When looking for a place to call home, it's essential to have a clear picture of what a community provides, from its location and services to the overall living environment. This article aims to provide a factual overview of Adams Pointe Mobile Home Park for prospective residents in Kentucky, drawing on publicly available information and common resident experiences.
Adams Pointe is a community of manufactured homes designed to offer residents a particular lifestyle. Like any large community, individual experiences can vary, and it's important to gather as much information as possible to determine if it aligns with your personal needs and expectations for a home and community. As part of a larger network (SSK Communities, according to some listings), it operates within a framework that aims to provide standardized services and management.
Adams Pointe Mobile Home Park is situated at 1312 Boonesborough Rd, Richmond, KY 40475, USA. This location places it within the vibrant and growing city of Richmond, Kentucky. Richmond is a significant city in Madison County, known for being home to Eastern Kentucky University, which contributes to a dynamic atmosphere.
The park's proximity to Boonesborough Road offers relatively easy access to local amenities and major transportation routes. Residents can typically reach essential services, suchs as grocery stores, retail shops, and dining options, within a short drive. The convenience of being near I-75 means that travel to larger cities like Lexington (approximately 30 minutes north) or to other parts of Kentucky is quite accessible. While the park itself is a community, its connection to Richmond's infrastructure provides residents with the benefits of city living while residing in a dedicated manufactured home environment. For those who commute or frequently travel, the location offers a balance of residential quietude and connectivity.
Adams Pointe Mobile Home Park typically provides essential services foundational to manufactured home community living. These services are generally part of the lot rent, which residents pay for the use of the land their home sits on.
- Lot Rental: Residents rent the land on which their manufactured home is placed. This typically includes access to community infrastructure like roads and utility hookups.
- Utility Connections: The park provides the necessary hookups for essential utilities such as water, sewer, and electric services to individual home lots. Residents are generally responsible for setting up and paying for their individual utility accounts, though some utilities may be bundled or passed through as part of the lot rent.
- Trash Removal: Trash collection services are usually included within the lot rent, offering convenience for residents.
- Maintenance (Common Areas): Maintenance of shared common areas, roads within the park, and overall infrastructure is typically managed by the park administration.
- Cable and Internet Services: As noted in customer reviews, cable and internet services may be bundled into the lot rent. However, past residents have reported issues with service reliability and transparency regarding billing for these services. It is crucial for prospective residents to clarify the exact terms, providers, and reliability of these services before committing.
- On-site Management/Point of Contact: There is typically a designated point of contact, such as a community manager or a regional manager, responsible for addressing resident concerns and managing the park's operations. Reviews suggest that while a contact person like "Mike" might be available, responsiveness and resolution of issues can sometimes be a concern.
Based on the provided information, the features and highlights of Adams Pointe Mobile Home Park largely revolve around its residential structure and location within Richmond.
- Manufactured Home Living: The core feature is the opportunity for individuals and families to own or rent manufactured homes within a dedicated community setting. This can offer a more affordable homeownership alternative compared to traditional stick-built homes in the area.
- Community Structure: The park is designed as a distinct community, with homes typically arranged along internal roads.
- Access to New Homes: The park appears to facilitate the sale and placement of new manufactured homes, including those from manufacturers like Champion Homes. This can be a highlight for individuals looking for brand-new housing options.
- Proximity to Local Amenities: Its location in Richmond offers residents convenient access to Eastern Kentucky University, local shopping centers (like the University Shopping Center), restaurants, and other city services.
- Surrounded by Farmland: Some listings mention the community being "surrounded by peaceful farmland," which can offer a pleasant and somewhat rural aesthetic despite its proximity to the city.
- Playground: At least one listing indicates the presence of a playground, which would be a positive feature for families with children.
However, based on resident reviews, it's also important to acknowledge certain areas that might not be considered highlights by all:
- Driveway and Sidewalk Limitations: Residents have noted that driveways can be small, and there is a lack of sidewalks, which could impact parking for multi-car households and pedestrian safety.
- Rule Enforcement Discrepancy: Concerns have been raised about inconsistent enforcement of park rules, with some residents feeling that rules are more strictly applied to certain areas or individuals.
- Maintenance Response: Timeliness and effectiveness of maintenance responses to issues have been a point of concern for some residents.
- Safety Concerns: Reports of speeding vehicles within the park and unsupervised pets raise safety considerations that prospective residents should be aware of.
Information regarding specific, ongoing promotions or special offers at Adams Pointe Mobile Home Park is not readily available in public data. Mobile home parks typically do not run frequent promotional campaigns in the same way retail businesses might. Instead, their pricing is usually based on market rates for lot rent and the value of any homes for sale.
However, potential ways to inquire about special offers or favorable terms could include:
- Direct Inquiry: Contacting the park management directly via phone (859) 623-7630 is the best way to ask about any current incentives for new residents, such as reduced first-month's lot rent, move-in specials, or financing options for homes purchased through their associated sales channels.
- New Home Purchase Incentives: If purchasing a new manufactured home through the park or an affiliated dealer, there might be specific incentives or package deals related to the home's price or initial setup.
- Long-Term Lease Benefits: Occasionally, parks might offer slightly reduced rates for residents who commit to longer lease terms (e.g., multi-year agreements) for their lots.
Given the feedback regarding rising lot rent and bundled services, it is highly advisable for any prospective resident to obtain a clear, written agreement detailing all costs, services included, and terms for any future rent increases or changes to services.

Customer Reviews
We've been here just over 1 1/2 years and our lot rent has went up twice from the original amount. They added the cable and Internet that no one wanted, we didn't have service for months but still had to pay. We've been told we would get a credit but have yet to see it. You can't get in touch with anyone except Mike, and no offense to him but he can't do anything and has no answers for anyone. The driveways are very small and there are no sidewalks. There are Dogs always running loose and jumping on people and kids. People speed through here, a kid actually got hit in a hit and run by the mail boxes a couple months ago. When our water lines were connected they didn't seal the holes in the floor so we had mice and just finally figured out how they were getting in. I wanted to love it here when we bought our home but it has been one thing after another since we moved in, and don't get me started on the poor craftsmanship of the brand-new home we bought through them. Update: we have a 5 bedroom house and a 2 car driveway, we pay $596 for rent/internet and we have asked for a bigger driveway, we have 3 drivers in our home and now one of our drivers is having to park outside of the park across the main road. And we still have not heard anything about the credit for when we were charged for the internet we did not have.
As long as you’re on the front row of trailers, you will follow the rules, they don’t care about what the rest of the people do. They raise rates on a whim, And will even add services, along with their bills, without your consent. Have a maintenance issue? Let them know, then remind them constantly because it’s definitely in one ear, right out the other. Have anything of value? Better chain it down. They could do better. They just don’t care.
It's a joke living here. Making homeowners pay for spectrum on a monthly basis even if we don't want it. Do not move here. Leaving as soon as I can. It's A JOKE. Edited to your response.. I understand your point but there's a lot of elderly people who do not want nor never had internet nor the cable package you have added. They don't have a computer and some have never had cable. They can't afford it or understand it. But now they are obligated to pay for services they will never use and live on a tight budget. Food and medicine first now they probably will have to do without. I have personally talked to dozens of people here that didn't even get a notice about all of this stuff. Just seen the added amount on our lot payment. Had to go to office to get info. Some people suppose to have received the info on their door but more didn't, and for the Hispanic people that live here it was not even translated into English. So they had no idea. Just all around a poor decicision for most of us in the park. The lot rent has increased every year I have lived here. Forcing so many to leave. Now this. As soon as I find a place I am moving my trailer or selling it. The lot rent is a mortgage payment for us.
I live on the RV side , since Oct 2023. It's been a great place to live, however corporate decided to put Internet in and we have no choice but pay an extra $65 a month! That is wrong they call it an amenity. That's not an amenity. I have internet already and I don't need spectrum internet. I live on a budget, It's completely wrong to force people to pay for something they either already have or can't afford! I'm livid right now. My other complaint would be the $26 you are charged to pay your rent online by debit. I've never been charged a fee like that with any bill I pay. I think corporate should pay my fee when I'm charged for terminating my Internet from T-Mobile early, because I can't afford to pay for two internet services.
Love this place. Great neighborhood. Well kept Manager’s a good person who cares about people and the community. Best area for working couples. Like a triangle for work. Close to Lexington,Richmond and Winchester. Berea and Irvine in close proximity. Modern homes and the surrounding homes are kept in good condition. If you look for a reasonably priced home. Then hurry on over. There going fast Floydwm
