Blue Ridge RV Park was the perfect place to stay and the owner is Fantastic! The sites are well maintained and VERY level. It’s quiet and peaceful. If I could give more than 5 stars I most definitely would! The rates are also the best around!
May 30, 2025 · Skylar DuncanNot Recommended – Overpriced, Poorly Managed, and Not Family-Friendly We stayed here a little over a year in one of the large fenced spaces, and this review reflects our honest experience. The fenced yards are probably the only decent feature of this park—but even those come with cheap, noisy gates that slam shut at all hours as neighbors come and go. While we took pride in maintaining our space (treated lawn, edged, and mowed regularly), the rest of the park left much to be desired. You can install a shed or place outdoor furniture, which was a plus, but that’s where the positives end. This is not a family-friendly RV park. There are no background checks, no rules about the age or condition of RVs, and no onsite management. In general, it feels like what it is: a passive “mailbox money” investment for the owners—and it shows. The pricing is completely unjustified. For what you’re paying, you get zero amenities—no pool, no gym, no clubhouse, no laundry, no playground. We’ve stayed at RV parks within a 30–45 minute radius that offer all of these (and more) for the same or even lower rates. The only reason we initially moved here was because my mom was living onsite. We’ve since moved her to a stunning park in Farmersville with a water-front view, a vibrant and friendly community, community garden, and actual amenities—all for $50 less per month than what she was paying here. Infrastructure is also a major issue. Half of our yard stayed flooded for nearly the entire year due to the use of cheap piping. Everyone we met had similar issues—busted pipes, low water pressure, etc. While maintenance was responsive, the underlying problems were never truly fixed. Worse, water shutoffs for repairs were often unannounced—terrible timing when you’re in the shower or trying to make a bottle for a baby. Bottom line: This park may suit traveling contractors or pipeline workers if priced around $300–$400/month, but the current rates (we were paying twice that + electric) are indefensible. A fenced yard alone simply does not justify that high of premium pricing. We do not recommend this park.
