This article aims to provide a factual and informative overview of Madison Trailer Park for our local Tennessee audience. We will cover its location, general services typically found in such communities, and the broader context of mobile home park living. Our goal is to present available public information to help potential residents gain a clearer understanding of this type of community in Madison.
Madison Trailer Park is a residential community located in Madison, Tennessee, designed to accommodate manufactured homes. These types of communities represent a specific segment of the housing market where residents typically own their mobile home and lease the land or lot it occupies within the park. This model often provides a different approach to homeownership, potentially offering a more accessible or flexible option compared to traditional stick-built houses, especially in a dynamic and growing urban fringe area like Madison.
While the provided customer reviews express some significant concerns regarding cleanliness and safety, it's important to understand that the core function of a mobile home park like Madison Trailer Park is to provide a designated space and infrastructure for manufactured homes. The experience of living in such a park can be highly subjective and influenced by factors like individual unit maintenance, neighbor relationships, and park management's responsiveness to concerns. Communities like this often aim to foster a neighborhood feel, where residents can establish long-term roots. For those considering mobile home living, evaluating the specific conditions and management practices is always a key step in their decision-making process.
Madison Trailer Park is located at 200 Nesbitt Ln, Madison, TN 37115, USA. This address places the community squarely within Madison, a vibrant and diverse suburb situated just northeast of Nashville. The park's location offers residents the advantage of suburban living combined with convenient access to the extensive amenities and opportunities of Tennessee's capital city.
Nesbitt Lane itself is likely a local road, providing direct access to the park from surrounding areas. Madison is generally well-connected by major thoroughfares. For instance, Gallatin Pike (US-31E), a significant north-south route, runs through Madison, and Interstate 65 is also readily accessible. This connectivity is vital for residents commuting to work in Nashville, accessing healthcare, shopping, or enjoying the city's numerous entertainment and cultural venues.
Being in Madison means residents have immediate access to a wide array of local services, including grocery stores, retail shopping centers, diverse dining options, schools, and community parks. The area is established and provides a blend of residential charm with urban conveniences. This balance can be particularly appealing for individuals and families who desire a distinct community environment while remaining within easy reach of a major metropolitan hub. The location is a key factor for those considering Madison Trailer Park as a potential home base.
Mobile home parks typically provide a foundational set of services centered around the management and maintenance of the community's shared infrastructure. For Madison Trailer Park, these services would generally include:
- Lot Lease: Residents typically lease the individual plots of land where their manufactured homes are situated. This lease agreement outlines the terms of occupancy and includes access to the park's common facilities.
- Utility Connections: The park usually provides the necessary hookups for essential utilities, such as water, sewer, and electricity, to each mobile home lot. Residents are generally responsible for their individual utility bills.
- Road and Common Area Maintenance: The park management is typically responsible for maintaining internal roads, street lighting, and any common green spaces or shared areas within the community to ensure basic functionality and accessibility.
- Waste Management: Access to designated areas for waste disposal or scheduled trash collection services is a standard offering to maintain cleanliness throughout the park.
- On-Site Management: Many mobile home parks have an on-site office or management presence to address resident inquiries, manage leases, and oversee general park operations. This point of contact is important for residents to voice concerns or seek assistance.
- Community Rules: The establishment and enforcement of park rules and regulations are a key aspect of management, aiming to maintain order and a consistent living environment for all residents.
Based on the nature of mobile home parks and the provided information, here are some features and potential highlights for Madison Trailer Park:
- Affordable Housing Alternative: Mobile home parks generally offer a more accessible and often more affordable path to homeownership or long-term residency compared to traditional housing options, especially in a high-demand area like Nashville.
- Community Setting: These parks foster a distinct community environment, where residents often live in close proximity and can develop neighborhood connections.
- Convenient Madison Location: Situated in Madison, the park provides excellent access to Nashville's significant employment opportunities, educational institutions, healthcare services, and diverse entertainment options.
- Independent Living: Residents typically own their manufactured homes, allowing for personalization of their living space, which differs from apartment rentals.
- Essential Infrastructure: The park provides the necessary groundwork and utility connections for manufactured homes, streamlining the process of establishing a residence.
- Proximity to Local Amenities: The Madison area itself offers a wealth of everyday conveniences, including grocery stores, retail outlets, and dining establishments, all within easy reach of the park.
Mobile home parks typically do not engage in "promotions" in the same way a retail business or even a standard apartment complex might. Instead, any special considerations would revolve around the terms of lot leases or opportunities related to the purchase of homes within the community.
- Lot Lease Rates: Prospective residents should directly inquire about the current monthly lot lease rates, which are the primary recurring cost for residents, covering the land and access to park amenities.
- Home Sales: If homes are being sold directly by the park management or affiliated dealers, there might occasionally be specific pricing on available manufactured home models or potential financing assistance, though this would need to be confirmed directly.
- Lease Terms: Inquire about the length of lease terms (e.g., annual, multi-year) and if there are any benefits for committing to a longer lease.
Given the specific nature of mobile home park operations, direct communication with Madison Trailer Park management via phone is the most reliable way to obtain accurate and up-to-date information on lot availability, current lease rates, and any specific terms or opportunities for residency.

Customer Reviews
Take another look somewhere else this is not a place you would want to set a beautiful home at
Not what I thought was hoping that it would be cleaner in a place that I felt that I could be safe at I just didn't feel that with this sorry for the low rating but maybe things will change
This place is completely unacceptable. My daughter took a trailer here and has had nothing but issues. Roaches will be your new houseguests. Constantly no water because they don't understand how to use a 30 dollar heat tape from lowes. The heat gets to 60 at best. Right now it's hovering at 58. I'm not accepting this. I'm reporting this to the state and local authorities. You cannot charge rent without providing basic Amenities!!
The owners Mr and Mrs pierce are wonderful people . That being said, the maintenance man Danny never follows through with anything unless you call the owners.'
Was kind of ghetto and pretty small wouldn't want to live there but had to pick a friend up and she didn't seem to have a problem with it
