For many North Carolinians, the search for affordable and community-oriented housing often leads to exploring options like mobile home parks. These communities can provide an accessible pathway to owning or renting a home, often at a more budget-friendly price point than traditional housing. In Hope Mills, North Carolina, Town & Country Estates stands as one such mobile home park. This article aims to provide a clear, engaging, and informative overview of Town & Country Estates, specifically for local users in North Carolina who are considering this type of living arrangement. We will delve into its location, the general services typically found in such communities, and crucial aspects of the living experience as reported by residents.
The landscape of manufactured housing has evolved, with modern mobile homes offering a range of designs and amenities. The appeal of a mobile home park often lies in its blend of individual living spaces and a communal atmosphere. However, like any residential option, the quality of life within a community can be significantly influenced by factors such as management practices, resident relations, and safety provisions. Town & Country Estates, as an established mobile home park, has garnered specific feedback from its residents. Understanding these dynamics is vital for anyone contemplating making it their home. Our objective here is to present a factual picture, drawing directly from available public information and explicit resident reviews, to help North Carolina locals make a well-informed decision about whether Town & Country Estates aligns with their housing needs and lifestyle expectations. We'll explore the community's reported conditions and its accessibility within the greater Hope Mills area.
Town & Country Estates is conveniently located at 3931 Legion Rd, Hope Mills, NC 28348, USA. This address places the community within Hope Mills, a growing town in Cumberland County, North Carolina. Hope Mills offers a blend of suburban charm and accessibility to urban conveniences, making it an attractive area for many North Carolina residents. Its proximity to Fayetteville and other regional centers enhances its appeal.
The accessibility of Town & Country Estates is a key factor for its residents. Being situated on Legion Road means that residents have relatively easy access to local services and major thoroughfares. Essential amenities such as grocery stores, local retail outlets, various dining options, and basic healthcare facilities are typically within a reasonable driving distance in Hope Mills. Furthermore, Hope Mills' location within Cumberland County provides convenient access to the larger urban center of Fayetteville, which offers more extensive shopping, entertainment, and diverse employment opportunities. This blend of local convenience and broader regional access contributes to the practicality of Town & Country Estates as a living choice for many North Carolina residents.
Town & Country Estates, as a residential community designed for manufactured homes, typically provides a foundational set of services to its residents. These services are essential for the operation and maintenance of the park and for ensuring a functional living environment. Based on the common structure of mobile home parks, and with consideration for the resident feedback, the general services you can typically expect include:
- Lot Rental: The primary service provided is the rental of individual plots of land within the park where residents can place their own manufactured homes. This usually involves a monthly lot fee.
- Utility Connections: Access to essential utilities such as water, sewer, and potentially electricity and trash collection. The specific arrangements for utility billing (e.g., whether utilities are included in the lot rent or billed separately) would need to be confirmed directly with the park management.
- Road Maintenance: The upkeep of the internal roads and pathways within the mobile home park is a crucial service, ensuring safe and easy navigation for vehicles and pedestrians alike. The quality and frequency of this maintenance can vary.
- Community Management: An on-site or accessible management team is responsible for the day-to-day operations, addressing resident inquiries, and enforcing park rules. However, resident feedback highlights significant concerns regarding the professionalism and fairness of management.
- Common Area Upkeep: Maintenance of shared spaces within the park, such as entrance areas and any designated communal zones, falls under the scope of typical park services. The level and frequency of this upkeep can vary by community.
Town & Country Estates presents a deeply concerning picture based on the available resident reviews, highlighting significant issues that prospective North Carolina residents should be keenly aware of. These features, or rather, critical concerns, paint a challenging living environment:
- Allegations of Disrespectful and Unprofessional Management: The most significant and alarming highlight is the explicit feedback from a resident describing the owner, Irene Clodfelter, as "disrespectful, rude and didn’t care." The situation described, involving an eviction notice (verbal, without proper 30-day notice) and refusal to return paid rent, raises serious questions about tenant rights, professional conduct, and empathy from management. This directly impacts the fundamental sense of security and fairness for residents.
- Lack of Proper Eviction Procedures (Alleged): The claim of being "kicked out" verbally without a "30day notice" after paying rent is a severe allegation that, if true, would indicate a disregard for standard landlord-tenant laws and ethical practices in North Carolina.
- Unresponsiveness to Resident Needs: The direct quote "didn’t care we didn’t have no where else to go after I explain my situation" highlights a critical lack of concern for residents' well-being during a vulnerable time, which is highly unprofessional.
- Safety and Security Concerns: Another critical piece of feedback states, "They need security there patrolling. Safety should be always a priority." This indicates a perceived lack of adequate security measures within the community, raising concerns about resident safety and well-being.
- Community Warnings: The resident's lament, "Also ppl in the neighborhood tried to warn me but I didn’t listen," suggests that negative experiences with management or the living environment are not isolated incidents and may be widely known within the community.
- Potential for Unfair Treatment: The circumstances described – being evicted due to a breakup and being a pregnant individual – highlight a potential for arbitrary or discriminatory practices, which is a severe concern for any prospective tenant.
Regarding promotions or special offers at Town & Country Estates, no specific details are publicly provided in the available information. Given the very serious concerns raised in the resident reviews about management conduct, alleged improper eviction procedures, and safety, any discussions about promotions would be secondary to addressing these fundamental issues. Prospective residents in North Carolina are urged to exercise extreme caution and conduct thorough due diligence. If there were any promotions, they would likely be aimed at attracting new residents, but the reviews suggest significant underlying problems that would need to be directly addressed and verified by any prospective tenant.
It is highly recommended that any interested individual directly contact Town & Country Estates to inquire about all terms, conditions, and, crucially, to address the specific concerns highlighted in the resident feedback. It would be prudent to ask about:
- Current management policies regarding tenant relations and dispute resolution.
- The exact eviction policies and procedures, ensuring they comply with North Carolina law.
- Measures being taken to ensure resident safety and security, including any plans for patrols.
- A detailed breakdown of all costs, including lot fees and utility responsibilities.

Address: 3931 Legion Rd, Hope Mills, NC 28348, USA
Phone: (910) 424-2000
Mobile Phone: +1 910-424-2000
We strongly advise contacting Town & Country Estates directly via the provided phone numbers. Speaking with the management is crucial, but prospective residents should be prepared with specific and direct questions regarding the serious issues raised in the public reviews. It is imperative to inquire about tenant rights, eviction processes, and security measures. Given the highly negative and potentially legally problematic feedback, a personal visit and, if possible, conversations with current residents (not directly associated with management) are critically important for making an informed and safe housing decision. Prospective residents may also wish to consult resources on tenant rights in North Carolina before engaging.
In conclusion, Town & Country Estates in Hope Mills, North Carolina, presents a highly problematic picture for local residents seeking mobile home living. While its location offers access to the amenities of Hope Mills and the wider Fayetteville area, the overwhelmingly negative feedback from a resident regarding alleged unprofessional, rude, and unsupportive management, coupled with claims of improper eviction procedures and serious safety concerns, cannot be overlooked. The warning from other residents further amplifies these concerns.
For North Carolinians considering this mobile home park, it is absolutely paramount to prioritize personal safety, legal rights, and the ethical conduct of management. The provided reviews suggest that Town & Country Estates may not currently offer a secure, respectful, or legally compliant living environment. Prospective residents should approach this option with extreme caution, conduct extensive personal due diligence, verify all claims, and fully understand their rights as tenants under North Carolina law. Without clear, verifiable evidence of significant improvements in management practices, adherence to legal procedures, and enhanced security measures, Town & Country Estates, based on the available resident feedback, appears to be an unsuitable choice for those seeking a dependable and safe home environment in Hope Mills, NC.
