Moved here almost 4 years ago. Great place to start my life with my little family. First park manager was female and she didn't do a good job .. second manager James was amazing I'm sure he is still the park manager but the park is now owned by a new company called oak wood and they are doing a great job. With the place and so glad that they kicked out horrible people.

This is a Great place to live. One of the cleaner trailer parks in town. There is no drama in the trailer park for the most part. Ita location is nice for being right outside of town and the lot rent is way less here then what you might pay for in town. The manager of the trailer park that we have now does a really good job at communicating with the trailer park as a whole. There are several nice parks around for the kids so that is a very big plus as well.

I've lived here for a few years. Started under Mr Snodgrass as the manager and even though he had his flaws, he ran a clean show. The streets were maintained and the housing was cared for. The new property manager is inexperienced and often doesn't know what she's doing. The negatives so far in the less than a year she's worked are : lost a lease I signed then continued to tell me I didn't sign it. Proceeds to try to get me to sign a new lease with multiple false issues on the form. The streets are littered with garbage from toppled over garbage cans that the crows proceed to pick through. And this is because of both lack of payment for garbage services as well as lack of finding a reliable service. We were sent out the option to put our sewage information online and are now finding out they wont inform you of your sewage balance unless you join online and link your bank accounts which i and multiple otherss dont trust her with. We've been receiving garbage pick up at best every other week. Residents are beginning to pile their garbage in the open field left to attract insects and rodents. When called to have a few things repaired or fixed or replaced I've heard both "that's not our job" or " we don't fix that" ir "ill look into it". I had a renting neighbor left responsible for removing their own broken refrigerator to the curb because she told them it wasn't their job. She hired a maintenence man who almost ran over a resident and when confronted with this information she defended the employee who eventually was arrested for spousal abuse of a pregnant woman and drugs and gun possession. This is the man she was defending to go in the homes of numerous people. All because they had been "friends for years" she has shifted contact information (most likely due to the lack of organization in paperwork) and I've received calls for other peoples homes. Shes never in the office, and when she is she designates the maitenence man to tasks on her office and trailer and very rarely prioritizes the other residents. She's not trustworthy as a property manager nor experienced enough to handle the task. When confronting the general management in Bloomington they provide many excuses and defenses but never actually check on the status of the park for themselves. I'm sad to say they will be losing more and more residents if they continue to allow her to do the job as property manager. We pay way too much to live in such a poorly maintained park.

I am shopping for a place to live in C-U, and a mobile home is my first choice-affordable, a small and manageable yard, a choice I’ve been happy with in the past before purchasing homes .I have known people who have lived here, and it’s conveniently located and pet friendly . Geez, the manager seems to be someone much like myself-people seem to feel strongly about him, either love or hate-no middle ground huh?-I actually found him very helpful and personable-with only one issue that is very delicate and personal, but which is not that uncommon, so I will share. They have rent to own options that might be perfect for me, except for this-and it’s a sensitive issue. He has made a HUGE point several times of saying “you’d better have good credit.” Here’s the thing about that. Some of us, even with a very long-term solid job history, end up in bad situations that truly aren’t our fault. I ran into a jag of very bad luck with health issues-self supporting and no work, no pay. It took perfect credit right down the loo. Things are good again and regular income that’s sufficient for these prices-but there was that bump in my history. I have to say that, given that this IS a mobile home park, it would be very human and kind to take these circumstances into consideration and look at the overall picture-regular on-time payments for a few years now after literally getting back on my feet, and a regular income sufficient for my needs and obligations-instead of being dismissed automatically because of that rough patch that will take your score down and leave it there for a painfully long while after you’ve managed to rectify the situation. I don’t feel that it’s an unreasonable ask. I do understand, as the granddaughter of a landlord who had headaches of evicting deadbeats, that this is something any responsible manager would have an obligation to avoid if possible-it’s expensive and time consuming to evict someone who doesn’t make home payments a priority, and I GET that-but there ARE mitigating circumstances sometimes, and it would be really nice if there could be a BIT of understanding and flexibility as opposed to getting locked into an arbitrary standard that doesn’t take hardships beyond our control-that we have actually worked hard to remedy-into account, and work with people who are demonstrably making an effort. I will probably end up going in a different direction because of this inflexible policy-no hard feelings about it-but sometimes, business really isn’t just business, it’s about humanity and the human condition any of us could find ourselves in with an extended illness or other misfortune, and it would be nice if there was some level of understanding and accommodation for that. It’s a nice park with a lot of long term residents who seem happy, an on-site hands-on manager, and reasonable lot rent. Aside from my personal issue, I would recommend this to anyone who has perfect credit. I guess I do wonder why a person with perfect credit wouldn’t just buy a house, but that’s their choice. Looks like a good spot to live.
