Smith's Mobile Home Park aims to provide a fundamental set of services that contribute to a manageable and comfortable living experience for its residents. Based on available information and resident feedback, the park includes certain utilities and offers some convenient amenities.
-
Water Service: A notable service provided by Smith's Mobile Home Park is the inclusion of water within the rent. This can be a significant benefit for residents, as it simplifies budgeting by consolidating a common utility expense directly into their monthly housing payment. It eliminates the need for residents to set up separate water accounts or worry about fluctuating monthly water bills, offering a degree of financial predictability.
-
Trash Collection: Similar to water service, trash collection is also included as part of the rent at Smith's Mobile Home Park. This essential service ensures that residents can easily dispose of their household waste, contributing to the overall cleanliness and hygiene of the park environment. The convenience of having trash services managed by the park further streamlines daily living for residents.
-
On-Site Lawn Mowing Service (Optional/Chargeable): The park provides an option for residents to have their lawns mowed by on-site personnel. While this service comes with an additional charge, it offers a convenient solution for residents who may not have the time, equipment, or ability to maintain their own lawns. This optional service can help maintain a tidy appearance throughout the park, benefiting all residents.
-
Management Presence: The park has a management presence that handles day-to-day operations, rent collection, and resident inquiries. While interactions with management can vary, the availability of a point of contact for park-related issues is a standard service for mobile home communities. Residents typically interact with management regarding rental agreements, maintenance requests for common areas, and adherence to park rules.
-
Rules and Regulations: Like any community, Smith's Mobile Home Park operates under a set of rules and regulations designed to ensure orderly living for all residents. These rules typically cover aspects such as rent payment policies, noise levels, maintenance of individual lots, and guest policies. While some residents might find certain rules restrictive, they are generally in place to maintain a harmonious environment.
It is important for prospective residents to inquire directly with the park management about the full scope of services, including any additional charges, specific utility arrangements (e.g., electricity and sewer, which are typically separate), and detailed community guidelines.
Smith's Mobile Home Park, while providing essential services, also has specific features and characteristics that define the living experience for its residents. These highlights, gathered from various accounts, offer a realistic perspective on what to expect.
-
Quiet Residential Setting: One notable highlight mentioned by a long-term resident is the general absence of "street nonsense," suggesting a relatively quiet and stable residential atmosphere. This implies that the park strives to maintain a peaceful environment, free from excessive disturbances typically associated with public streets. For those seeking a more tranquil place to live, this can be a significant advantage.
-
Included Utilities (Water and Trash): The inclusion of water and trash services in the rent is a definite highlight. This simplifies residents' monthly budgeting and reduces the number of separate bills they need to manage. It represents a tangible financial benefit and convenience for those living in the park, as these are essential utilities that can add up quickly if paid separately.
-
Rent Payment Strictness: A feature highlighted by a resident is the park's strict policy regarding rent payments. While this might be perceived differently by individuals, it indicates a professional approach to financial management. This strictness ensures that the park's operations are financially stable, which, in turn, can contribute to consistent service provision and maintenance. It also means residents can expect clear expectations regarding their financial responsibilities.
-
Helpful Entry Process: A positive highlight mentioned by a reviewer is the helpfulness of the lady assisting with the entry process. This suggests that the initial stages of moving into the park, including understanding terms and signing agreements, are handled with a degree of support and clarity, which can be reassuring for new residents navigating the complexities of relocation.
-
Community Management Style: While some aspects of the park's management style have drawn mixed feedback, the direct and present nature of the ownership is a defining feature. This can mean that issues are addressed directly by the owners, which, for some, might offer a more personal connection than large corporate-managed parks. However, it also means the personality and approach of the management significantly impact the resident experience.
It is important for prospective residents to weigh these features against their personal preferences and priorities for a living environment.
Based on the publicly available information and typical operations of mobile home parks of this nature, specific, ongoing "promotions" or "special offers" in the traditional retail sense are not commonly advertised. Mobile home parks like Smith's typically focus on providing consistent rates for lot rentals and may have standard policies rather than frequent, fluctuating deals.
However, certain operational aspects might be viewed as beneficial or a form of value proposition for new or existing residents, even if not explicitly termed "promotions":
-
Consistent Pricing and Included Utilities: The inclusion of water and trash services within the monthly rent can be considered a consistent "offer" that provides predictable monthly expenses, a valuable benefit for budgeting. This is often a selling point for mobile home parks that incorporate utilities into their lot rent.
-
Flexible Work-with-You Approach (on emergencies): As mentioned by a resident, in emergency situations, the owners "might work with you" regarding rent payments. While not a guarantee or a formal promotion, this willingness to be flexible under specific circumstances can be a significant advantage for residents facing unforeseen difficulties, demonstrating a degree of understanding from management.
-
On-Site Lawn Service Availability: While a charged service, the mere availability of an on-site lawn mowing service can be seen as a convenience offer, saving residents the time and effort of finding external services or performing the task themselves. This adds to the ease of maintaining one's property within the park.
For the most accurate and up-to-date information regarding any potential new resident incentives, current lot rental rates, or specific policies that might offer financial advantages, it is always recommended to directly contact Smith's Mobile Home Park management. They would be the definitive source for any short-term offers or long-standing policies that benefit residents.
For individuals interested in learning more about Smith's Mobile Home Park, discussing lot availability, or inquiring about specific policies, direct contact with the park management is the most effective approach.

Customer Reviews
Been living here since 2020 never had issues with any out in street nonsense. They have guys in park to mow for you but it is a charge for that. One thing is they don’t play when it is time for rent to be paid unless emergency now the owners might work with you just depends but that’s everywhere you don’t stay no where free. The water n trash is included. When I move I’ll still give good rating
The people that run the park are very noisy and try to control who can stay the night with you and also if you have kids the owners grand kids say bad words I don't even say. I don't recommend this place at all. The owner has one son that stays drunk and will knock on your door or side of your mobile home at the wee hours of the morning. Its just to much to deal with. The lady that helps you get in is very helpful and they work with you she has been very good to us but there is to much that goes on that they say they can't do nothing about.
The trailer park is well kept up. The owner works with the deposit if needed. She's a Christian lady and understands what having a hard time is. The park has changed from being rough and rowdy to calm and clean. Come check it out. Ms Vadis McDonald is the first lady to talk to about the rentals. She has other places for rent also.
When I signed the lease, I was promised they would run electrical for a washer and dryer and they reneged on that. Even without having a washer, they raised my rent $40 when my wife moved in citing “extra water usage.” One day I went to remove the cover from the panel box to look at it when my receptacles went out and I almost died when it blew up in my face. Still they blamed me and charged me for the damage.
I have been at night and that's usually how you can tell if it's bad. It wasn't. I felt safe and it's not trashed up. The people I did encounter were all real nice!!
