Services Offered

Mobile home parks typically provide core services that are fundamental to maintaining the community and facilitating comfortable living for residents who own their manufactured homes but rent the lot space. Based on general practices in mobile home communities and some insights from reviews, Valley View Estates likely offers the following services:

  • Lot Rental: The primary service is the leasing of individual lots or spaces where residents place their manufactured homes. This rental typically includes access to community infrastructure.
  • Utility Connections: While residents are responsible for their own utility bills, the park provides the necessary hookups for essential services such as electricity, water, and sewer connections to each lot. Some listings for similar properties indicate that water and trash removal might be included in the lot rent.
  • Road Maintenance: The park management is typically responsible for maintaining the internal roads within the community, ensuring they are navigable and in good condition.
  • Common Area Maintenance: Maintenance of shared spaces, such as any community buildings, common grounds, or recreational facilities (if available), falls under the park's responsibility.
  • On-Site Management: Many mobile home parks have on-site management or a dedicated property manager available to address resident concerns, enforce park rules, and oversee daily operations. This provides a direct point of contact for residents.
  • Trash Removal: While specifics vary, some mobile home parks include trash removal services as part of the monthly lot rent, offering a convenient amenity for residents.
  • Street Lighting: The park is likely responsible for providing and maintaining street lighting throughout the community for safety and visibility, particularly during evening hours.
  • Landscaping of Common Areas: Management typically maintains landscaping in common areas, entranceways, and around community facilities. For individual lots, residents are usually responsible for maintaining their own grass and landscaping, as indicated by reviews for Valley View Estates.

It is important for prospective residents to directly confirm which utilities and services are included in the monthly lot rent, as this can vary significantly between communities and impact overall living costs.

Features / Highlights

Valley View Estates, as an established mobile home community in Huntington, Indiana, offers several features that define the living experience for its residents. While some past resident feedback points to strict policies and ongoing property improvements, these aspects also highlight a community in transition, aiming for a higher standard of living. Here are some key features and potential highlights:

  • Established Community: Built in 1968 with 100 units, Valley View Estates is a long-standing part of the Huntington housing market. This provides a sense of established neighborhood with potentially mature landscaping and a settled atmosphere.
  • Property Improvement Initiatives: Current efforts to demolish and remove older trailers indicate a clear commitment from management to "improving the property." This focus on upgrades aims to enhance the overall aesthetic appeal and quality of living within the community.
  • Affordable Housing Option: Mobile home parks typically offer a more affordable housing solution compared to traditional stick-built homes, making homeownership more accessible for many individuals and families in Indiana.
  • Individual Lot Spaces: Residents typically own their manufactured homes and rent individual lot spaces, providing a sense of personal property and privacy, unlike apartment living.
  • Community Management: The presence of management implies a structured environment with rules and regulations designed to maintain order and ensure a consistent living standard. While some residents found these strict, they are often in place to ensure clean properties and a safe environment for all.
  • Proximity to Huntington Amenities: Located in Huntington, residents benefit from easy access to the city's services, including shopping, healthcare facilities, and local schools, without needing to travel far.
  • Access to Natural Recreation: The community's location near natural attractions like J. Edward Roush Lake, Salamonie River State Forest, and Salamonie Lake provides excellent opportunities for outdoor activities, enriching the lifestyle of residents.
  • Potential for Clean and Well-Maintained Properties: As demolitions and removals of older units occur, there is a clear intention to elevate the visual appeal and cleanliness of the community, fostering a more desirable living environment for existing and future residents.
  • Sense of Community (Evolving): While some strictness is noted, many mobile home parks, especially those with long-term residents, naturally develop a sense of community and neighborly interaction, which is often a key highlight for those choosing this type of living. The improvements aim to foster a positive living environment for the remaining and new residents.

Promotions or Special Offers

Mobile home parks typically do not offer "promotions" or "special offers" in the traditional retail sense. Instead, their incentives are often tied to the long-term affordability of lot rent, the value of the community's location, and any improvements or upgrades being made to the infrastructure. Since the provided information mentions ongoing demolition and removal of trailers for property improvement, this itself can be seen as a value-add for prospective residents.

For Valley View Estates, any "special offers" would likely revolve around the structure of lot rental agreements and the appeal of an improving community. Here are the types of considerations that act as incentives, rather than temporary discounts:

  • Competitive Lot Rent: The primary "offer" in a mobile home park is often the monthly lot rent, which typically represents a more affordable housing cost compared to renting a house or apartment of comparable size in the area. Prospective residents would need to inquire directly about current lot rates.
  • Value of Property Improvements: The active demolition and removal of older units, as mentioned in reviews, signifies a park actively investing in its future. While not a direct discount, this commitment to improving the property's overall appearance and infrastructure is a significant value proposition for new residents looking for a modern and well-maintained environment.
  • Long-Term Lease Options: Some mobile home parks may offer slight concessions or stability through longer-term lease agreements for lot rentals, providing residents with predictable housing costs over time.
  • Inclusion of Basic Services: If water and trash removal are indeed included in the monthly lot rent (as is common in some parks), this represents a cost saving that can be seen as an ongoing benefit or "offer" compared to other housing options where these utilities are billed separately.
  • Referral Programs: While not explicitly stated, some mobile home communities implement resident referral programs, where existing residents receive a credit or bonus for referring new residents who sign a lease. This fosters community growth and acts as a small incentive.

To learn about any current lot availability, specific pricing for lot rentals, or any evolving terms related to the property improvements at Valley View Estates, interested individuals should directly contact the park management. This is the most reliable way to get the most accurate and up-to-date information on what the community currently offers.

Contact Information

To inquire about lot availability, current rental rates, community policies, or any other specific details regarding Valley View Estates, direct contact with the park management is the most effective approach.

The general business practices for mobile home parks suggest that management contacts are usually readily available for inquiries.

Given the provided reviews mentioning the need to contact the landlord for certain permissions (e.g., having friends over), it underscores the importance of direct communication channels with the park's management. When you reach out, be prepared to ask about:

  • Current lot availability and rental rates.

For locals who value a well-maintained property, a sense of order, and a community striving for improvement, these policies can be seen as beneficial in fostering a pleasant living atmosphere for all residents.

Ultimately, Valley View Estates offers Indiana locals a practical pathway to homeownership in a structured, evolving community. Wouldn't recommend it. Been here forever. Really really strict. Mow your owe grass. If not $75 dollar fine. When thay don't mow there owe empty lots around here. Thay want some one else to do it . Don't want to spend there money to get it done. But charge us $75. If we don't mow. And if u have kids. Thay have to stay in the yeard. Can't play with the other kids. And you have to tell the landlord if ur having friends over. That can stay for 2 hours. That's it. Like I said. Don't buy a place here. Too strict around here. And money hungry landlords.

I only had to go here for an item pick-up but was told the Estates are demolishing and removing trailers at this time. (which was happening while I was there) Improving the property. The few residents still there seemed nice and had clean properties except for one and it looked like it should be demolished. Hoping the changes don't push monthly lot rates too high for most all that have remained. Changes in the acceptable behavior and the exterior around the lots would be a huge plus.

Run down some. Landlord dosent do much but stays out of the way as well. Cops dont visit so much since the trouble people have been kicked out. Would be nice if they would clean the place up and do something with the roads.

I lived in Valley View Mobile Home Park in the early 90's and it was a beautifully thriving, efficient, and strictly managed community. A safe place! Now it is simply an embarrassing site! Who owns it? Who manages it? Such uncared for, and primarily abandoned residential lots left to rot. #nobodycaresanymore
