Roxbury Park About
For many individuals and families across Indiana, manufactured home communities offer a unique and often more accessible pathway to comfortable living. These communities can provide a sense of neighborhood while offering the benefits of independent home dwelling. Roxbury Park, located in Goshen, Indiana, is one such community that has served as a housing option for residents in the area. While the experience within any community can be varied, understanding the fundamental aspects of places like Roxbury Park can help prospective residents in Indiana make informed decisions about their housing choices.
Manufactured home parks generally operate on a model where residents typically own their home and lease the land on which it is situated. This arrangement can often lead to lower upfront costs compared to purchasing a traditional stick-built house, making it an appealing option for those seeking affordability and a sense of property ownership. The allure of manufactured home communities often lies in their potential to foster a sense of community, providing residents with neighbors and a shared environment. As with any residential choice, gathering comprehensive information and considering various perspectives is key to determining if a community like Roxbury Park aligns with individual living preferences and expectations.

Manufactured home communities in Indiana, including Roxbury Park, typically offer a range of services that contribute to the overall management and upkeep of the community. While specific service details can vary and should always be verified directly with the park management, common offerings usually include:
- Lot Leasing: Providing residents with a designated plot of land for their manufactured home.
- Common Area Maintenance: Management typically oversees the upkeep of shared spaces within the park, such as roads, lighting, and general landscaping, aiming to maintain a presentable environment.
- Utility Connections: While residents are usually responsible for their individual utility bills (like electricity and gas), communities often provide the infrastructure for water, sewer, and sometimes trash services, which may be included in the lot rent or billed separately.
- Community Management: An office or management team is generally in place to handle administrative tasks, enforce community rules, and address resident inquiries. However, based on some reviews, the effectiveness and professionalism of this interaction can vary, highlighting the importance of clear communication and setting expectations.
It is important for prospective residents to have a clear understanding of what services are included in the lot rent and what additional responsibilities or costs they might incur, such as direct utility bills or individual home maintenance. Direct communication with the park office is essential for this clarity.
Roxbury Park, like any manufactured home community, may have certain features or highlights that appeal to potential residents. While recent public reviews indicate some areas of concern, it's important to consider the typical aspects that draw individuals to such communities:
- Affordable Housing Option: Manufactured homes often represent a more budget-friendly entry point into homeownership compared to traditional housing, which is a significant draw for many in Indiana.
- Independent Living: Residents typically enjoy the privacy and space of a detached home, often with a small yard, offering more autonomy than apartment living.
- Community Structure: Manufactured home parks provide a structured community environment with a set of rules designed to ensure a harmonious living experience.
- Location in Goshen: Being situated in Goshen means residents have access to the city's amenities, schools, and local attractions.
It is crucial for interested individuals to conduct thorough due diligence, including visiting the property, speaking with current residents if possible, and engaging directly with management to fully assess the current features and living conditions. The feedback regarding the removal of the basketball hoop and a negative interaction with office management suggests that amenities and service quality can be areas to explore further before committing.

Customer Reviews
they took away the basketball hoop. don’t even bother coming here for the park because it is trash.
I applied and got approved to rent at Roxbury Park in Goshen, IN. I had already paid a deposit and arranged an appointment to go see the unit for Monday 9/9 as my son could accompany me that day only. Upon entering the office, we asked to speak with Jennifer, who helped us and set up the apt for us. The office manager (Kimmy Bywell – may be misspelling her name) very rudely told us that she (Jennifer) wasn’t available, and asked what we wanted. When we explained what we were there for, she said they never do appointments for home tours on Mondays because they’re very busy and they would not show us the unit. My son asked if she could honor the appointment which was already set, as he took the day off and was the only day he could go. She said no, she was extremely rude and condescending. She proceeded to reprimand Jennifer (employee) in front of us for having set the appointment. Eventually she agreed to have a maintenance person show us a different unit, not the one we were there to see. Mind you, we already knew the unit we were there to see was available, and we were there to make our final decision. She continued to be difficult and refused to assist us with any kind of respect or consideration. At that point, due to the disrespect we experienced, my son asked for our deposit back (which they returned) and we left. I find it incredibly disheartening how rude your office manager was, the one hired to be a leader and represent your company. My daughter was also looking into not renting but buying a trailer there. My son in law was considering investing with the company. After such horrible experience, we will not do any business with you. The service (or lack thereof) we received today was unacceptable. Reprimanding the employee in front of customers is utterly unprofessional. I urge you to truly evaluate who you hire as property managers/office managers, as this is a representation of your organization. The lack of leadership is rudeness is costing you business.
They don't answer phones?? What is the point of having one, if no one will answer. It has been over a week of calling daily. What amenties are included with lot rent? ************* Again, i left a voicemail to have a returned call Friday. I'm not going to sit and argue with you about it when I have it on my call log. Irregardless or not you did not post how much the lot rent is and of course online there is NOTHING that indicates what amenities are included with the lot rent... park, basketball, pool. I am asking what the lot rent covers you do not answer my question. What is it that you have to hide? I will just reach out to corporate and let them know that they don't answer their phones at the office. ✌️
Over priced rent, which includes nothing. They don't ever worry about their own rules unless they can make money (for example large aggressive dogs run loose, but your grass better not get long or they will cut it and charge you). The fishing/boating pond is fine lled with garbage and smelly algea and fungus. Also, there is no attempt to spray for mosquitos, so you can barely be outside in the summer. In the winter, oh boy be ready to fall down if you try to walk anywhere. They don't clear the snow unless there's more than half a foot! Complain at the office about an issue and be told it's 'not their job to police people to make sure they follow the rules.'
Only met someone for a market place purchase their, but seems like a nice enough place, clean and organized
