Knox Mobile City About
For many Virginians seeking an accessible and established living solution in the beautiful Shenandoah Valley, mobile home communities often present a practical and appealing option. Knox Mobile City, located in the historic city of Staunton, is one such community that has served residents for many years, providing a unique alternative to traditional housing. In a state known for its rich history and diverse landscapes, finding a place that combines affordability with community can be a significant advantage.
Knox Mobile City aims to offer a living environment that is both straightforward and community-focused. While every community has its unique dynamics and challenges, as evidenced by resident feedback, the park has been a long-term home for many, fostering a sense of familiarity and continuity. It's a place where residents have put down roots, some for decades, indicating its role as a stable housing option within the Staunton area. For those considering mobile home living, understanding the realities and specific characteristics of a community like Knox Mobile City is key to making an informed decision that aligns with their lifestyle and needs.
Knox Mobile City is conveniently located at 43 Maine Cir, Staunton, VA 24401, placing it within the vibrant city of Staunton, Virginia. Staunton itself is a gem in the Shenandoah Valley, known for its rich history, charming downtown, and vibrant arts and culture scene. This location offers residents the best of both worlds: a more affordable housing option within a mobile home park setting, coupled with easy access to all the amenities, services, and attractions that Staunton provides.
The address on Maine Circle suggests a residential loop or street within the mobile home park, indicating a structured community layout. Staunton’s position in the Valley means residents have relatively easy access to major thoroughfares like Interstate 81 and Interstate 64, facilitating commutes to nearby cities like Harrisonburg, Charlottesville, and beyond. This accessibility is crucial for those working in different parts of the region or desiring to explore the broader attractions of Virginia, from the Blue Ridge Mountains to the historic battlefields. While the feedback from residents mentions challenges with hills and winter weather, particularly regarding salt application, it highlights the typical geographic features of the area, which often involves undulating terrain. However, the prime location within Staunton ensures that grocery stores, healthcare facilities, schools, and entertainment options are all within a manageable distance, making daily life convenient for residents.
While specific, comprehensive lists of services offered by mobile home parks can sometimes be limited in public data, based on the nature of mobile home park operations and resident feedback, we can infer some standard services and operational aspects for Knox Mobile City:
- Lot Rentals: The primary service is the rental of individual lots where residents place their manufactured or mobile homes.
- Utility Access: While individual homes are responsible for their utility consumption, the park typically provides the infrastructure for connections to water, sewer, and electricity. (Note: A resident review mentioned "water pressure there sucks," indicating that water services are provided, though quality may vary).
- Road Maintenance: The park is responsible for maintaining its internal roads. (Note: Resident feedback highlighted issues with salt application on hills during bad weather, implying road maintenance is a provided but sometimes contentious service).
- Waste Management: Typically, mobile home parks arrange for trash collection services for their residents.
- Community Management: An ownership or management entity is responsible for the overall operation and rules of the park, handling resident issues and concerns.
- Property Upkeep: Management is generally responsible for the upkeep of common areas within the park.
It is important for prospective residents to directly inquire about all specific services included in lot rent, as well as those for which residents are individually responsible.
- Established Community: Knox Mobile City has been a long-standing fixture in Staunton, providing a sense of stability and an established neighborhood feel.
- Affordable Living Option: Mobile home parks often offer a more budget-friendly housing solution compared to traditional single-family homes or apartments in the area.
- Individual Lot Ownership (Leasehold): Residents typically own their mobile homes but lease the land they sit on, offering a unique blend of homeownership benefits and reduced property tax burdens.
- Proximity to Staunton Amenities: Located within Staunton, residents have convenient access to the city's downtown, shopping, dining, healthcare, and cultural attractions.
- Shenandoah Valley Location: Enjoy the scenic beauty and outdoor recreational opportunities of the broader Shenandoah Valley.
- Community Dynamics: Being an established park, it has a pre-existing community structure, which can offer a sense of belonging for some residents.
Mobile home parks, especially those focused on long-term lot rentals rather than direct home sales, typically do not offer traditional "promotions" or "special offers" in the way a retail business or apartment complex might. Their pricing structure is generally based on monthly lot rent, which covers the cost of leasing the land and access to the park's infrastructure.
Specific rental rates for lots at Knox Mobile City are not publicly advertised in general information sources. Prospective residents would need to directly contact the park management to inquire about current lot rental fees, any application processes, and what exactly is included in the monthly rent. It's also advisable to ask about any potential fees for utilities, pet policies and associated fees, or other charges that might apply.
Occasionally, some mobile home parks might have limited-time incentives for new residents, such as a waiver of the first month's lot rent or reduced security deposits, but these are rare and highly dependent on the park's occupancy and management policies at any given time. For a community like Knox Mobile City, which appears to be a well-established park with long-term residents, the focus is generally on stable, consistent pricing rather than fluctuating promotional offers. Therefore, the best course of action is always a direct phone call to the park management to obtain the most accurate and current financial information.

Customer Reviews
I’ve lived here since Feburary 2001 I’ve seen a lot from tenants and the owners. Owners don’t like me very well but will talk to my husband when we have issues. Doesn’t do any good to complain about kids playing in the roads riding bikes and 4 wheelers the water pressure there sucks also when weather is bad WILL NOT PUT SALT ON THE HILLS so people can even get up and down there hill. I don’t feel me with health issues should have to park at bottom of hill walk up those hills. We’ve gave them enough money we should have part ownership.
Don't care about their tenants or the safety of their property.
Kids on bikes cut in front of cars, they don't stop for traffic. 😡
Residents are friendly. And there's a playground on the property
I could say a lot but I'm a good person
