and factual overview of Hidden Oasis Estates, allowing prospective residents to understand its current trajectory and assess its suitability for their needs in the Florida Panhandle.

Introduction / Overview

Hidden Oasis Estates Mobile Home Park, located at 2418 Douglas Rd in Panama City, Florida, is a manufactured housing community that was recently acquired by 52TEN, a private real estate investment firm. This acquisition marks a significant turning point for the park, which was formerly known as Two Sisters. The new ownership has ambitious plans to "strategically improv the community and giv our residents the best experience."

The vision for Hidden Oasis Estates is to become the "top manufactured housing community" in its submarket. This involves rebranding the park, completing necessary capital improvements, filling vacant spaces with new homes, and even developing adjacent acreage for additional lots. The community is described as a "serene mobile home living" option, offering "quiet and affordable living, only minutes away from bustling Panama City and its pristine beaches." It aims to attract "top tier residents" by enhancing the quality of the park's infrastructure and amenities.

However, it's important to note the resident feedback, which, while acknowledging improvements ("Hidden Oasis has had so many improvements!"), also expresses "sadness" over increased lot rent, new fees for online payments, and changes to services like trash collection. These sentiments reflect the challenges that can accompany a transition of this scale, particularly for residents on fixed or low incomes. Despite these concerns, the management's stated goal is to provide a higher-quality property, combining affordability with modern living standards in a prime Florida location.

Location and Accessibility

Hidden Oasis Estates Mobile Home Park is ideally situated at 2418 Douglas Rd, Panama City, FL 32405, USA. This address places the community in a well-regarded area of Panama City, a vibrant city in Florida's Bay County. Its location offers residents a unique blend of peaceful, wooded surroundings and convenient access to urban amenities and coastal attractions.

The park is described as being "surrounded by wooded acreage, yet located in the middle of the city," offering a "private feel." This balance allows residents to enjoy a tranquil environment while remaining "only minutes away from bustling Panama City and its pristine beaches." This means easy access to a comprehensive range of shopping options, including major retailers like Walmart Supercenter, Sam's Club, Target, and Lowe's Home Improvement, making daily errands and larger purchases highly convenient.

For dining and entertainment, residents are close to downtown Panama City, which offers a variety of restaurants, nightlife, and cultural experiences. Proximity to multiple beaches and marinas means that outdoor enthusiasts can easily access the stunning white sands and clear waters of the Gulf of Mexico for swimming, boating, fishing, and other water sports. Nearby attractions also include the Science & Discovery Center, ZooWorld, and various local parks, providing ample opportunities for recreation and family outings.

Furthermore, the location ensures good accessibility to essential services, with multiple schools and hospitals like HCA Florida Gulf Coast Hospital, Access Point Urgent Care, and Ascension Sacred Heart Bay, all within close proximity. This strategic location combines the benefits of a quiet residential community with the convenience and vibrant lifestyle offered by Panama City, making it attractive for a diverse range of residents.

Services Offered

Under its new ownership, Hidden Oasis Estates Mobile Home Park is committed to providing a range of services aimed at enhancing the living experience for its residents. While some service structures have reportedly changed, the core offerings are designed to facilitate comfortable and managed mobile home living:

  • Manufactured Home Lot Rentals: The primary service involves the leasing of individual lots that are designed to accommodate residents' manufactured homes. These "oversized lots with lawns" offer space and privacy within the community.

  • New Home Sales: Hidden Oasis Estates is actively "filling vacant spaces with new homes," including new Clayton singlewide and doublewide manufactured homes. This provides an opportunity for prospective residents to purchase brand-new homes within the park, with financing options reportedly available.

  • Professional On-Site Management & Maintenance: The community provides on-site management and maintenance. The new ownership is focused on "strategically improving the community," which includes completing capital improvements and ensuring ongoing upkeep. However, resident reviews indicate concerns about responsiveness from the "new landlord" regarding inquiries.

  • Utility Connections: Lots are equipped with connections for public utilities, which is a significant advantage. Residents should inquire directly about which utilities are included in the lot rent and which are the resident's responsibility.

  • Road and Driveway Repaving (Planned/In Progress): As part of the "unwanted 'improvements'" noted by a resident, the new ownership plans to "resurface existing main roads" and "repave driveways," aiming to enhance the community's infrastructure.

  • Sidewalk Installation (Planned/In Progress): There are plans to "install sidewalks from driveway to front door at each home," which would improve pedestrian safety and aesthetics.

  • Landscaping Improvements (Planned/In Progress): The management plans to "install trees throughout the park to improve landscaping," although some residents have expressed dissatisfaction with specific choices like palm trees being "not native to this part of Florida."

  • Online Rent Payment System (New): A new system for paying lot rent online has been implemented. However, a resident review expresses "super sad" feelings about receiving "NO REPLY" concerning the application for this system and notes a "HIGH FEE" associated with it.

  • Trash Service (Changed): Previously included, trash service is reportedly no longer part of the lot rent, and collection methods have changed from large dumpsters to individual truck stops, which a resident views as "NOT 🚫 AN IMPROVEMENT" and potentially leading to more littering.

  • Pet & Family Friendly: The community markets itself as pet and family friendly, indicating it welcomes a diverse range of residents with their companions.

Given the resident feedback, it is crucial for prospective residents to directly clarify all service offerings, especially regarding utility inclusions, maintenance responsibilities, and any associated fees, as some changes have evidently impacted current residents.

Features / Highlights

Hidden Oasis Estates Mobile Home Park boasts several features and highlights that contribute to its appeal, particularly under its new ownership, which is actively working on significant enhancements. While some aspects are still in transition, the stated goals and visible changes are noteworthy:

  • Significant Improvements Under New Ownership: The most prominent highlight is the ongoing "many improvements" being made by the new ownership (52TEN). This indicates a strong commitment to upgrading the park's infrastructure and overall appearance, aiming for it to be the "top manufactured housing community" in the area.

  • Quiet and Serene Environment: Despite being located within the city, the park offers a "private feel" due to being "surrounded by wooded acreage." This provides a tranquil and peaceful living environment, a sought-after quality for residents.

  • Oversized Lots with Lawns: The community features "oversized lots with lawns," providing residents with ample space for their homes and outdoor enjoyment, contributing to a less crowded and more private feel.

  • New Manufactured Homes Available: Hidden Oasis Estates is actively bringing in and selling "new Clayton homes" (singlewide and doublewide options), offering modern, quality housing directly within the community.

  • Upgraded Infrastructure (Planned/In Progress): Plans include repaving main roads and driveways, and installing sidewalks, which will enhance the community's aesthetic appeal, safety, and functionality.

  • Strategic Landscaping Initiatives: Efforts are being made to improve landscaping by "install trees throughout the park," aiming to create a more attractive and green environment.

  • Convenient Location: The park is "only minutes away from bustling Panama City and its pristine beaches," offering easy access to major shopping centers (Walmart, Target, Sam's Club, Lowe's), diverse dining, and renowned recreational opportunities.

  • Proximity to Essential Services: Residents benefit from being close to multiple schools, hospitals (HCA Florida Gulf Coast, Ascension Sacred Heart Bay), and other vital community resources.

  • Pet & Family Friendly: The community is marketed as welcoming to both pets and families, fostering an inclusive environment for a diverse range of residents.

It is important for prospective residents to also consider the challenges noted by current residents regarding increased costs, changes to trash service, and communication issues, as these aspects directly impact the living experience. A personal visit and direct communication with management are crucial to assess the current state of these features and services.

Promotions or Special Offers

As a community undergoing significant investment and improvement under new ownership (52TEN), Hidden Oasis Estates Mobile Home Park's "promotions or special offers" are likely focused on attracting new residents and facilitating homeownership. While specific, time-limited promotional codes were not provided, their strategy, as indicated by their business model and website, includes:

  • New Home Sales and Financing Options: The park offers "new manufactured homes for sale" (e.g., new Clayton singlewide and doublewide models) and states that "Financing options are available, please contact us for details." This is a significant "offer" for those looking to purchase a new home within a community setting.

  • Long-Term Investment Focus: While not a direct promotion for residents, the new ownership's long-term investment strategy to "realize the park's potential to be the highest quality mobile home park in the market" implies a commitment to ongoing improvements that benefit residents. This can be seen as an indirect "offer" of a continuously improving living environment.

  • Value-Add Strategy: The ownership's "value-add strategy" involves acquiring properties in attractive locations and "turn them into higher-quality properties." This suggests that residents moving in might benefit from the appreciation in property quality and amenities over time.

However, it is crucial to balance these potential benefits with the "sad" sentiments expressed by existing residents regarding cost increases. Reviews explicitly mention "charging WAY MORE for lot rent AND charging to pay the lot rent" and the discontinuation of previously "included" trash service. This implies that while the park is investing in improvements, these are likely being funded through increased resident costs. Therefore, prospective residents must:

  • Directly Inquire About Current Lot Rent: Confirm the exact monthly lot rent and understand any scheduled increases.

  • Clarify All Fees: Ask about all associated fees, including application fees, background check fees, online payment fees, and any new charges for services like trash removal.

  • Understand Utility Responsibilities: Determine which utilities are included in the lot rent and which are the resident's separate responsibility.

Given the focus on increasing lot rent to "match market rates" (as per 52TEN's investor information), it's important for locals to thoroughly understand the complete cost structure before committing.

-Sad that the new owners are charging WAY MORE for lot rent AND charging to pay the lot rent. -Also sad that the new owners are either not aware OR do not care that people who live in mobile homes are often low income and on fixed incomes. -Very sad to see unnecessary and unwanted 'improvements' like repaving the roads and driveways and possibly sidewalks when the roads and driveways were fine with lower rent payments (and if a tenant wants to have their driveway paved then please allow them to pay for it and not continue to pay always with higher rent payments). -Extra sad to see palm trees and other landscaping around the former office of the landlord when palm trees are not helpful or needed and NOT native to this part of Florida either. -Super sad to get NO REPLY from the new landlord (if there is a landlord now) concerning the application now NECESSARY to pay lot rent online FOR A HIGH FEE. -Trash service WAS INCLUDED before BUT NOW IT IS NOT AND NOW WE ARE POLLUTING THE ATMOSPHERE EVEN MORE BECAUSE A TRUCK STOPS AT EACH MOBILE HOME INSTEAD OF AT A LARGE DUMPSTER AT THE END OF EACH STREET - THAT IS NOT 🚫 AN IMPROVEMENT. -Now people are throwing trash 🗑️ on the ground 😔 more than ever before and I can only imagine it is because that is their immature and irresponsible way of handling the rent increase and loss of services. -Greedy people will not inherit God's Kingdom. -Be Blessed.
