Village Hills RV & Mobile Home Community About
Hello, fellow Tennesseans! When considering housing options in a dynamic city like Nashville, it’s often about balancing affordability with location and community. For many, RV parks and mobile home communities offer a unique solution, providing a more accessible entry point into homeownership or a flexible living arrangement for those on the go. The appeal of manufactured homes and RV living continues to grow across the United States, as individuals and families seek more budget-friendly and adaptable housing solutions. In Tennessee, the robust RV market and the presence of numerous mobile home communities reflect this trend, providing diverse choices for residents.
Today, we’re looking at Village Hills RV & Mobile Home Community, located right here in Nashville, TN. This community serves a dual purpose, catering to both RV enthusiasts seeking a longer-term spot and residents living in manufactured homes. Our aim is to provide a clear, factual, and engaging overview of what Village Hills offers, incorporating feedback from real residents to give you a comprehensive picture. Understanding the nuances of such communities is key to making an informed decision about where you choose to live or stay in Music City.
Village Hills RV & Mobile Home Community is situated at 3701 Dickerson Pike, Nashville, TN 37207, USA. This location places it in North Nashville, an area undergoing significant development and offering a blend of established neighborhoods and convenient access to various parts of the city. Dickerson Pike is a major thoroughfare, providing direct routes to downtown Nashville and other key areas.
The accessibility of Village Hills is a significant advantage for residents and long-term RVers. Being on Dickerson Pike means easy access to Interstate 65, connecting residents swiftly to downtown Nashville, Opryland, and beyond. For those relying on public transportation, the WeGo Public Transit system operates bus routes along Dickerson Pike, including the Route 23 bus, which has stops conveniently located near the community. This provides a direct link to downtown Nashville, making it possible to enjoy the city's attractions, employment centers, and entertainment venues without needing a personal vehicle. While not in the immediate heart of the bustling tourist zones, its proximity to major roads and public transit ensures that all of Nashville's offerings are within easy reach, striking a balance between urban connectivity and a more residential setting.
Village Hills RV & Mobile Home Community provides services typical of a mixed-use community catering to both RVs and mobile homes. Based on the common practices in such communities and inferences from resident feedback, the core services likely include:
- Lot Leases: For both RVs and mobile homes, providing a designated space within the community. These leases typically include access to essential utilities.
- Utility Hookups: For RV sites, this generally includes water, sewer, and electrical connections (often 30-amp and 50-amp). For mobile homes, individual utility connections are standard.
- Property Upkeep: One review mentions that the property is "upkept well," suggesting maintenance of common areas, roads, and general grounds. However, another review indicates that maintenance for individual trailers might be selective or require persistence, implying varying levels of responsiveness for in-home repairs.
- Community Management: On-site or accessible management is essential for handling rent payments, addressing concerns, and enforcing community rules.
It’s important for prospective residents to clarify the exact scope of maintenance services provided, especially concerning repairs within individual mobile home units, as this appears to be a point of varied experience among residents.
Village Hills RV & Mobile Home Community presents a mixed set of features and highlights, as reflected in resident feedback:
- Affordable Rent Price: A significant highlight mentioned by residents is the "decent rent price." In a city like Nashville, where housing costs can be substantial, this offers a compelling advantage for those seeking more budget-friendly living options. Average RV park rates in Nashville can range from $30-$70 per night for basic sites to $80-$120 per night for more luxurious ones, with weekly rates often being more economical, making Village Hills' pricing a key draw for longer stays.
- Safe Neighborhood: Despite some concerns, one reviewer highlighted that it's a "great neighborhood" and "very safe." This sense of security is crucial for any residential community, especially for those with families or individuals traveling for work.
- Property Upkeep: One positive review specifically states that the property is "upkept well," suggesting that common areas and general park aesthetics are maintained.
- Good for Travelers/Workers: The community appears to be suitable for individuals whose jobs require travel, as one reviewer mentioned parking their RV there for their husband's job and finding it a "great place."
However, it's equally important to address the challenges highlighted by some residents:
- Maintenance Issues: A recurring concern is the responsiveness of maintenance. One resident noted that "they don't fix ANYTHING unless your buddies with the maintenance guys," citing unaddressed issues like severe bug infestations and uncared-for driveways. This indicates a potential inconsistency in property care for individual units.
- Pest Infestation: A serious issue raised is "horrible bugs in every trailer," which reportedly return even after spraying, suggesting a broader infestation within the grounds. This is a significant concern for health and living comfort.
- Inconsistent Property Care: The observation that "only certain driveways are paved and others are very uncared for" and that "They pick and choose who is properly cared for" points to potential inconsistencies in how properties are maintained, which could lead to dissatisfaction among residents.
These points create a nuanced picture of Village Hills, where affordability and location are strong positives, but maintenance and consistency in property care are areas of concern.
Publicly available information does not detail specific promotions or special offers for Village Hills RV & Mobile Home Community. Given its nature as a combined RV and mobile home park, pricing is likely structured around monthly lot rent for mobile homes and potentially daily, weekly, or monthly rates for RV sites.
As with many communities of this type, the primary "promotion" might be its competitive overall rent price in the Nashville market, as noted by a resident. For specific pricing, availability of units or RV spots, and any potential move-in incentives or long-term stay discounts, it is highly recommended that interested parties contact Village Hills directly.

Village Hills RV & Mobile Home Community in Nashville, TN, presents itself as a viable and often more affordable living option for locals across Tennessee, particularly those considering a move to Music City. For many, traditional housing in Nashville can be expensive, and communities like Village Hills offer a practical alternative for accessing the city.
The key suitability factors for local Tennesseans include its "decent rent price" and its location on Dickerson Pike. This provides excellent accessibility to downtown Nashville, employers, entertainment venues, and other city amenities via both personal vehicle and public transit (WeGo Public Transit Route 23). For individuals or families who work in Nashville or frequently visit, having an affordable base within the city limits is a significant advantage. The reported "safe neighborhood" also contributes positively to its appeal, offering a sense of security that is important for any home.
However, prospective residents should be prepared to thoroughly investigate the concerns raised by some current and former residents, particularly regarding maintenance responsiveness and pest control. These are important considerations for long-term comfort and well-being. Speaking directly with management about these issues and, if possible, talking to current residents can provide a clearer picture.
Ultimately, Village Hills RV & Mobile Home Community serves a specific niche: those seeking an affordable, convenient, and relatively safe living or extended-stay option in Nashville. Customer Reviews
Decent rent price but they don't fix ANYTHING unless your buddies with the maintenance guys. Bugs are horrible in every trailer. It's why we moved. Even if you spray or treat they just come back because they are infested in the grounds. If you look only certain driveways are paved and others are very uncared for. They pick and choose who is properly cared for. Great neighborhood though so it's sad that they don't properly care for the trailers, as it seemed very safe.
We travel for my husbands job and we have parked our rv here and it’s been a great place. Safe and they upkeep the property well.
I've lived here since 2018, I love it. The owner Bob wingo is awsome.
Great neighborhood only issue is all the stray cats drives my dog crazy
We stayed in our camper in this park for 6 months and never had an issue. We were a bit isolated from everyone up at the very top of the hill, but the neighbors we did have pretty much kept to themselves and were friendly when we did interact with them. Thanks to Bob and the crew for giving us a pleasant experience!
