  • Mobile Home Unit Rentals: The primary service involves providing mobile home units for rent, offering a complete living solution where residents rent both the home and the lot it sits on.
  • Water Included in Rent: A notable and highly appreciated service is that water utility costs are included as part of the monthly rent. This simplifies budgeting for residents and can be a significant cost-saving benefit.
  • Community Management: An office or management presence is responsible for administrative tasks, handling rental agreements, collecting rent, and addressing resident inquiries and concerns, as indicated by the mention of "the lady in the office" and "the receptionist."
  • Grounds Maintenance: Efforts are made to maintain the general appearance of the park's common grounds. While some lots might be unkempt, the "maintenance of the grounds was acceptable" according to one review, suggesting general upkeep.
  • Response to Maintenance Requests: While experiences may vary regarding speed or thoroughness (as seen with the rust cleaning request), there is an understanding that maintenance issues should be addressed by park staff, indicating a service for repairs on rental units.
  • Affordable Living Options: A core service is providing housing at a price point that is generally "cheap" or more affordable compared to traditional housing options in the Fayetteville area.

For many, this value proposition is paramount.

  • Established Presence: As an existing mobile home park on Gibson Street in Fayetteville, it represents an established part of the local housing infrastructure. This implies a history of operation and integration within the community.

It is crucial to acknowledge that resident experiences at Carolina Springs Mobile Home Park appear to be quite varied and include significant concerns, as detailed in one extensive review. These concerns include:

  • Intrusive Management Presence: A former resident strongly disliked being "watched constantly by the lady in the office," noting she "rides through before and after work and even in between her lunch break." This suggests a level of monitoring that some residents may find uncomfortable.
  • Pest Issues: Reports of "bugs getting in," "roach eggs on my counter top," and concerns about "deers" and "foxes running around at night" indicate challenges with pest control and wildlife interaction.
  • Maintenance Delays/Unfulfilled Promises: A specific complaint about unfulfilled promises regarding "cleaning rust off my trailer" and a dismissive response from maintenance ("yea... we been busy") highlights potential issues with responsiveness and follow-through on property upkeep.
  • Unaddressed Home Issues: The sensation of "someone walking in the trailer" suggests potential structural or pest issues that caused discomfort.
  • Unprofessional Interactions: Reports of "old guys hitting on me" at the mailbox indicate a lack of intervention or awareness regarding resident safety and comfort in common areas. Separately, a "rude and short" receptionist was mentioned, which can impact initial impressions and ongoing resident relations.

These contrasting points mean that prospective residents should conduct thorough due diligence.

Specific, publicly advertised "Promotions or Special Offers" for mobile home rentals at Carolina Springs Mobile Home Park are not commonly detailed in broad public listings. Rental properties typically have dynamic availability and pricing based on demand. However, prospective renters are always encouraged to directly contact the park management to inquire about any current incentives. These could potentially include:

  • Lease Term Incentives: Discounts might be offered for signing a longer lease agreement (e.g., 12 months vs. 6 months).
  • Referral Programs: While not specified, some communities offer benefits to current residents who refer new tenants.

The most reliable way to learn about any current promotions or special offers is to directly call Carolina Springs Mobile Home Park. During your inquiry, you can ask about available units, current rental rates, and any special deals they might have. A direct conversation with their office staff will provide the most accurate and up-to-date information for your housing needs. I Stayed A Year! .. My First Place Ever. BE PREPARED TO BE WATCHED CONSTANTLY BY THE LADY IN THE OFFICE. She rides through before and after work and even in between her lunch break. I couldn’t stand it. Umm Not Only Is The Deers a Issue For Me but also There Are Fox’s Running Around at Night. Bugs Were getting in.. Idk How!.. -I Later Notice Roach Eggs.. On My Counter Top. -I Lived Alone. Somehow It always sounds like someone was walking in the trailer. It was somewhat scary for me. -I Was told when I moved in that they would clean rust off my trailer in the summertime... I Waited after the summer then ask The maintenance guy when can they clean it because it Doesn’t Look Nice. At ALL. He replied yea... we been busy. -Every time I would go to check my mailbox There would be old guys hitting on me. Good Thing About Living there is That Your Water is Included. It’s Cheap.

When I called to get some information on the unit, the receptionist was rude and short. I think that what they are asking for rent they should offer a little more. But overall the park was nice and clean. There were a few lots that were unkept, but the maintenance of the grounds was acceptable.

The office manager is nice but lacks training, organization and professionalism skills. She provides costly misinformation. Despite good intentions, she serves poorly as a liaison for tenants and the corporate office. Contacting the corporate office is an unsuccessful challenge

I stayed in the trailer park the over all trailer was ok. But the landlord was rude using cursing and just over all mean. When problems occurred with the trailer and I had to go over her head to corporate she would not give me the number. I went to google and got the corporate number myself. Mrs.Campbell is a nasty women when it comes to customer service she uses the maintenance man as her spy so if u move watch out for him.

Owner has a very nasty attitude. Was very rude. I was told i had to buy my own fridge and that when i left i had to leave it. I have never rented a place where i had to buy my own fridge. That just blows my mind. Then when i leave i can't take my fridge with me?? Are you crazy?? I have to leave it?? And your not going to give me nothing for it?? Woman done lost her mind. Was deined based on my criminal background. Hard to believe that nobody staying out there has a record. They have the nicer trailers near the office but as you drive thru the trailer get trashy. Some have busted out windows. Would not recommend.
