My son and I were looking for an affordable mobile home park. I saw one for sale at Gulf to Bay Mobile home park. After reading some old reviews I was hesitant. So I went to see for myself. And under the new management I loved what I saw. The New Manager is just awesome! She assures that the place is kept nice!!! The neighbors were great as I spoke to many before purchasing a home there. So forget the bad reviews!! This place is affordable and safe. I gave it 5 stars as It's what it deserves. Again it is very affordable and under the new management you could not ask for better!!

Very busy road. The trailer park is very old. They don't take care of the grounds. This used to be a rental park but, they made everyone either buy or leave. We chose to leave. Police are there a lot. Has a very big problem with rat infestation.

Great place to get by when your money is tight.... However, management is sloppy and always changing staff. Please make sure that when you sign up you get copies of all the paperwork that day before you move in and keep every single paper they give you. I asked for a copy of my lease after 3 years because I was moving out and they were trying to charge me extra for breaking the lease. So I wanted to see the lease. I asked for a copy and told them I signed one about 3 years ago with a lady named Star. Surprise! She hasn't worked there in a long time and they are under new management. Well long story short (it's a very long complicated story where we fight back and forth for months. Feel free to ask any questions in the comments) they lost the lease and there was no paperwork on me. So when I finally said enough is enough and moved out, I told them to call my lawyer to settle the lease termination fees and left a phone number to reach him. Well they never called. Why? Most likely it was a lie to try and squeeze money out of me one last time, and since there was literally no paperwork on me they were using scare tactics to do it. Other than that mess at the end of trying to leave, living there was fine. Nice neighbors, never too loud, fair rent price, good laundry room, and whenever I needed something fixed a handyman would show up within a few days. I'm sure if I had been more responsible and kept my paperwork from the beginning none of this would have happened. Also I wouldn't be surprised if I get a comment on this review saying "we're sorry to hear that and we're under new management" lol they're always under new management, every week its someone new lol.

I came here to meet up with a friend, the park itself is fairly nice, however it does have some trailers that are run down and some poor signage to locate certain addresses. The streets are very narrow making it very difficult to turn around if needed. It is east access off gulf to bay. They do have a central laundry facility, people will however throw your laundry on the floor to use machines, if you’re not watching your clothes.
