Cherry Estates Mobile Home Park About
Are you an Illinois resident exploring various housing options, perhaps seeking an alternative to traditional homes or apartments that aligns with your budget and lifestyle? Mobile home parks, also known as manufactured home communities, represent a significant part of the housing landscape across our state. Cherry Estates Mobile Home Park in Mendota, Illinois, is one such community that has served residents in the area. This article aims to provide a factual and informative overview, helping you understand what to consider when looking at manufactured home living in our local Illinois region.
Manufactured home communities in Illinois operate under specific state regulations designed to protect the rights of residents and ensure certain standards of living. In this model, residents typically own their manufactured home but lease the land it sits on. This often translates to a more accessible entry point into homeownership compared to purchasing a traditional site-built house, making it an attractive option for many Illinois families and individuals. The Illinois Mobile Home Landlord and Tenant Rights Act outlines important provisions regarding lease agreements, rent increases, and the responsibilities of both park owners and residents, providing a framework for operations within these communities.
The appeal of living in a mobile home park often includes the potential for reduced housing costs and a sense of community. While the financial benefits can be substantial, including lower purchase prices for homes and more manageable monthly lot rents, it's also about finding a place where you feel at home. Many manufactured home communities foster a neighborly atmosphere, which can provide a sense of security and belonging. However, it's crucial for prospective residents to understand the operational aspects of any park, including management practices and how resident concerns are addressed, to ensure it aligns with their expectations for a comfortable and stable living environment.
The park's location on S 1st Ave suggests good accessibility within Mendota, providing relatively easy access to the city's main thoroughfares, services, and local attractions. For residents, this means convenient access to grocery stores, schools, healthcare facilities, and local businesses in Mendota. Mendota's position within LaSalle County also offers reasonable access to larger cities in Northern Illinois via nearby state routes, facilitating commutes for work or leisure activities outside the immediate area. Within the park, typical mobile home community layouts include internal roadways designed for smooth navigation to individual home sites, ensuring ease of access for residents and service providers.

-
Utility Connections: Essential hookups for utilities such as water, sewer, and electricity are typically available at each leased site. Residents are usually responsible for their individual utility bills, though some services like trash removal might be included in the monthly lot rent.
-
Road Maintenance: The park management is generally responsible for the upkeep and maintenance of the internal roads within the community, ensuring they are navigable for residents.
-
Community Management: A management team is typically on-site or available to oversee the park's operations, including handling lease agreements, enforcing park rules, and addressing general community needs. It is important for residents to understand the clear lines of communication and responsiveness from management.
-
General Park Upkeep: While specific details are not provided, an expectation for mobile home parks includes general maintenance of common areas and overall park grounds to ensure a tidy living environment.
-

-
Individual Home Sites: Residents typically lease individual plots of land where their manufactured homes are placed, providing a sense of personal space and privacy.
-
Community Setting: Mobile home parks inherently create a community setting, where residents can interact with neighbors and potentially build connections.

Customer Reviews
Site manager told me I should hear about my application on Monday, I hadn't heard anything by Tuesday. So I used the contact me link on their website to inquire about my application. Only to have a text from the site manager the following Wednesday morning, cussing me out. Then he asks me to pick up my check for the application fee or he will rip it up. Which means he sat on my application for 5 days and never submitted it. Then lies and says the unit is already sold. But funny thing is, it's still listed for sale. I'm not stupid, this place should be named Shadie Estates. I would also like to point out that the phone number on the website doesn't work. While the site manager's phone is non functional or "blown up" unless he needs it to cuss you out, how convenient.
You need a new onsite property manager. He is rude, he is accusatory, and he lies. I have paid my rent early every month for nearly a year and I am being called at 6:30 am telling me to pay my rent when i already had, then I had to call my bank and stop payment on the check and reissue another one and You want to charge me a late rent payment fee when it was the irresponsibility of the onsite manager.
The new trailers are nice but way to close together. No yard no privacy
I'm loving it so much 😍💕😍
Great place to live with lots of friendly people
