As a manufactured home park, Treehaven Mobile Home Park generally offers a standard set of services related to lot rental and community maintenance, with some additional elements that residents should be aware of.
- Lot Rental: Residents rent the land on which their manufactured home is situated. This monthly fee typically covers the use of the lot and access to the park's common infrastructure.
- Utility Hookups: The park provides the necessary hookups for essential utilities, including water, sewer, and electricity, to each individual home lot. Residents are generally responsible for setting up and paying for their individual utility accounts directly with service providers.
- Sewer Billing: As noted in resident reviews, while sewer used to be included with the water bill, it is now managed by an out-of-state third party, with payments eventually due to the park owner. Prospective residents should clarify this payment structure and potential implications for late payments.
- Common Area Maintenance: The park management is typically responsible for the upkeep of common areas, internal roads, and general infrastructure within the community.
- Park Management: There is a park manager on site or available for resident inquiries and concerns. While one review praises the park manager as "great," it also highlights a distinction between the manager's role and the owner's policies.
- Rules and Regulations: Like all mobile home parks, Treehaven has a set of rules and regulations governing aspects like lawn care, exterior decorations, and pet policies. Residents should obtain and thoroughly review these rules to ensure compliance.

- Variety of Homes: The mention of "second edition trailers" suggests a range of home types or phases within the park, potentially offering different styles or ages of manufactured homes.
- Established Community: As an existing mobile home park, Treehaven has an established community structure, which can be appealing to those seeking a sense of neighborhood.
- Proximity to Winchester Amenities: Its location in Winchester provides convenient access to local shopping, dining, and community services, enhancing daily living for residents.

- Arbitrary Rule Changes and Rent Increases: Residents have reported sudden changes in rules regarding lawn height and decorations, as well as unpredictable rent increases that are perceived as higher than typical rates.
- Utility Billing Concerns: The transition of sewer billing to a third party, with the owner still threatening residents for late payments, has created distrust and confusion for some.
- Lack of Responsiveness and Harassment: Complaints include being "patronized, talked down to, harassed, ignored, and outright swindled" by the owner, with concerns about maintenance issues being ignored.
- Safety of Pets: The allegations of illegal trapping and harm to animals are a significant concern for pet owners and animal lovers.

In the context of mobile home communities, promotions are less common than in other types of rental properties. Pricing is primarily driven by the monthly lot rent, which covers the use of the land and access to the park's services.
Prospective residents interested in Treehaven Mobile Home Park should directly contact the park management to inquire about the most current pricing for lot rent and any available homes for sale within the community. When discussing financial arrangements, it is highly advisable to:
- Request a detailed breakdown of all costs included in the lot rent.

- Clarify the billing structure for utilities, especially sewer, and who is responsible for payments and potential late fees.
- Ask about any initial move-in specials or incentives that might be available, though these are not commonly advertised.
Given the resident feedback about unexpected rent increases and bundled services, obtaining all financial terms in writing before committing is a critical step for potential residents.

Its location in Winchester provides residents with convenient access to local amenities, including shopping, dining, and the city's community services, all while offering a distinct residential setting. The park's established presence can appeal to those seeking a neighborhood feel within the manufactured home sector.
However, it is crucial for local Kentuckians to approach Treehaven Mobile Home Park with a thorough understanding of the community's dynamics, especially given the significant concerns raised by current and past residents regarding the owner's policies, particularly concerning animal welfare, arbitrary rule changes, unexpected rent increases, and utility billing practices. However, for animal lovers or those seeking transparent and predictable management, exploring other manufactured home communities on the same road, as suggested by a long-term resident, might also be a prudent step in finding the most suitable home in Kentucky.
Customer Reviews
I had really good experience driving through sending edition trailers perfection of how to layout is all the scenery is clean yards nice trees everything looks beautiful
If you can be swayed, I urge you to reconsider this park as a residence. While the park manager is great, and the majority of the residents are great, the OWNER could not be further from great. He illegally sets traps for, and relocates, ANY cats he catches. He dumps them in a field, where they then attempt to run back home, and get killed or maimed seriously in the process. He claims it is for the "wild" cats, but he has removed PET cats that are indoor/outdoor with cat doors more than once. If anyone is caught trying to HELP these cats, they are threatened with eviction, regardless of their standing. Furthermore, our first couple of years here WERE great. But as we got closer to paying off our home, the problems started piling. Suddenly the same grass height we always had was no longer sufficient. Certain decorations were no longer permitted. Despite no reason to, rent would increase at a higher rate than anywhere else we have been or seen. There's more. Sewer used to be included with your Water bill. Then it wasn't. It was now paid to a company that was out of state. However? If you are late, guess who you owe? That's right, the owner of the park. He claims he bulk pays for sewage removal for the whole park. Which itself is not unusual. But the fact that he intentionally sought to hire a third party to halfway act as middlemen for collecting these payments, so that he was not involved, but then would threaten you and your rental with "you owe me" because you owed sewer? That, is suspect. If you enjoy being patronized, talked down to, harassed, ignored, and outright swindled, this is the perfect park for you. Otherwise, I implore you to look elsewhere. There are multiple other parks on this very road that are far better suited. ESPECIALLY if you love animals and their humane treatment. Trust me when I say I speak from experience, you don't want to hear or see animals with bent, broken, or gashed legs from being shoved and tricked into traps that are being illegally set. And you certainly don't want to wait 3 years for your pet cat, WITH COLLAR, to show back up, missing half of his tail and a chunk of his ear because he had to hike however many miles down a dangerous road to get back home to you.
Been here two years, had no problem with the management people watch out for each other, you show respect you get respect, have alot of older people here and that's good, people keep their homes and yards clean, there are a few here that don't but that's their choice to live that way, the only thing I don't agree with is the sewer being high, but that goes along with the pleasure of owning your own home, only met the owner a few times, no problem, the overseer of the park, Jerry and Ann, love them they are sweet and understanding, nice place to live
People who live here are wonderful neighbors. The management is another story, I have lived here 5 years and have been constantly harassed. I was told my children can only come and visit during daylight hours. Then I was told that my son was not allowed to visit period! With no reason given!!! The sewer bill is a whole other issue, Kentucky American Water says I used 8,000 gallons however I have somehow wasted 20,000 gallons and it’s literally the same every month. The billing address is someone’s house in Nicholsville and you can never get ahold of someone. Oddly enough if your late the park owner says you owe him $$$ the whole thing is just sketchy and he will literally try to evict you over ANYTHING! I will be glad to put the stress of this place behind me and be able to see my kids and grandchildren again!
Actually, a great mobile home park, and as the name suggest, a lot of trees. I was there to clean up debris from storm damage, when the owner of the park came by and sent some of his crew. Apparently, owner managed, which is usually the best kind.
