For many Michiganders, finding a peaceful, affordable, and well-maintained place to call home is a top priority. In today's housing market, manufactured home communities often present an excellent solution, offering a blend of cost-effectiveness and a sense of neighborhood. Among the options available in Central Michigan, Webbervilla, LLC in Webberville stands out as a community that, for many residents, truly delivers on these promises.
Webbervilla, LLC aims to provide a quiet and respectful living environment where residents can enjoy their homes without excessive burdens. While some prospective residents have noted challenges with initial contact, those who have become residents frequently praise the responsive management and the overall positive atmosphere. It's a place where, according to residents, respect for community guidelines leads to a harmonious living experience and where rent remains remarkably reasonable. Let's delve into what makes Webbervilla, LLC a potentially ideal home for many in the Michigan region.
Webbervilla, LLC is conveniently located at 400 W Grand River Ave, Webberville, MI 48892, USA. This address places the mobile home park right on a significant thoroughfare in Webberville, a charming village in Ingham County, Michigan. Webberville offers a small-town atmosphere, providing a quieter pace of life while remaining strategically positioned for accessibility.
The park's location on West Grand River Avenue ensures excellent accessibility for residents. Grand River Avenue (M-43) is a major state highway that runs through central Michigan, connecting Webberville directly to larger metropolitan areas like Lansing and East Lansing to the west, and Howell and Brighton to the east. This connectivity is a significant advantage for residents who commute for work, access higher education, or seek broader shopping, dining, and entertainment options. Lansing, the state capital, is roughly a 20-25 minute drive, offering extensive employment opportunities, cultural attractions, and healthcare facilities.
Within Webberville itself, residents will find essential services and local amenities. There are local businesses, a post office, and community facilities that cater to daily needs. For more extensive shopping or specialized services, the proximity to Williamston, Okemos, and the Lansing area provides abundant choices. The small-town charm of Webberville, combined with easy access to major urban centers, makes Webbervilla, LLC an appealing location for those seeking a balance of peaceful living and convenient access to Michigan's resources.
As a long-term mobile home park, Webbervilla, LLC provides the fundamental services necessary for residential living within its community. While specific details on the breadth of services can vary, typical offerings in such a setting include:
Lot Rentals: The primary service provided is the rental of individual lots or spaces where residents can place their manufactured homes. These leases typically cover the use of the land and access to the community's infrastructure.
Utility Connections: Individual lots are typically equipped with hookups for essential utilities, including water, sewer, and electricity. Residents are usually responsible for setting up their own accounts with utility providers and paying for their consumption, though some community-specific billing arrangements may exist.
On-Site Management/Oversight: The park employs management or has an ownership structure responsible for overseeing the community, enforcing park rules, collecting rent, and addressing resident concerns. Recent reviews suggest that phone calls to maintenance and the office are consistently returned, indicating a responsive management team for current residents.
Common Area Maintenance: Management generally maintains the common areas, internal roads, and shared infrastructure of the park. This contributes to the overall appearance and functionality of the community, ensuring a neat environment.
Waste Management: Residents typically have access to waste disposal services, such as communal dumpsters or scheduled curbside trash pickup, managed by the park or a contracted service.
Enforcement of Community Rules: A key "service" is the consistent enforcement of community guidelines related to property maintenance (e.g., mowing yards), vehicle speeds, and rent payments. This helps maintain a respectful and orderly environment for all residents.
Prospective residents should always inquire directly about specific service inclusions, utility responsibilities, and the precise terms of the lease agreement to ensure a clear understanding of their financial and residential obligations.
Webbervilla, LLC stands out due to several key features and highlights that contribute to its appeal as a long-term residential option in Webberville, Michigan.
Peaceful and Quiet Environment: A significant highlight, directly from a resident review, is the "quiet around here." This indicates a tranquil living atmosphere, which is highly desirable for those seeking a respite from urban noise and a calm place to call home. Residents "greatly enjoy the quiet."
Very Reasonable Rent: This is a major draw for the community. The review explicitly states, "Rent is very reasonable." In today's housing market, finding genuinely affordable housing is a challenge, and this feature positions Webbervilla, LLC as a strong contender for budget-conscious Michiganders.
Responsive Management for Residents: Despite initial contact difficulties reported by a prospective resident, a current resident emphatically states that "All phone calls to maintenance & the office have ALWAYS been returned." This suggests that once you are a resident, management is responsive and attentive to concerns, fostering a positive living experience.
Community Rule Enforcement: The park actively enforces rules regarding essential aspects like yard maintenance ("not mowing your yard"), driving speeds ("driving too fast"), and timely rent payments. While some might see this as strict, it contributes to a well-maintained and respectful community where everyone generally adheres to standards that benefit all residents.
Sense of Personal Space: The phrase "Everyone mind's their business UNLESS you're driving too fast, not mowing your yard, paying rent, etc." suggests a community where residents have a good degree of privacy and autonomy, as long as they adhere to the fundamental rules that ensure harmony within the park.
Long-Term Residential Focus: As a mobile home park, its primary function is to provide long-term housing. This fosters a stable environment where residents can establish roots and build a home for years to come.
These features collectively paint a picture of a community that prioritizes affordability, peace, and order, making it an attractive option for those seeking a stable and pleasant long-term living situation in Central Michigan.
As a long-term residential mobile home park, Webbervilla, LLC typically does not offer the kind of seasonal "promotions" or "special offers" that you might find at short-term recreational campgrounds. Instead, any "offers" would pertain to the terms of lot rentals or the purchase of manufactured homes within the community.
Based on the provided information, the most significant "promotion" or "special offer" from the resident's perspective is the core value proposition:
Very Reasonable Rent: This is the primary and most emphasized financial benefit. The review explicitly states that the rent is "very reasonable," which in the current housing climate, is a substantial advantage for residents seeking affordable living in Michigan.
Prospective residents should inquire directly with Webbervilla, LLC management about:
Current Lot Rental Rates: Get the precise monthly rate for leasing a lot. It is advisable to understand what is included in this rent (e.g., basic services, potential utility inclusions, or if all utilities are separate).
Lease Term Options: Inquire if there are different lease terms (e.g., monthly, annual) and if longer commitments offer any rate stability or benefits.
Availability of Homes: If you are looking to purchase a manufactured home and place it in the park, or if they have homes available for sale/rent directly, inquire about current inventory and associated costs.
Given the feedback regarding initial contact difficulties, it might require persistence to get through, but current residents indicate responsiveness once contact is established. Ensuring clear communication about all financial terms upfront is always recommended.

For Michigan locals, Webbervilla, LLC in Webberville presents a highly suitable and attractive option for long-term manufactured home living, particularly for those prioritizing affordability and a peaceful residential environment.

I’m currently not a resident here, but I’d like more information about your park. I’m trying to call but to no avail. I’ve tried calling in the past as well. Can you please get back to me? Thank you, Bryan.
Feb 04, 2025 · Bryan ShaltryWe moved in 6 months ago and let me tell you- ignore the negative reviews. I honestly don't want to leave too much of a positive review because we greatly enjoy the quiet around here! All phone calls to maintenance & the office have ALWAYS been returned (if they're not, you're probably a handful to deal with and that's on you). Everyone mind's their business UNLESS you're driving too fast, not mowing your yard, paying rent, etc. (as they should). If you're cool, they're cool-- simple. Best part? Rent is *very* reasonable. We're happy here!
Jun 17, 2022 · joy brockRent is decent however the owner is price gouging on the water bill. We are charged 50 dollars a month in connection fees alone. My bill is over 100/mon which is over five times what it's been anywhere else. I will agree, however, that there have been upgrades to the park lately and it is looking better. It it is also a quiet place to live which I do appreciate.
Aug 19, 2018 · Danny RosinskiQuiet and quant. Work on your yard and keep up with lot appearance and you’ll have no issues with the management. Accepting of pets and if you’re raising young ones their 8 PM to 8 AM quiet times are perfect.
Nov 19, 2019 · vashb0xThis is a nice small community Rick the head of maintenance is very understanding and other tenants r very helpful and polite also Jennifer is very kind and helpfull any one who talks trash on this park or the people in it would just be jealous because most parks you go to will give u fines and notices for the smallest things such as a bike being in ur yard. They r so laid back as long as u r a decent human being and don't make ur yard or house look like trash and be a good member to ur community can't believe half of the people I see in these reviews the community deserves better
