The decision to choose a mobile home park involves considering various factors, including location, cost, community environment, and the quality of housing and management. Manufactured homes themselves can offer a sense of independent living and often come with a lower entry price point compared to other forms of housing. Features / Highlights
Based on the provided customer reviews, the "features" and "highlights" of Lafayette Mobile Home Park appear to be primarily functional, relating to its basic existence as a mobile home park in Fayetteville. However, the overwhelming sentiment from the reviews points to significant areas of concern rather than positive highlights for residents.
In a typical mobile home park, highlights often include:

Community Living (potential):
Conversely, the "features" that have been highlighted by former residents as negative points and significant concerns include:
Persistent Maintenance Negligence:

Based on the provided information, the most prominent "features" of Lafayette Mobile Home Park, from a resident's perspective, are the significant and unaddressed maintenance issues and concerns about management responsiveness, rather than positive attributes that would typically be highlighted.
Promotions or Special Offers
Mobile home parks typically do not offer "promotions" or "special offers" in the same way a retail business or apartment complex might, particularly for long-term lot rentals. Their primary appeal usually lies in the comparative affordability of lot rent and the opportunity for mobile home ownership. However, in the case of Lafayette Mobile Home Park, the provided customer reviews do not indicate any positive promotional activities or special offers. Instead, the focus of the feedback is on significant issues related to living conditions and management practices.
Based on the given information, there are no "promotions or special offers" that can be factually presented as a benefit for prospective residents. The concerns raised by former tenants regarding high PWC bills due to faulty wiring, issues with unfinished homes at move-in, and alleged broken promises regarding eviction, suggest that any financial considerations would likely be focused on the baseline costs of lot rent and utilities, rather than additional incentives.
In a typical, well-regarded mobile home park, a "promotion" might implicitly be:
Competitive Lot Rent:
Included Services:
Given the strong negative sentiment in the provided reviews, it would be inaccurate and misleading to suggest any promotional offers. Prospective residents should primarily focus on thoroughly vetting the property, inquiring about all costs, and seeking current resident feedback directly, rather than expecting any special deals. Any inquiries about pricing and terms should be made directly to the park management.

Conclusion: Why this place is suitable for locals
When considering mobile home parks in North Carolina, and specifically Lafayette Mobile Home Park in Fayetteville, it is essential for local residents to weigh all available information to determine suitability. While mobile home parks often appeal due to their potential for affordability compared to traditional housing, the experiences of previous residents at Lafayette Mobile Home Park highlight significant concerns that directly impact its suitability for locals.
The primary reason mobile home parks might be considered suitable for locals is typically the promise of more accessible housing costs. Owning a manufactured home and renting the lot can offer a pathway to a sense of homeownership that might otherwise be financially challenging. However, the reviews for Lafayette Mobile Home Park indicate that while the initial cost might seem appealing, the long-term financial burden can be high due to issues like "faulty wiring which caused my PWC bill to be 500 every month," which quickly erodes any perceived savings. For locals trying to manage their household budgets, unexpected and high utility costs due to unaddressed infrastructure problems are a major deterrent.
Furthermore, a crucial aspect of suitability for any local community is the quality of living environment and the responsiveness of management. Residents want a safe, healthy, and well-maintained place to live. The reviews explicitly detail prolonged issues with unaddressed maintenance, including "leaky toilet and sinks," "crack in the tub," and a significant concern regarding "mold" that management allegedly failed to address despite having "a 2 month old and 4 year old in the home." These are not minor inconveniences; they represent severe compromises to health and safety, making the park potentially unsuitable for families, especially those with young children or individuals with health sensitivities. The reported "infest with roaches" further detracts from any sense of comfort or hygiene.
The alleged practices regarding move-in conditions, such as homes being "not completed" or missing appliances, and issues with eviction processes despite prior agreements, suggest a lack of professional management and tenant care. For North Carolina locals seeking a stable and fair housing situation, such experiences could lead to significant stress, financial loss, and negative impacts on their rental history.
In conclusion, while Lafayette Mobile Home Park might exist as a housing option in Fayetteville, the detailed accounts from past residents raise serious questions about its suitability for locals seeking a comfortable, safe, affordable, and well-managed place to live. The reported long-standing maintenance issues, potential health hazards, and concerns about management's responsiveness and practices mean that prospective residents in North Carolina should exercise extreme caution, conduct thorough personal inspections, and seek independent advice before considering Lafayette Mobile Home Park as their home.
Customer Reviews
I was here for seven years and was not pleased with them.at all. I'm gone now but it took a year to fix a window. The master room bathroom I never used it had a crack in the tub since I been there and faulty wiring which caused my PWC bill to be 500 every month. Leaky toilet and sinks. I had to try and fix it myself but yet want they rent on time. Then what really did it was I lost my job due to a shutdown so I told them I would pay everything when I find a job well I found one but when I was almost done with paying them they put us out and when I was promised no eviction if I left with cleaning up so I kept my bargain but they didn't and put it on my records. I would never go back to this trailer park anymore and wouldn't recommend it either. Paying almost 1000 for a trailer is crazy
We moved in November of 2022. Not only did they make us wait 3 weeks because the said the were “renovating” the home. Not only was the home not completed when we moved in, not to mention no stove was in here, the house is infested with roaches, multiples leaks in the home and we’ve been dealing with mold we have let the front office know about the mold in our home for over a month now, I have a 2 month old and 4 year old in the home and all the keep saying to us is it’s too expensive to get the all the windows fixed. But yet they expect the rent to be paid on time and try to threaten us with eviction but they have failed to even get this mold situation taken care of knowing we have children in our home. Do not rent here they do not care about the homes that have been here they are just worried about brining new ones in.
Lively neighborhood lots of kids and families which is a pro. Unfortunately I had to come back to change my rating. The property manager herself she is kind. However she allows her assistant Rita who will answer the phone majority of the time can be very rude; lacks social skills and professionalism. On several occasions she has been very disrespectful when I'm calling to follow up. When you call several times to update or follow up with the property manager with questions and answers. She will tell you to call only one time that "Shannon is a very busy woman you can't keep calling. Next time you call I will not answer your call or I will only take a message". Email is better but may take a week or so to respond back . If your a veteran and going thru a housing crisis and have any form or anxiety or PTSD, brace yourself because this process will be triggering but worth it to find your home. Don't let people get in the way of your blessings.
I live here in Lafayette Park, and the changes that have been happening out here are great. Ms. Shannon is Awesome at what she does. If you have any questions or concerns, she is right there to help you with any situation you may, or may not have. Ms. Shannon has only been here a short time, but in the short time, she has managed to fix the problems that us tenants have been having for a long time, and now we have someone in office that cares about our well being. We as tenants need someone like Ms. Shannon here who can handle the work and don't take no B.S. from nobody, and she is very good at her job. We are so fortunate and lucky to have someone with her knowledge and expertise and consideration at this site. Keep up the good work Ms. Shannon.
They have really made great changes and the new park management is a breath of fresh air. Easy to work with! I haven't had any issues , I been here for 6 months now. I also see a lot of new homes coming in.
