Location and Accessibility

Evansville Mobile Home Park is located at 6909 N County Rd M, Evansville, WI 53536, USA. This address places the mobile home park in the rural outskirts of Evansville, a city primarily in Rock County, in Southern Wisconsin. Evansville is known for its historic downtown, community events, and proximity to natural areas, offering a desirable small-town atmosphere.

The park's location on N County Road M suggests a setting that balances peaceful country living with reasonable accessibility to the conveniences of Evansville. County Road M connects to other local and state highways, facilitating travel within the city and to nearby towns. For residents, this means generally straightforward routes to access essential services, schools, employment opportunities, and local attractions in Evansville. Nearby homes on N County Road M are typically larger properties, suggesting a more rural residential feel around the park.

While direct public transportation routes serving the park are likely limited, as is common for communities in more rural-residential areas, personal vehicle ownership would be the primary mode of transportation for residents. This allows for convenient access to shopping, dining, and other amenities in Evansville. The proximity to Wisconsin Highway 14 offers an easy commute to larger cities like Janesville, Oregon, or Madison, enhancing the regional accessibility for residents who may work or seek services outside of Evansville.

The park's location provides a sense of quiet and space, often preferred by those looking to escape the bustle of more densely populated areas, while still keeping the amenities of Evansville within a short drive. This balance of rural charm and urban convenience is a key aspect of its appeal for Wisconsin locals.

Services Offered

Mobile home parks typically provide a range of services designed to support their residents and maintain the community environment. While specific details can vary, based on common practices within the industry, Evansville Mobile Home Park would generally be expected to offer the following core services to its residents:

  • Lot Rental: The fundamental service is the rental of individual lots or spaces where residents can place their manufactured homes. This provides residents with a designated area within the community.
  • Utility Connections: The park usually provides the necessary hook-ups for essential utilities to each lot, such as water, sewer, and electricity. Residents are typically responsible for their individual utility bills, but the park ensures the infrastructure is in place. It is important to note the significant concern raised in a customer review: "I live here, we've had e.coli in our well water for a month now, corporate has done a horrible job managing the problem and communicating with us on whats going on throughout all of this. We have no idea when we will have safe water." This indicates a critical issue with water quality and communication regarding it, which prospective residents should thoroughly investigate.
  • Community Management: A park management team is typically responsible for the overall operation of the community, including enforcing park rules and regulations, addressing resident concerns, and overseeing maintenance of common areas. The review also highlights concerns about corporate management's communication during the water issue.
  • Common Area Maintenance: This generally includes the upkeep of shared spaces within the park, such as internal roads, lighting in common areas, and landscaping in communal zones.
  • Waste Management: Trash collection services are usually facilitated by the park, either through individual curbside pickup or communal dumpsters, ensuring proper waste disposal for residents.

It is crucial for prospective residents to inquire directly with Evansville Mobile Home Park management about the exact scope of services, particularly concerning water supply and quality, given the explicit customer feedback. Understanding which utilities are included in the lot rent versus those that are the responsibility of the individual homeowner, along with the current status of all utility services, is essential for informed decision-making. The user reviews underscore the importance of direct and thorough communication with park management to gain the most current and accurate information on these vital services and any ongoing issues.

Features / Highlights

The features and highlights of a mobile home park significantly contribute to the quality of life for its residents. While detailed specific features for Evansville Mobile Home Park are not extensively publicized, common highlights in such communities and insights from available feedback can be considered.

  • Residential Community Setting: Evansville Mobile Home Park is designed as a dedicated residential community for manufactured homes, aiming to provide a stable and consistent living environment for its residents.
  • Individual Lots: Residents typically lease individual lots within the park, offering a sense of personal space for their home and often a small yard area.
  • Infrastructure for Manufactured Homes: The park provides the necessary groundwork, utility hookups (water, sewer, electric), and internal roadways suitable for manufactured homes.
  • Location in Evansville: Being situated in Evansville, residents have access to local amenities including schools, shopping centers, healthcare facilities, and various community events available in the city. The other customer review, "We stop here quite often when we go for a bike ride their prices are reasonable and friendly staff. Plus a subway," suggests that there might be convenient access to local businesses and amenities, possibly a Subway restaurant nearby or even within the park's vicinity, offering a quick meal option.
  • Potential for Affordability: Manufactured home communities generally offer a more affordable housing option compared to traditional site-built homes, which can be a significant highlight for many looking for housing in Wisconsin.

It is imperative to address the critical feedback concerning water quality: "I live here, we've had e.coli in our well water for a month now, corporate has done a horrible job managing the problem and communicating with us on whats going on throughout all of this. We have no idea when we will have safe water. If this is how corporate takes care of peoples lives, it's unacceptable." This review points to a severe health and management issue that profoundly impacts the quality of life and safety within the community. While the park's location and general concept might be appealing, the reported ongoing E. coli contamination in the well water and poor communication from corporate management are significant concerns that prospective residents must thoroughly investigate and verify the current status of before considering residency. The mention of "friendly staff" and "reasonable prices" by another reviewer might refer to a separate, adjacent business or a general impression of interaction with on-site personnel versus the corporate management handling the water issue. The current status of the water supply is a critical determining factor for suitability.

Promotions or Special Offers

Mobile home parks in Wisconsin, including Evansville Mobile Home Park, typically do not operate on a model of frequent "promotions" or "special offers" in the same way retail businesses or apartment complexes might. Their primary offering revolves around the long-term rental of land lots for manufactured homes. Therefore, visitors should not expect to find short-term sales or discounts on monthly lot rent.

However, there are inherent aspects of the mobile home park model that can be considered beneficial to prospective residents, even if not explicitly termed as "promotions":

  • Competitive Lot Rent: The fundamental "offer" of a mobile home park is usually a competitive lot rent rate compared to other housing options in the area. This can represent a significant ongoing financial advantage for individuals or families seeking more affordable living solutions.
  • Value of Community Living: While not a temporary discount, the consistent provision of an established community, with individual lots and a neighborhood feel, is part of the long-term value proposition for residents.
  • On-Site Convenience (if applicable): The mention of a "Subway" nearby or possibly on-site in one review suggests a level of convenience that, while not a promotion, adds to the appeal for residents.

It is crucial for any interested party to directly contact Evansville Mobile Home Park using the provided contact information to inquire about current lot rental rates, any fees associated with moving a home into the park, or any other specific terms that might be relevant to their situation. More importantly, prospective residents must inquire about the current status and resolution of the reported E. coli water contamination issue, including details on water testing, remediation efforts, and long-term solutions. While some reviews mention challenges in management communication, persistence in obtaining this critical information is paramount. Always ask for current pricing and any applicable terms directly from the park management, along with detailed updates on the water quality situation.

  • Phone: (608) 882-1266
  • Mobile Phone: +1 608-882-1266

It is critically important to note the customer review: "I live here, we've had e.coli in our well water for a month now, corporate has done a horrible job managing the problem and communicating with us on whats going on throughout all of this. We have no idea when we will have safe water." This feedback suggests significant challenges in reaching management and obtaining clear, timely information, especially concerning a critical health and safety issue.

When attempting to contact Evansville Mobile Home Park, prospective residents and current residents should:

  • Be prepared for potential difficulties in communication, as indicated by the review.
  • Call during standard business hours.
  • If you reach a voicemail, leave a clear, concise message stating your name, reason for calling (e.g., "inquiry about a lot," "water quality concerns"), and a reliable return phone number.
  • For critical issues like water quality, persistence is paramount. Document all attempts to contact, including dates and times.

Direct communication with the park management is essential to understand current lot availability, rental terms, and park rules. Most importantly, it is vital to directly inquire about the reported E. coli water contamination, its current status, the measures being taken to resolve it, and a timeline for safe water. This direct and thorough inquiry is necessary to make an informed decision about living in this community.

Conclusion: Why this place is suitable for locals

For residents of Wisconsin, particularly those in the southern region looking for diverse housing solutions, Evansville Mobile Home Park in Evansville presents itself as an option within the manufactured home community sector. Its suitability for locals, however, must be considered in light of both its inherent advantages and the significant concerns raised by current residents.

From a general perspective, mobile home parks often offer a more affordable entry point into homeownership or long-term residential living compared to traditional stick-built homes in the Evansville area. This affordability can be a major draw for Wisconsin residents seeking to manage housing costs effectively. The individual lots and community setting can appeal to those who desire a sense of personal space combined with a neighborhood atmosphere.

Geographically, the park's location on N County Road M provides a pleasant rural setting while maintaining reasonable access to the amenities of Evansville. Locals can enjoy a quieter environment, potentially with more open space, yet remain within a short drive of essential services, schools, and community activities in Evansville. The proximity to Wisconsin Highway 14 also offers convenient routes to larger cities like Janesville and Madison, which can be beneficial for work or leisure travel. The mention of a "Subway" nearby, while a small detail, suggests a level of local convenience that can be appreciated by residents.

However, it is absolutely critical to address the severe concerns raised in the provided customer review regarding water quality ("e.coli in our well water for a month now") and management communication. A safe and reliable water supply is a fundamental requirement for any residential community, and the reported ongoing contamination and lack of clear communication from corporate management are profoundly serious issues.

Therefore, while the park's concept might align with the needs of some Wisconsin locals seeking affordable community living, prospective residents must exercise extreme diligence. It is imperative to directly contact Evansville Mobile Home Park management to obtain a definitive and verified status on the water quality, the measures taken for remediation, and a clear timeline for the resolution of these health and safety concerns. Without a satisfactory resolution to these critical issues, the overall suitability of the park for locals is significantly undermined, regardless of other potential benefits. For any Wisconsin resident considering this community, ensuring the safety and reliability of essential services, particularly water, should be the absolute top priority.

Mikala is the manager for this park and amazing! She truly goes above and beyond to help her tenants. She is very understanding and willing to work with you, so long as you keep open, honest communication! Lot rent is very reasonable and water, sewage, and trash removal are all included! I see why the waitlist is so long. Great, clean little community she has cultivated!
