Buckhead Mobile Home Estates About
For many residents across North Carolina, the appeal of mobile home communities often lies in the promise of a more affordable housing solution compared to traditional homes. In the city of Fayetteville, a significant hub in the state, various mobile home parks offer different living experiences. Buckhead Mobile Home Estates is one such community that might appear on a local's radar when exploring housing options. However, making an informed decision about where to live requires a thorough understanding not only of the location and basic services but also of the long-term financial implications and resident experiences. This article aims to provide a factual and comprehensive overview of Buckhead Mobile Home Estates, drawing directly from available public information and customer feedback, to help North Carolina locals weigh their options carefully.
Mobile home parks typically offer lots for rent, where individuals can place their manufactured homes, providing an alternative to traditional land ownership. The perceived stability and lower upfront costs can be attractive. However, the dynamics of lot rent and community management play a crucial role in the overall living experience. For individuals and families in North Carolina, especially those considering Fayetteville as a place to settle, understanding the financial trajectory and resident satisfaction at a community like Buckhead Mobile Home Estates is paramount. This overview will delve into the park's location, discuss general services expected in such communities, highlight specific points raised by residents, and offer essential considerations for prospective local residents.
Buckhead Mobile Home Estates is located at 2890 Hacienda Dr, Fayetteville, NC 28306, USA. Fayetteville, a major city in Cumberland County, North Carolina, is well-known for its substantial military presence, largely due to nearby Fort Liberty (formerly Fort Bragg), which contributes to a diverse and active community.
The park's address on Hacienda Drive suggests a location within a residential or suburban area of Fayetteville. Hacienda Drive itself is likely a local street, indicating that the mobile home estates might be situated in a quieter neighborhood setting, somewhat removed from the direct hustle and bustle of major commercial arteries.
Despite its potentially more residential immediate environment, Buckhead Mobile Home Estates benefits from its integration into the larger Fayetteville urban area. Residents typically have good accessibility to a comprehensive range of city amenities and services, facilitated by Fayetteville's well-developed road network. Within a reasonable driving distance from the park, residents can usually find:
-
Retail and Grocery Stores: Numerous supermarkets, big-box retailers, and shopping centers are spread throughout Fayetteville, providing convenient options for daily necessities and broader retail needs.
-
Dining Establishments: A wide variety of restaurants, from casual eateries to more formal dining experiences, are available across the city.
-
Healthcare Facilities: Access to hospitals, urgent care centers, and various medical and dental clinics is generally straightforward within Fayetteville.
-
Educational Opportunities: The city offers a range of public and private schools, as well as higher education institutions, catering to families with children and adult learners.
-
Employment Centers: Fayetteville's diverse economy, bolstered by Fort Liberty, provides numerous employment sectors that are accessible to residents.
-
Recreational and Cultural Venues: Public parks, community centers, movie theaters, and other entertainment options are available throughout the city for leisure and recreation.
The strategic location within Fayetteville means that while Buckhead Mobile Home Estates might offer a residential feel, its residents are well-connected to the broader infrastructure and resources of a major North Carolina city. This balance of quiet living with urban access is often a key consideration for locals seeking mobile home living.
While a detailed list of all services offered by Buckhead Mobile Home Estates is not explicitly provided in the available public data, mobile home parks generally provide a core set of services that are essential for residents. These services are typically covered as part of the lot rental agreement.
-
Lot Rental: The fundamental service provided is the leasing of individual plots of land where residents can place their manufactured homes. The ongoing lot rent provides the right to occupy this space within the park.
-
Utility Connections: Mobile home parks are typically equipped with infrastructure to provide utility hookups at each lot. This generally includes connections for water, sewer, and electricity. Residents are typically responsible for establishing their own accounts with utility providers and paying for their consumption.
-
Maintenance of Common Areas: The park management is usually responsible for the upkeep and maintenance of the shared areas within the community. This often includes maintaining internal roads, street lighting, and general landscaping in common spaces to ensure a presentable and functional environment.
-
Management and Administration: A management team or individual is typically on-site or readily available to handle administrative tasks, enforce park rules, collect lot rents, and address resident inquiries or concerns. The responsiveness and approach of this management are crucial aspects of the resident experience.
-
Community Rules and Regulations: To ensure a harmonious living environment, mobile home parks operate under a set of rules and regulations. These rules typically cover aspects like quiet hours, pet policies, exterior appearance standards for homes and lots, and parking guidelines, aiming to promote a respectful community for all residents.
Given the significant concerns raised in customer reviews regarding lot rent increases, it is particularly important for prospective residents to directly contact Buckhead Mobile Home Estates to obtain a precise and comprehensive understanding of all services included in the lot rent, any additional fees, and the park's policies regarding rent adjustments. This direct communication is vital for financial planning and understanding the terms of tenancy.
Based on the direct feedback from real customers, the features and highlights of Buckhead Mobile Home Estates are primarily dominated by a critical concern regarding the rapid and substantial increase in lot rent. This overshadows other potential aspects of the park.
-
Significant and Continuous Lot Rent Increases: This is the most prominent feature highlighted by multiple residents. The reviews explicitly detail a pattern of escalating lot rent, with one resident stating it increased from $260 to $508 over seven years, and others confirming similar current rates ($497 for single-wide, $508 for double-wide, plus a "convenience fee"). This indicates a clear trend of rapidly rising living costs within the park.
-
Financial Strain on Residents: The rapid increases are directly linked to severe financial hardship for residents. One review powerfully states, "No mother or father should have to decide between their asthma medicine or lot rent," and expresses regret about moving there due to the cost impacting health and well-being. Another mentions residents going "broke paying someone for their lot." This points to a significant affordability crisis for those living in the park.
-
High Stress Levels (Reported): The financial pressure stemming from the rent increases is reported to cause considerable stress. One reviewer warns, "Please be aware that this place will stress you out before you get to enjoy your home." This indicates that the financial burden is a constant and overwhelming negative aspect of living here.
-
Resident Exodus and Property Sales: As a direct consequence of the escalating costs, reviews indicate that "Many residence are deciding to go ahead and move while another group has contacted David to sell their mobile homes." This suggests a significant turnover rate and a community experiencing residents leaving due to unaffordability, impacting the stability and long-term community feel.
-
Business-Oriented Management Philosophy (Perceived): A reviewer articulates a perception that management is "in the business for their families well being not yours." This suggests a perceived lack of empathy or consideration for resident well-being, focusing solely on profit, which contributes to the negative resident experience.
These features, as reported by customers, present a critical warning for any North Carolina local considering Buckhead Mobile Home Estates. The overwhelming highlight is the significant and distressing financial burden associated with living there due to continuous lot rent increases.
Based on the provided customer reviews, there is no indication of any "promotions" or "special offers" being extended by Buckhead Mobile Home Estates. The reviews are entirely focused on the significant and continuous increases in lot rent, which directly contradicts the idea of promotional offers designed to attract or retain residents through financial incentives.
In fact, the sentiment expressed by current residents suggests the opposite of promotions. The park's management is perceived as operating "for their families well being not yours," implying a focus on maximizing revenue from lot rentals rather than offering cost-saving benefits to residents. The consistently escalating lot rent, from $260 to over $500 in seven years, makes any notion of "special offers" highly unlikely.
Therefore, prospective residents in North Carolina should not expect any promotions or discounts when considering Buckhead Mobile Home Estates. Instead, their primary focus should be on understanding the current lot rent, the frequency and typical percentage of past increases, and any long-term lease agreements that might offer some stability (though past reviews suggest stability in pricing is not a feature). It is essential to obtain all financial terms in writing and to factor in the reported history of steep rent increases into any long-term budget planning.
For individuals who may still wish to directly inquire about Buckhead Mobile Home Estates, perhaps to obtain current lot rental rates or discuss their policies, the following contact information is provided:

When contacting the park, it is highly advisable for prospective residents to prepare a comprehensive list of specific questions regarding current lot rent, the history of rent increases, policies on future increases, any additional fees (including the "convenience fee" mentioned in reviews), and the terms of any lease agreements. Given the concerns raised by current residents, obtaining all financial details in writing and seeking clarity on long-term costs is paramount.
Based on the overwhelming and consistent feedback from real customers, it is exceptionally challenging to characterize Buckhead Mobile Home Estates as "suitable" for locals in North Carolina, especially those seeking affordable and stable housing. The primary and most critical aspect highlighted in the reviews – the dramatic and continuous escalation of lot rent – presents a significant and ongoing financial burden that directly impacts residents' quality of life and even their ability to afford essential needs.
While mobile home living can offer an accessible housing pathway for some, the experience at Buckhead Mobile Home Estates, as described by its residents, appears to undermine the very benefits often sought in such communities. The rapid increase in lot rent, moving from $260 to over $500 in a relatively short period, suggests an unsustainable financial model for many working families and individuals. The heartfelt statements about choosing between medicine and rent, and the reported stress and resident exodus, are clear indicators that this environment is creating hardship rather than providing a stable home.
North Carolina law does not currently have rent control legislation for mobile home parks, though a 60-day written notice is required for rent increases. This means that while the increases at Buckhead Mobile Home Estates may be legally permissible, their severity, as reported by residents, makes the park financially precarious. The perceived management philosophy, focused on the "well-being" of their own families rather than residents, further suggests a potentially unsupportive environment for tenants.
Therefore, for North Carolina locals, particularly those on fixed or limited incomes, or anyone seeking long-term financial predictability in their housing, Buckhead Mobile Home Estates appears to be a highly unsuitable option at this time. The risks of escalating costs and the associated stress, as clearly articulated by multiple residents, far outweigh any potential initial appeal of its location in Fayetteville. Prospective residents are strongly advised to seek other housing solutions that offer greater financial stability and a more supportive living environment.
Customer Reviews
I have lived in Buckhead for seven years and the lot rent keep increasing. I paid $260, it increased to $290, then $360, next $434, now they are asking for $508. I can't believe how oppressed I have been just to rent a lot. No mother or father should have to decide between their asthma medicine or lot rent. If I continue to live here it is going to cost me my life trying to pay them and the healthcare system. I wish I would have never moved here!
The lot rent has increased to 497.00 for a single wide plus a 16.00 convenience fee, double wide has increased to 508.00 plus the convenience fee. Please be aware that this place will stress you out before you get to enjoy your home. Many residence are deciding to go ahead and move while another group has contacted David to sell their mobile homes. Remember they are in the business for their families well being not yours. Don't go broke paying someone for their lot, let the place go empty.
Was told prior to applying that they could get us in ASAP when we applied…Then applied, paid $25 for a non refundable application fee and told us to wait for a call back in 3-5 business days…those business days came and went, and never got a call back if I was approved or denied. Tried calling their office, those ladies run their own hours different than what they post on their door or website so, good luck. Even drove out there to meet them face-to-face and was told they need 200 applicants before they can call anyone back. Needs a 0/5 stars.
The neighbors were friendly people and I never felt unsafe. The park area is very nice for young kids and basketball court is popular with older kids/teens. The staff was friendly to me. Some neighbors are louder than others but still overall a pretty quiet neighborhood.
My husband and I have been living here for 5 years. Under the last ownership team the park was better than it is now. The new owners have promised better sercurity, plus. Well the new owners have FAILED!! This is a gated community when the gates actually work. There is NO Sercurity guards on site!! We pay for this each month. The lawn maintenance company that they have is worthless. I personally have to weed eat around our house, when we pay for this to be done. The office manager is fantastic,he truly cares for and about the property and it's residents. Otherwise I have nothing but negative things to say about this mobile home park.
