For many Pennsylvanians, the dream of homeownership or securing affordable, long-term residential housing can be a challenging pursuit. In the Erie region of Northwest Pennsylvania, mobile home parks, sometimes referred to as manufactured housing communities, represent a significant category of residential options that offer an alternative path to stable living. Tri-State Mobile Home Park, located in the city of Erie, is one such community that operates within this housing landscape, providing spaces for manufactured homes. This article provides a factual overview of this community, tailored for the perspective of a local user considering the full range of residential options available in the area.
A manufactured housing community, or mobile home park, serves a critical role in providing accessible housing in markets like Erie, PA. Generally, residents own their manufactured home unit and lease the land (or "lot") on which the home is situated. This arrangement typically involves a monthly lot rent to the park owner or management, which usually covers the use of the lot and any common community maintenance or utilities provided by the park. Understanding the specific terms, conditions, and management style of any park is crucial before making a financial commitment, as these communities are governed by both state law and park-specific rules. Tri-State Mobile Home Park adheres to these principles of operation common throughout the Commonwealth of Pennsylvania.
In evaluating Tri-State Mobile Home Park, prospective residents in the Pennsylvania area must look closely at its physical location, its general accessibility, the management structure, and the overall experience reported by other users. Due diligence, including thoroughly reviewing lease agreements and speaking directly with management and current tenants, is always recommended before entering into any housing contract, particularly in communities where the management has significant control over the lot lease.

Erie, as the state's fifth-largest city, is a hub for commerce and industry in Northwest Pennsylvania, bordered by Lake Erie. Accessibility to major transportation routes is a key factor for local residents. The park's Taki Drive location offers relatively easy connectivity to primary roadways, ensuring that travel to and from work, shopping, and entertainment venues remains practical. Residents can utilize nearby state routes and interstate highways to connect to downtown Erie or venture to other parts of the county, such as the nearby Presque Isle State Park or the numerous shops and restaurants along Peach Street. The accessibility is an important advantage for Erie locals who rely on efficient transit for daily life.
The surrounding neighborhood is typical of a mixed-use area found near a major city center, and the park’s location ensures residents are never far from essential services. This geographical positioning makes the community a pragmatic choice for those seeking to remain within the Erie city limits while navigating the specific housing options available in the region. However, proximity alone is not the only factor; the internal conditions and operational structure of the park are equally important considerations for any Pennsylvanian seeking stable residency.

Conclusion: Why This Place is Suitable for Locals (Requires Due Diligence)
Tri-State Mobile Home Park is strategically positioned in Erie, PA, offering a residential option that meets the essential criterion of affordability and location for many locals. For Pennsylvania residents seeking to purchase a manufactured home unit at a low entry price point, this community represents a viable opportunity to achieve residential stability within the city limits. However, suitability is conditional. Local users in Pennsylvania must approach this opportunity with a heightened sense of caution and a commitment to extensive due diligence. Jul 30, 2025 · Chase HughesI had a friend and employee that had gone through some hard times and I offered to help him out. He needed a place to live and he found a trailer for sale in this park for $550. Of course it needed alot of work before he could move in but he is capable and I helped him. We fixed the place up as the manager kept insisting that we needed to make the outside nicer. It is now very nice compared to the neighboring dwellings. He finally got it to the point where he could move in but the park manager who said he was approved kept coming up with excuses why he couldn't transfer the title. After more than a month and $7,000 spent on repairs to the trailer the manager said he couldn't put the trailer in his name nor could they rent to them. All after he already moved in. He said they ran a credit check on him. I was there when we met the manager and the manager practically begged him to buy the place and rent the lot. He also was never given permission to run any credit check. By law you must fill out a form authorizing them to do so. This place is run by a scammer that will be in jail if he keeps it up. Beware! The owners are just as bad as the manager.

Apr 27, 2020 · kathleen blissThis is the most disgusting set of individuals running this place ever. And the parking lot that they show there is no parking lot for your guests to park in and then they use that as a reason to evict you when you tell them that you called your insurance company I was evicted from there for parking my Lincoln navigator on the side of the road instead of in my four foot long driveway which it was stuck halfway out in the road I tried to appeal it paid $130 to there is no managers office if you Google the phone number that's given it's disconnected and I verbally informed him over the phone the owner and he laughed at me and told me to serve him like anybody else would and after I was evicted come to find out I just had to pay the back court cost which by then was 400 and some odd dollars but my property has been mangled and destroyed broken into and now it's worth absolutely nothing I would never ever refer anybody to this place and they also own one out in wesleyville. Stay away. METH LABS STEALING CRIME JUNKIES IF THATS WHAT YOU LIKE YOULL FIT RIGHT IN
