Introduction / Overview
For many Pennsylvania residents, finding an affordable, comfortable, and well-located housing option that fosters a sense of community is a top priority. The Village At Pleasant Hills Mobile Home Park, situated in the charming borough of Hamburg, Berks County, presents a compelling alternative to traditional stick-built housing. Known locally as a large and established manufactured home community, it spans approximately 77 acres and houses hundreds of residential units, providing homes for a substantial number of local citizens.
The community is designed to offer the benefits of single-family home living—including spacious homes and private yards—combined with the convenience and lower cost structure of a managed residential park. The living arrangement typically involves residents owning their manufactured home while leasing the land lot beneath it. Recent feedback highlights a commitment from on-site management to be attentive and efficient in addressing community needs. This professional management style is crucial for maintaining a desirable, well-kept environment, which many residents appreciate as a positive factor in their daily lives within the village.

The community’s prime location ensures quick and easy access to both State Route 61 and the major east-west corridor, Interstate 78 (I-78). This connection allows for a straightforward commute to larger employment and retail hubs like Reading to the south and Allentown/Bethlehem to the east. Beyond commuter benefits, the location offers residents direct access to local amenities and natural attractions. The borough of Hamburg boasts a vibrant downtown with local shops and restaurants. Most notably, the community is just minutes from major retail destinations, including the well-known Cabela's hunting, fishing, and camping store, and is near the scenic trails of the Appalachian Mountains and Hawk Mountain Sanctuary. This blend of rural access and urban convenience makes Village At Pleasant Hills an ideal location for Berks County residents.

So far I enjoy where I live , only one person in the park made me feel unwelcome at a point in time , now they do not look my way . The property manger now is super nice attentive and I hope she doesn’t give up on the position like others ! She gets things done with out breaking a sweat ! You are appreciated ❤️
May 29, 2023 · Iam DebraMarieBeware false information provided to people wanting to buy a home from an owner, one minute the details of the sale are between the seller and the owner the next minute property management wants to know the details of the sale of the trailer and involves themselves as if they own the trailer. Was told they don’t get involved in the sale because that wasn’t their business, they were only supposed to be involved on the rent and initial checks on their property, then after a deal was struck they refused to allow the seller to make a legitimate deal on his own trailer. I the prospective purchaser was denied because the deal made between myself and the owner was unacceptable, even though the details of the deal awarded me ownership in 8 months payment free. Shady business dealings at this park for sure.
Feb 28, 2022 · Daniel FritzDO NOT CONSIDER PARK! Management accept people who are disabled until they find out they have a limited income and then evict them. They lie to the tenant and say they don't need to go to court. It's a shame that these people will not be held accountable for the lies that they told oh, and will actually profit from their dark actions. I strongly suggest anyone wanting to live at this trailer park go somewhere else as the management can't pull their heads out of their butts.
Nov 08, 2017 · Laurie RootThe main management company here is incompetent. Always saying you are late with your rent and trying to charge a late fee. That's why I resorted to sending it certified mail. Even doing that, they still said I was late and I came home with a 10 day notice to quit on my porch . After driving to Reading for a year to pay to the court, get an agreement and they still cant keep their records straight!!!! HORRIBLE
Jan 20, 2020 · Tammy DeluciaVery nice quiet area. Not a lot for kids to do...no playground? Trailer houses too close together.
