Services Offered

As with most manufactured home communities, Blue Ridge Manufactured Home Community primarily offers the leasing of lots for manufactured homes. While specific detailed service offerings directly from the community’s management are not extensively publicized, based on industry standards for manufactured home parks in Virginia, residents can generally expect a foundational set of services included as part of their lot rent.

  • Lot Leasing: The core service is the provision of a designated plot of land within the community where residents can place their manufactured home. This includes maintaining the community's infrastructure, such as internal roads and common areas.

  • Utility Hookups: Each lot is typically equipped with hookups for essential utilities, including water, sewer, and electricity. Residents are usually responsible for establishing their individual accounts directly with the utility providers (e.g., Dominion Energy for electricity) and managing their own consumption bills.

  • Trash Collection: Many manufactured home communities offer regular trash collection services for residents, ensuring convenient waste disposal within the park.

  • Community Maintenance: This generally covers the upkeep of the shared areas within the park, such as landscaping in common spaces and maintenance of the internal road network, contributing to a tidy and pleasant environment for all residents.

  • On-Site Management (Potential): While the level of direct and responsive on-site management is a point of concern based on public reviews, manufactured home communities are typically structured to have some form of management to oversee park operations, handle lot leases, and address community-related issues.

This suggests that while contact numbers are provided, direct and timely communication may be a significant hurdle. While not explicitly detailed, the layout and communal aspects of such parks often lead to closer neighborly interactions and a supportive environment. The tranquility of Crimora itself contributes to a relaxed pace of life, appealing to those looking to escape the hustle and bustle of more urban areas.

My mother, who is planning on moving from Florida to be closer to my children and I, sent me to go view a home in this park. The one we saw was trash, but there was a decent one near it that needed minimum work, after viewing photos my mother decided she would pay cash for the home and pay ahead 4 months lot rent, and plan her move. After both my mother and I attempting multiple times to contact a woman named Kaylah, via telephone, I also sent an email questioning the process to get the approval for the park moving. Still no response. FINALLY, after a week of calls the Kayla woman answered, and apparently only answered because, as she stated, she thought I was someone else. She said she was not at the office, that she was home with her kid that day. She told me have my mother fax over the 6 page application, along with proof of various things, and somebody would have to just come by and drop off the $36 (outrageous) application processing fee. She would be there 9-5 M-F. Which my mother completed the following morning. My husband after working his 3rd shift job all night also drove from Harrisonburg to the location where the office was supposedly located in Grottoes. Which apparently was as vacant as the on at the Blueridge location! NOBODY was there and Kaylah was impossible to get ahold of!! We attempted multiple times to find another person to get ahold of about this and only her number was listed, for anything. My mother told me not to make a fuss, she didn’t want to upset the person that would do her approval, yet here it is, a month later... not a return phone call, returned email. No call about receiving an application. NOTHING. The manager of this park is LAZY. Sorry. But this is just ridiculous. Not only did she have mutiple people waste thier time, the poor girl selling her mobile home was unable to do so, and is stuck paying the lot rent, even though she does not live at the premises, until it is sold! I also spoke to other lot holders who ALL mentioned that getttin a hold of Kaylah is impossible.

The vast majority of residents are owners which leads to a quieter, and cleaner park. Plus the speed bumps would stole a moose walking too fast
