For Virginians exploring diverse housing options, mobile home communities often present a unique and potentially more affordable pathway to homeownership or long-term rental. Troy Hill Mobile Home Community, located in Verona, VA, is one such option. Understanding what a mobile home community entails is essential for prospective residents. These communities typically offer lots for manufactured homes, providing a sense of neighborhood living with shared amenities and specific community guidelines.
When considering any residential community, especially one where you are investing in a home or committing to a long-term living arrangement, it’s crucial to gather comprehensive information. This article aims to provide a clear and factual overview of Troy Hill Mobile Home Community, based on publicly available data, to help local Virginia residents make informed decisions about their housing needs in the Verona area.
Troy Hill Mobile Home Community is situated at 4 Treetop Ln, Verona, VA 24482, USA. Its location in Verona, a community within Augusta County, places it in a region that balances rural charm with convenient access to urban amenities. For Virginia residents, Verona offers a quieter alternative to bustling cities while still providing essential services and opportunities for recreation. The community's address suggests a setting that might offer a degree of seclusion, typical of mobile home parks that aim to provide a residential feel.
Accessibility is a key factor for any local community. Verona is well-connected to major roadways in Virginia, allowing for relatively easy commutes to nearby towns like Staunton and Harrisonburg. This means residents of Troy Hill Mobile Home Community can access employment opportunities, educational institutions, healthcare facilities, and a variety of shopping and dining options without extensive travel. The proximity to the broader Shenandoah Valley also offers residents access to numerous outdoor recreational activities, including hiking, fishing, and exploring national parks and forests. This blend of accessibility and a more tranquil environment can be appealing to those looking to avoid the higher costs and denser populations of larger Virginia cities while still remaining connected to vital services.
Based on typical mobile home park operations and the provided information, the services offered at Troy Hill Mobile Home Community would generally revolve around the maintenance and management of the community infrastructure and shared areas. While specific details on every service might not be publicly detailed, common offerings in such communities often include:
- Lot Rental: The primary service is the rental of individual lots where residents place their manufactured homes. This typically includes access to necessary utilities, although the cost of these utilities (water, sewer, electricity) may be separate or sometimes partially included in the lot rent.
- Community Management: An on-site or accessible management team is typically responsible for overseeing the park's operations, enforcing community rules and regulations, and addressing resident concerns.
- Infrastructure Maintenance: This includes the upkeep of common areas, such as internal roads, lighting, and any shared green spaces within the community.
- Waste Management: Provision for garbage collection and disposal services is a standard offering in most residential communities, including mobile home parks.
- Basic Landscaping (Common Areas): Maintenance of shared lawns and general landscaping in common areas, ensuring the overall appearance of the park is maintained.
It's important for prospective residents to inquire directly about the exact scope of services included in the lot rent and what responsibilities fall to the individual homeowner, as these can vary significantly between communities. For instance, some parks might offer snow removal on common roads, while others might not.
When evaluating a mobile home community, features and highlights often refer to what makes the living experience distinct and appealing. For Troy Hill Mobile Home Community, based on the general nature of mobile home parks and the feedback provided, here are potential aspects:
- Affordable Lot Rent: A key highlight for many considering mobile home living is the relatively lower cost of lot rent compared to traditional property rentals or mortgages in the area. This can make homeownership more accessible.
- Established Community: As an existing mobile home community, Troy Hill offers an established neighborhood environment. This can appeal to individuals and families looking for a sense of belonging and a community structure.
- Individual Lots: Residents benefit from having their own designated lot for their manufactured home, providing a degree of personal space and the ability to maintain their own property (within community guidelines).
- Convenient Location: Its setting in Verona, VA, provides a balance between a quieter, rural feel and accessibility to essential services and amenities in nearby larger towns like Staunton and Harrisonburg.
- Proximity to Nature: Being in Augusta County, residents have relatively easy access to the natural beauty of the Shenandoah Valley, offering opportunities for outdoor activities and scenic drives.
It is crucial to note that while the affordability of lot rent is often a highlight for mobile home communities, resident experiences regarding other aspects of community living, such as management responsiveness, adherence to community rules by all residents, and perceived safety, can vary. These are important considerations for any prospective resident to investigate thoroughly before making a decision.
Specific, publicly advertised promotions or special offers for mobile home parks like Troy Hill Mobile Home Community are less common than for, say, a retail business. However, potential benefits or "offers" for prospective residents might include:
- Competitive Lot Rent: The primary "promotion" of a mobile home community often lies in its baseline affordability compared to other housing options in the region. Low monthly lot rent can be a significant draw.
- Flexible Lease Terms: While not a promotion in the traditional sense, some communities might offer varying lease durations (e.g., month-to-month, annual) that can provide flexibility for residents. However, longer terms often come with certain benefits or stability.
- Home Sales Partnerships: The community may have established relationships with local manufactured home dealerships, potentially offering streamlined processes or referrals for purchasing a home to place on a lot. Any specific incentives would typically come from the dealer, not the park itself.
- Referral Programs: Occasionally, existing residents might receive incentives for referring new residents who sign a lease, which benefits both the referrer and the new resident in a small way.
It is always advisable for interested parties to directly contact the community management to inquire about current lot availability, rental rates, and any specific terms or conditions that might be considered beneficial or promotional at the time of inquiry. Due to the nature of mobile home communities, advertised "specials" are less frequent than consistent value propositions related to lot rent and community living.

Customer Reviews
It don't deserve one star. The lot rent is cheap. But drugs yes , thru out park. People who will steal what ever is not nailed down. The lady that lives there and runs park needs to retire. Not a bit of concern about the drugs or theft. Only about your yard and what your trailer looks like. Can't have a baby pool or wash your car there.can't even water your lawn when the grass turns brown from the heat.
Doesn't even deserve a star. The couple running it doesn't care about anything but money. No communication and the few words coming out are rude and about nothing but money they have no care for you or your family. Would rather be homeless. Nothing but theft out there uts ridiculous
My friend who lives there over 30 years. Advised that they have no issues and fees very safe
My friend just moved her trailer into this mobile home park her neighbors are so nice a little nosey but what neighbor isn't
