I went by there. Not what expected. I'm wanting to buy a trailer and find a decent place with a fence for my husband, me and our 3 small dogs, where I can put up a fence and have a quiet life, as I am disabled. As a gay man, that place didn't appear safe and from these reviews I wouldn't wish this place on my worst enemy. I have birthday parties. Holiday parties and as a terminally ill man I am going to celebrate life and i will not pay some trailer park dues above the monthly fee to do so, especially in my own home or a cook out in my own yard. And if I'm paying you that 270 a month dues, you will be mowing my grass and your job isn't to police me and bully me and micro manage my actions but your job and what I am paying you for is to be my home security and police the neighborhood and keep me safe. And 300 a month for water?? That's insane!!! This trailer park is dragging people into poverty who are living in a trailer because a lot of times they cannot afford a 200 thousand home. This place needs to be investigated. This seems to be a growing trend among these lower budget trailer parks. This particular trailer park started out really nice 40 years ago. Then they got greedy. Focused more on taking and shoving in their pockets instead of into their property. And then as the property went down the scamming went up. Beware of these sheep's in wolves clothing. They reel you in and throw bills at you. Then ruin your credit so you are stuck in the hole they dig for you in the trailer park. It isn't about you paying the late charges on time. It's about you NOT paying it. They feed on turning you over to collections and ruining your credit. They created a prison for you. And it is called WOODLAND HILLS penitentiary. Get out while you can!!!!!

This place is corrupt. They do a lot of promises but doesn't fulfill them on top of that.Your rent is $270.00( in my opinion is not bad)without water you have until the 5th of each month to pay you're a lot rent, and if you don't, it's a $60.00 late fee charge if you're a day over and they are not willing to work with you even if you will lose your job. I highly not recommend living out here From my experience one star is way too good for them

lost my home due to a tree falling through the ceiling and uprooting. Messed up the whole body of the trailer and ruined it. There’s only half a trailer, manager since there are new ones except $500 dollars to get our own personal stuff out of the trailer. Around July of last year a tornado tore through my trailer. My mother and I lost everything, unfortunately no one came to help us with the tree, and we had no choice, but to get what we could and couldn’t afford to fix it. Unfortunately no insurance but it’s their job to cut trees around the trailer. Once again, the tree totaled our trailer. Now there’s new managers, that 1 won’t let us get our stuff out without paying $500 when a tornado snapped a tree through the ceiling. Never even had the chance, to get the rest of my stuff out. $1,300 dollars worth of damages caused by a tree uprooting from a tornado and almost killed my family.

The only good reviews are from the owners and their friends. LOL THIS IS THE WORST PLACE TO LIVE EVER!!!! GLAD I MOVED!!! Charging $300 a month for water. Money hungry place. They accuse you of doing drugs if you have friends over. You Cant have birthday partys without paying (yes even if it's your own property) and getting permission. Cant have pools. Even little kiddie pools. If your kids run around outside to catch fireflys after dark they give you a ticket for juvenile delinquency even if your with your child outside. 1 month water bill over 300 and I wasnt even home for 2 weeks so I know I didnt use it. They deleted my last post but you deserve to know the truth. WOODLAND HILLS IS THE WORST PLACE TO LIVE !!!!!! Its like living in a prison.
