Cape Fear Estates About
For many North Carolina residents, finding affordable and stable housing is a key priority. Mobile home parks, also known as manufactured home communities, often present a viable and economical alternative to traditional stick-built homes or apartment rentals. These communities typically offer residents the opportunity to either rent a manufactured home or lease a lot for their own home, fostering a unique living environment that can combine a sense of community with personal space. This article aims to provide a clear and informative overview of Cape Fear Estates, a mobile home park located in Fayetteville, NC, for local users in North Carolina who are exploring their housing options.
A mobile home park is a specially designed residential community that provides infrastructure and services for manufactured homes. These communities typically offer individual lots with utility hook-ups, and may include shared amenities or common areas. The appeal of mobile home living often lies in its affordability, potential for a quieter lifestyle compared to densely populated apartment complexes, and a sense of neighborhood. However, like any housing option, it's crucial for prospective residents to understand the specifics of a particular park, including its management, maintenance practices, and resident policies. In North Carolina, there are regulations in place, such as the Mobile Home Park Act, designed to protect the rights of both residents and park management. This overview will delve into Cape Fear Estates' location, general services and features, and important considerations based on publicly available feedback, helping North Carolinians make informed decisions about their potential new home.
Cape Fear Estates is located at 2620 Cattail Cir, Fayetteville, NC 28312, USA. Fayetteville, a prominent city in Cumberland County, is situated in the Sandhills region of North Carolina. It is a vibrant and diverse city, well-known as the home of Fort Liberty (formerly Fort Bragg), a major U.S. Army installation, which contributes significantly to the city's population and economy.
The park's address on Cattail Circle suggests it's situated within a residential area of Fayetteville, likely offering a more suburban or neighborhood feel. Its location within Fayetteville provides residents with convenient access to a wide array of city amenities and services. These include numerous shopping centers (such as Cross Creek Mall), diverse dining options ranging from casual to fine dining, a variety of entertainment venues, and comprehensive healthcare facilities like Cape Fear Valley Medical Center. Fayetteville also boasts several parks, recreational areas, and cultural attractions, offering residents plenty of opportunities for leisure and engagement. The city's extensive road network ensures good accessibility to and from the mobile home park, making commutes within Fayetteville and to surrounding areas relatively straightforward. While specific details about public transportation directly to Cattail Circle are not available, the overall accessibility of Fayetteville means residents typically have various options for getting around. The proximity to Fort Liberty could also be a significant advantage for military families or those associated with the base.
Based on general mobile home park operations and insights from customer feedback, Cape Fear Estates would offer fundamental services essential for residents. However, the reviews highlight significant concerns regarding the delivery and quality of these services. Generally, a mobile home park like Cape Fear Estates would typically provide:
-
Lot Rental: The primary service involves leasing individual lots (pads) where residents can place their manufactured homes. This includes the designated space and access to utility connections.
-
Utility Hook-ups: Essential utilities are typically provided at each lot, which would include connections for:
- Water: Potable water supply.
- Sewer: Wastewater disposal system.
- Electricity: Power supply for the home. (Note: One review mentions a landlord saying they are "not obligated to put AC in the units," implying residents are responsible for their own HVAC, or that AC is not guaranteed as part of the unit rental).
-
Road Maintenance: Maintenance of internal roads within the park for access to lots.
-
Waste Management: Provision for trash collection, often through communal dumpsters.
-
Management Office/Contact: A point of contact for rent collection, inquiries, and maintenance requests. However, reviews indicate severe issues with responsiveness and communication, with reports of an "answering machine or you have to text and wait" and a lack of timely responses.
-
Maintenance and Repairs: As a landlord for rented units or for common areas, the park management would typically be responsible for certain repairs. However, customer feedback strongly suggests significant delays and unresponsiveness in addressing maintenance issues, with one review stating, "You have to constantly complain to them for anything to be fixed. When you call or try to reach them, they don’t respond til a day or days later."
It is crucial for prospective residents to thoroughly investigate the exact terms of the lease agreement, including what utilities are included in the rent (water is mentioned as included in one older review), the responsibilities for home maintenance, and the stated procedures for submitting and receiving responses to maintenance requests. The reviews paint a picture of significant challenges with the delivery of management and maintenance services.
Based on the provided customer reviews, identifying positive "features" or "highlights" for Cape Fear Estates is challenging, as the feedback is overwhelmingly negative regarding management and maintenance. However, it's important to present information factually. While not praised, the following aspects are mentioned or can be inferred, which might be considered features from a purely structural standpoint, though their execution is highly criticized:
-
Rental Opportunity: The park offers manufactured homes for rent, providing a housing option that might be more affordable than traditional apartments or homes for some individuals in Fayetteville.
-
Water Included in Rent (Historically): An older review mentions "Good Thing About Living there is That Your Water is Included. Its Cheap." If this policy remains, it could be a cost-saving feature for residents.
-
Location within Fayetteville: Being located in Fayetteville means residents have access to the city's amenities, shopping, dining, and employment opportunities.
-
Pet Policy: While not explicitly stated for Cape Fear Estates specifically, one review for a related "Cape Fear Townhomes" mentioned "Pets Welcome with restrictions," which is a common amenity in rental properties and could potentially apply here. However, this is an inference and not directly confirmed for Cape Fear Estates.
Critical Concerns / Negative Highlights from Reviews: It is imperative to also acknowledge the dominant "highlights" from the customer perspective, which are significant concerns for prospective renters:
-
Poor Management Attitude: Repeated mentions of "Horrible attitude from MISS V," "VERY RUDE & IGNORANT," "nasty attitude," and "man woman telling me she ready to fight" highlight severe issues with management's professionalism and customer service.
-
Unresponsive Maintenance: Consistent complaints about things "not be fixed" or taking "a day or days later" for responses, even for critical issues like "air & it was almost 90 in our trailer everyday," indicate a significant lack of timely and effective maintenance.
-
Communication Issues: Difficulty reaching management ("answering machine or you have to text and wait") and alleged refusal to provide corporate contact information ("she would not give me the number") are major red flags.
-
Aggressive Eviction Practices: The statement "will send you eviction notice for being 25 dollars short on rent" suggests a very strict and potentially aggressive approach to rent collection, contrasting sharply with their maintenance response.
-
Unlivable Conditions (Lack of AC): The very serious accusation regarding "93 degree units" and management stating they are "not obligated to put AC in the units" points to potentially unsafe or unhabitable living conditions, particularly in North Carolina's climate.
-
Pest Issues: An older review mentions "Bugs Were getting in.. Idk How!.. -I Later Notice Roach Eggs.. In My Counter Top."
-
Questionable Unit Quality: Mentions of "trailers get trashy" with "busted out windows" and unresolved "rust off my trailer" indicate potential issues with the upkeep and quality of the rental units themselves.
Given the strong negative sentiment, prospective tenants should exercise extreme caution and conduct thorough due diligence, including potentially speaking with current residents, before considering Cape Fear Estates.
Information regarding specific promotions or special offers at Cape Fear Estates is not available in the provided customer reviews or public data. Mobile home parks, like other rental properties, may occasionally offer incentives to attract new residents or retain existing ones. These could theoretically include:
-
Move-in Specials: Reduced first month's rent or waived application fees.
-
Referral Bonuses: Incentives for current residents who refer new tenants.
-
Lease Term Incentives: Special pricing for signing longer lease agreements.
However, given the extremely negative nature of the available customer reviews, particularly concerning management and maintenance, it is highly unlikely that promotions would outweigh the severe reported issues. Prospective renters are strongly advised to prioritize understanding the full terms of any lease agreement, the actual condition of the unit, and the responsiveness of management before considering any financial incentives. It is paramount to ensure that basic living conditions and tenant rights, as outlined by North Carolina's Mobile Home Park Act, are met.
For individuals considering Cape Fear Estates, it is crucial to attempt direct contact to verify information and discuss concerns. However, the reviews indicate significant challenges in reaching management.

Based on customer feedback, prospective renters should be prepared for potential difficulties in receiving a prompt or helpful response via phone or text, with reports of "an answering machine or you have to text and wait." Given the severity of the complaints, it is highly recommended that anyone interested also seek independent legal advice regarding tenant rights in North Carolina, and if possible, speak directly with current or former residents to get an unfiltered perspective on living conditions and management responsiveness before making any commitments. Documenting all communication attempts is also advisable.
Based on the overwhelmingly negative customer reviews, it is challenging to recommend Cape Fear Estates as a suitable living option for North Carolina locals, particularly from the perspective of a professional content writer providing factual and slightly promotional information. The severe and consistent complaints highlight significant issues that directly impact a resident's quality of life and basic rights.
While a mobile home park can offer an affordable housing alternative in Fayetteville, the reviews for Cape Fear Estates point to fundamental breakdowns in management, maintenance, and communication. Reports of a "horrible attitude" from staff, extreme unresponsiveness to maintenance requests (even for critical issues like air conditioning in high temperatures), alleged aggressive eviction notices for minor rent discrepancies, and difficulties in contacting management all paint a concerning picture. These issues suggest that the park may not uphold the basic standards of habitability and responsiveness that residents should expect and are often legally entitled to under North Carolina's landlord-tenant laws, including the Mobile Home Park Act.
For locals seeking a stable and comfortable living environment, the current public feedback suggests that Cape Fear Estates carries substantial risks regarding tenant satisfaction and well-being. While the Fayetteville location offers proximity to city amenities and Fort Liberty, these benefits are severely overshadowed by the reported operational deficiencies. Prospective renters in North Carolina are strongly urged to exercise extreme caution. It would be advisable to thoroughly investigate current conditions, verify all lease terms, understand their tenant rights, and consider alternative housing options in Fayetteville that demonstrate a proven track record of professional management, timely maintenance, and positive resident relations. The goal for any local should be to find a home that offers peace of mind and quality living, which, based on the provided data, appears to be a significant challenge at Cape Fear Estates.
Customer Reviews
You have to constantly complain to them for anything to be fixed. When you call or try to reach them, they don’t respond til a day or days later. Also, they will send you eviction notice for being 25 dollars short on rent but when you need something fixed, they don’t get to it in a timely manner. It’s not fair!!! AT ALL!!!!!
Horrible attitude from MISS V she has a mouth on her because she’s on a high horse VERY RUDE & IGNORANT!! Won’t let you talk because she thinks she has power kept yelling how many properties she has. Tries to talk louder than you because she thinks what’s she’s saying is right, said she not obligated to put AC in the units. DO NOT RENT HERE TAKE YOUR MONEY SOMEWHERE ELSE. I will post everyday until I get a call back. They don’t even have a number to call and talk to it an answering machine or you have to text and wait. She needs to Be FIRED MISS V IS NOT A GOOD REPRESENTATION OF THE NEW MANAGEMENT AT ALL ! Nothing will be done until someone’s Mother or Grandmother passes away in one of those 93 degree units!
Very unprofessional I had an appointment to talk to them at 1pm and nobody was there or called to tell me to reschedule. I called 3 times and texted them no call back or text back waste of time and space NEVER AGAIN!!!!!
Now ima be honest when I first moved in I didn’t like it so much here. Maintenance on the property when Time Out Communities was in charge was not good at all but ever since it’s been under new management it’s been a breeze they take care of you in a timely manner and make sure all your needs are met with the property. Ms. V does a good job staying on top of everything on the property and because of that I would 100% recommend.
I've been a resident here for 9 months and I'm happy being a part of this community. When I have a issue , a simple text message to the park number and a ticket is put in on my behalf . Maintenance has come to solve my issue same day on numerous occasions especially when a pipe busted under my home they came pronto. I've had the pleasure to work with with Ms. V when I need a extension and she was very courteous, professional and efficient. She ensures that the park is safe for the kids which is very important as a mom of 4 who children play outside. I'm happy to be a tenant out here in Cape fear :)
